    You have to check your state law, some cities may have restrictions but state law preempts city law and like Tennessee says you can’t discriminate based on one or more sections built in a factory and can be placed anywhere a site built home can

    Thanks for reaching out and connecting. The short answer is yes, however it definitely depends. I can count on one hand how many mobile homes I have purchased from a wholesaler in the last few years. However occasionally wholesalers do bring us decent opportunities. Most times the homes are overpriced and I have to negotiate them down even further. However sometimes it does workout. I can say with 100 percent certainty that most of our deals are purchased directly from the owner - occupants that are selling the home or park managers for one reason or another.     Thanks for watching and commenting. Congratulations on purchasing this home. I like the idea of you creating that small mobile home park. Keep in mind that while it may look like a mobile home park if it is not permitted as a mobile home park then it is not technically a mobile home community. This means that in the future if the rules and zoning changes then your community of homes may be required to change or as they become damaged or destroyed you will not be able to replace them with different mobile homes. However it definitely will still likely cash flow you a great deal when you put good folks into the homes. Additionally, if you go to sell this property with multiple mobile homes on it it may not sell for nearly as much as a permitted mobile home park would sell for. With all of that said I have not had any issues with the fema homes I have purchased. They may be built slightly with less craftsmanship than a traditional manufactured home, however mine have held up nicely with multiple tenants inside. People will say that fema homes contribute to cancer by releasing formaldehyde however these same materials that give off formaldehyde can be in single family houses and newer manufactured homes as well. The problem is when any homes sit for a long time and bake in the sun. Fema homes often do sit for a long time in different locations while they are waiting to be deployed for emergencies. This can cause gasses to be released, which again can happen in most properties that sit for too long. However to answer your question again, make sure you inspect the home properly yourself however just because they are fema homes I have not had any extra issues with mine.     Thanks for reaching out and connecting. My answer will vary depending on if you are an individual mobile home investor, or if you own a mobile home park or apartment complex. However if you are an individual mobile home investor I would encourage you to check out tenantcloud, avail, and turbotenant. However, like I mentioned in the video you should absolutely make sure to call landlord references and verify job history and income yourself by calling the current employer. This is a very short answer however I hope that it helps and makes sense. Any follow-up questions never hesitate to reach out any time.

    Which variety of Kilz and latex based paint did you use and how did they last after two weeks of use?

    Thanks for commenting. The kilz brand used was the original oil-based variety. I find that the oil-based covers better and does a much better job at blocking out smells and stains. In the video I waited about a week before peeling off the tiles. I have another video coming out in about six months that will be on the same peel and stick floor tiles and glue after about one year's time. These have been sitting in my garage at different temperatures to simulate a vacant mobile home. Already start to see that some of the tiles are popping off and not sticking at all.

    I am in the process of changing the Situs address to my manufactured home. The physical and Situs address do not match up. The application I'm filling out is asking for DECAL/License # and HUD LABEL. My question is, what is the difference between these two? I know where to find the HUD LABEL but what is this DECAL/License #?

    Thank you for reaching out and connecting. Understood about the physical address not matching the address listed in the state's record or on the title. This definitely happens from time to time as mobile homes are moved without properly informing the state or county that the home is being relocated. The hud label number can be found on the back of the home on the actual hud label itself. Some states will have a decal each year to show that the home has paid the yearly registration. This is supposed to be put on the front of the home so that someone working for the tax department can drive by and see that a current year's decal has been paid and is placed on the front of the home. This can usually be seen from the road as someone is driving by. However your home may not have a decal as it may not be properly registered for the current year. I am just curious if there is a difference between the License# and HUD label, because the SITUS Address change application is asking for both.     Understood and agreed. Exploiting desperate renters is not a moral or legitimate business. However there are plenty of companies around the world that operate for a profit and if renters are not able to pay then they are not able to stay. Every one of us investors needs to be able to look at ourselves in the mirror at night. I personally know the value that I am bringing to both sellers and buyers when I invest in mobile homes. Likewise, Rod gives very good advice to homeowners and sellers. Rod also has made concession after concession to help homeowners over and above what he has had to do. Rod truly cares about the people he is helping, like almost everyone on this channel. Sellers are only going to do what makes financial sense to them. Instead of losing a mobile home or giving it away free to the park many sellers decide to sell to us. If you are making judgments about somebody that you do not know then I would encourage you to not assume you know what is in their mind or hearts. Thanks again for commenting.     @@MobileHomeFormulaI judged who? I noted the lack of strategic thinking or scalable intelligence. Making a profit no matter the size is not the issue. Neither is ethics. Mobile homes have a stigma hence the profitable niche. My point was that it’s not a business, it’s a lifestyle choice for the “investor.” You’re a life coach and a obviously good one at that.

    Very good question. Non-pressure treated wood may get you through one year in most areas of the country. However this was filmed in Arizona where things are significantly drier. Non pressure treated wood will typically last a couple years. Pressure treated wood should be good for around 4 years or more in my experience. However if it is a very wet area then it may only last a couple of years. Hope this helps and answers the question.

    Thanks for commenting. Things first, great job having those mobile home notes for sale. I hope that you are able to put good people into the homes and they are happily paying monthly. Great job getting this done in the first place. I would encourage you to advertise that you have notes for sale on all of the different note buying groups on Facebook as well as biggerpockets. Most of the time we are selling notes they are purchased from non active real estate investors. These are folks that want to create passive cash flow without putting in any of the work. With that said, sometimes you will need to back the note and help the note buyer should the resident stopped paying and the note buyer needs help filling the property again.     Extremely true! At first this was a sad realization for me, however then I realized this is just the way that it is. It is better to know reality and prepare for it then hide from it or pretend it does not exist. Good handy men and contractors are out there, however we have to find them and cultivate these relationships. In another video I talk about my “deal breaker questions” before I ever hire handyman to work in my properties. If they do not pass my tests then they do not get the job.     How often do you find a mobile home for FREE that doesn't have to be either moved, or completely rebuilt, or both? I lived in a mobile for more than 20 years. In a park that went from privately owned to a resident owned coop. If you have a good park and neighbors, it can be a good life. I had a big choice to make. I could put a lot of money into my MH to fix it up to livable or I could buy a new house. I thought about replacing my MH in the park but would still be in the park. If I was going to move, I wanted it to be onto my own land anyway. My MH was in terrible condition infested with mice and I still got 10K for it. My buyer could build a new home under the metal roof I had just put on.

    Thanks for reaching out and connecting. Great job selling your mobile home for $10,000 even though it needs so much work. You were able to get that price because somebody was willing to pay that price. You were also wise enough and had the time to put the home on the market. We are picking up mobile homes for $0 in rural areas as well as in hotspot metro markets even in California and Arizona. However I do not like to say free as usually the homes do need some rehabs or the people are behind on payment significantly. On average we are usually purchasing every one in 10 homes for a zero price. This is just the tip of the iceberg when it comes to this topic. Great job again selling your home and I hope you find another place to live that you love and the neighbors are friendly.

    Thank you for reaching out and connecting. Many real estate investors and mobile home investors will wholesale mobile homes. Like you likely know, this means that the buyer will provide the purchase money to not only purchase the home from the seller but also pay the investor a couple dollars as well. With a consignment the paperwork is a bit different and also it is the seller that knows how much we are profiting in the deal. Usually with a traditional wholesale the buyer will pay an assignment fee which is an assignment of contract. Usually the buyer is the one to know how much the investor makes as profit. However with a consignment the seller is the one that happily knows how much we are making and they are glad to have us helping. This is just the tip of the iceberg when it comes to this topic however if you have any follow-up questions please never hesitate to reach out any time.

    We recently purchased property with a trailer on it. I’m pretty positive that it’s an old FEMA trailer. The doors are hollow. The back door has a glass window in it (I changed to plexiglass) that I would like to hang a curtain. Tried blinds. Igor a crazy light curtain rod and tried everything from screws to gorilla glue thick tape. Nothing will work on this door. Please help me!!!

If those FEMA trailers are kept in good condition and kept watertight, they will last for many decades to come. I think your question is about how to cover up this back door window. If this is correct than I would encourage you to perhaps use some window tint on this window. This way it will significantly cut down on the sun coming in but you will also still be able to use the window. You can even get some mirror reflective tint that will make it difficult for anyone to see in, however you will be able to see out with little problem. I hope this helps and answers the question.     We are trying to buy a mobile home on land, and the title company is requesting vin, only thing we can find is the serial #. And they said this doesn't help? any advice?

    Thank you for reaching out and connecting. In all of my experience a mobile home will typically either have a serial number or a vehicle identification number. In my experience they are interchangeable. I would provide the serial number to the title company as the VIN. I hope this helps and allows you to close. Many years ago, within a very short period of time as a real estate investor I discovered that the folks that look the poorest may oftentimes be some of the most wealthy people in the room. I certainly did not understand this back at that time. I would encourage you to listen more to what people are saying versus judging them by their appearance. Sometimes the best looking folks know the least. In order of importance I care about doing the right thing, helping others, being an expert in my field, and continuing to grow multiple profitable businesses. I will keep my hair just the way it is and continue helping others and investing in extremely profitable mobile home deals and parks.

    @@MobileHomeFormula I completely understand the appearing poor . it's a chapter talked about in the Millionaire next door and many other examples I have seen in life. But if I have a glaringly large booger hanging from my nose I would like somebody to inform me. Hey brother , if you like your booger that much keep it. Some forms of humility are also prideful. The Emperor was naked ! Take constructive criticism ; not as an insult but as a form of bettering ones self. Which is what we are both trying to do. Best to you !     Your comment is just an insult masked behind the guise of “constructive criticism” . I always thought John’s hair was awesome, there is definitely nothing wrong or unprofessional about it. I think you need to rewatch the video and actually try to absorb the information instead of being distracted by hair. Perhaps you need to work on staying focused. I have also received comments about my hair. Normally just a simple “cut your hair!” With no reasoning or further explanation given. I’ve noticed people often feel the need to make rude comments when someone has a different or unique style to them. Maybe we should all get crew cuts and be all the same. Would love to see what your hairstyle is Curt, I’m sure we can find some constructive criticism for you as well.

    Hey John, do you ever do flat rate listings on MLS to sell mobile homes in a park? I struggle finding buyers when wholesaling.

    Thanks for watching. In many states personal property mobile homes are not supposed to be listed on the MLS, however you will sometimes certainly find them as people do sneak them in there. You will absolutely find more cash buyers if you are able to put a mobile home in the MLS, however when wholesaling personal property mobile homes we typically will not advertise them in the MLS unless; we are a licensed mobile home dealer or a licensed Realtor, and the price is over $45,000 or so. In most areas around the country if you are wholesaling or selling a personal property mobile home then Facebook marketplace may likely find you a buyer under this price point. However over $45,000 or so it may be helpful to be listed in MLS or my state MLS, which is a different type of MLS that allows a licensed person to advertise personal property like individual mobile homes. Keep in mind that if there are not a lot of buyers reaching out to you, and you have the home advertised well, then the market may be trying to tell you something. You may simply have the home overpriced and people are not looking to pay what you are asking. I hope this answer helps somewhat.     My mobile home is pit set and they put skirting under the mobile home and it is rusting. What is my solution?

    Thank you for reaching out and connecting. I am curious what this looks like. If the skirting is simply underground then it is likely not doing much in the way of supporting the mobile home or keeping animals or the weather. You may likely be able to simply remove this skirting that is underneath the home. If the skirting is somehow holding the earth back or keeping out animals then you may want to replace this, however my opinion would be to either let it remain as it is or replace it with new metal skirting at a substantial cost.     Great advice! Ask me how I know. Watch out for guys that smash yank and tear it apart. Glass and trash left everywhere. Damage to water supply sewer hook up, neighbors fence...etc.

    Thank you so much! I’ve been procrastinating doing my bathroom floor for 4 months since i bought the peel and stick tiles, bc I wanted the best installation method. When I ordered the tiles I ordered the exact primer you talked about. I’m not sure if I followed at the beginning… did you use the primer or not? Im going to use the liquid nails since I can buy locally and not wait on delivery, but don’t know if I should use the primer first since I already have it and too late to return.

    Thanks for watching. Yes, in most areas around the country a 1977 mobile home can be moved. However just because it can be moved, does not mean you will find a mover that will move the home for you. This is because some movers in certain locations around the country may be booked out for many weeks and only may want to take easy to move mobile homes. Or perhaps a mover checks out your 1977 home and realizes that it is too brittle, heavy due to adding flooring or heavy roofing, or has been added on to with extra built on rooms and therefore very difficult or sketchy to move. However yes, around the country most movers will be able to get a permit to move a 1977 home. I hope this helps and makes sense.     Hello John ! I’m related to case number 4 no title , no right owner! The DMV wants me to fill out an application for insufficient evidence of ownership, so the state can decide if they will grant a title to my name! But, I’m afraid they will contact someone down the title line and claim it! I bought the Mobilehome in Utah! The last person who lived in the unit has pass away , his father has all the legal right to decide on this Mobilehome! When I went to the dmv I have found his son name was not showing on the as the last owner on the title! Last owner showing on the dmv records went back to 2003! 20 yard ago! Thanks again

You are definitely right that the state may contact a previous person that does speak up for the mobile home. However make sure to keep all of your paperwork that you have, as well as all of the receipts that you have paid for lot rent and repairs to the home over the years. I would encourage you to push forward in order to obtain clear title. In most of my experience the previous people do not want anything to do with the personal property mobile home. Then again, if you do not have to push for obtaining clear title then you may not want to. However it typically is better to have clear title if possible. I do not believe this answer helped too much however I do help it points you in the right direction.     You're doing it wrong. NEVER sell a mobile home in a park for a 5-year term. Sell the mobile home on a 20-year term with a clause the home can not be moved until paid in full. That locks the home buyer into lot rent for 20 years instead of 5 years. It also makes the home more likely to sell fast because the payments will be a lot lower spread out over 20 years. You need to understand your renter demographic, If someone lives in a mobile home they need very low payments, they're borderline broke. As a mobile home park owner, NEVER own a mobile home, it's a liability and expense (taxes, maintenance, insurance, etc...) sell all of the mobile homes that were included in the park purchase ASAP.

Over the past 22 years I certainly have gotten to know the renter demographic and the rent to own demographic pretty well. For my first five years of selling homes on payments I would receive all of them back. That is because people that are looking to purchase mobile homes rent to own will not want to stay in an older mobile home and pay for 20 years worth of payments. Perhaps if the home is absolutely brand new then they may wish to stay in the property for this time however otherwise it is a pipe dream. Rent to own buyers need to see the payoff in 10 years tops if it is a mobile home in a park. Otherwise you are going to have your tenant buyers defaulting on you eventually. Some investors may actually prefer this. Some investors may wish to set their buyers up for failure versus success. You may have people agree to stay in the home and pay for 20 years however they absolutely will leave sooner than that. At this point they either need to pay you off, sell to someone else, or bail and simply disappear. Again if you are selling a brand new mobile home in a park that is easily over $100,000, then selling for 20 years does make some sense with a good down payment. However if you are selling a $40,000 mobile home in a park then selling for 20 years is definitely a recipe for getting the home back after the buyer has defaulted once they understand the mistake they made by agreeing to pay for twenty years. I hope this makes sense to everyone reading. We certainly do want to make a healthy profit as investors, however we do not have to trap people into 20 year notes that they will not pay. If you do own the park then you can have various language in your lease or a separate agreement for them to keep the home in the park for X number of years. I hope this helps.     @@MobileHomeFormula It's simple, make the down payment high enough that the buyer won't walk away from their paid money. Another tactic is to give the buyer a monthly summary receipt of their payments for the previous years, so for instance, the average US federal tax refund is $3,000, that's the downpayment. Say the the home is $25,000 minus a $3,000 downpayment with $212 per month loan payment (10%) for 20 years. The 12 month loan summary in the buyers hand shows, $3,000 + $2,544 in monthly payments and totals $5.544 in first year money spent on the loan. This monthly reminder of how deep the buyer is into payments is a psychological connection that constantly reminds the buyer they are invested in that mobile home. Don't make it seem like a trap make it seem like progress in your wording, congratulating them on that investment. The end of the second-year receipt summary would be $8,088. The point here is, that someone living in low-cost housing is less likely to walk away from $8,088. Make the first 3 months of lot rent be free to get buyers interested because a full tax check in payments is a big deal. They will not walk away from $3,636 on the 4th month so there's no chance they will try to get free rent and leave. Again, keep giving them accumulating money invested summary those first 3 months. This can all be done in a Google spreadsheet for free.

    I put down peel and flooring in a bathroom as a temporary fix until i have time to do a proper subfloor tear out new tile and walls. Basically full on gut. Most of the tiles stuck great wxcept for the ones near/under the toilet. I cleaned all the flooring using tsp and made sure old adhesive dust etc were gone. I suspect the subfloor near/under the toilet despite looking and feeling dry has a high moisture content. I have a tube of gorilla glue basically their liquid nail equivalent that says it can be applied underwater i doubt that but I'm hoping it works at least well enough to hold over for a while. Any thoughts?

    Thank you for reaching out and connecting. Thank you for explaining this situation as this certainly does help me understand your situation a bit better. Depending on your subfloor this may be more of a particle board type of subfloor. This will mean that the sticky glue on the tiles will not be able to adhere to the floor as well since it has puffed up or is slightly decomposing due to being moist day in and day out for some time. The liquid nail should hold down the tiles for a bit longer, however eventually this will likely peel up as well. Once the wood is damaged by water it typically needs to be removed and replaced eventually. However I do hope that the liquid nail helps for a while.     I have the HUD Label (the metal label outside of the mobile home) How can I find its VIN number? I cannot take out a title because I have no VIN#. The mobile home was bought as part of the land I bought.There was no seperate bill of sale. So now That I refirbished it the county is asking for a title. I NEED HELP! Previous owner has no vin# no infor

    Thank you for watching. Very glad you were able to find this hud label on the back of your mobile home. Definitely check out the Ibts.org website to try and order a report with the mobile homes Vin or serial number attached. This hud label number is a specific number registered to only this mobile home. Through this website listed above or by contacting HUD you should be able to track down this specific mobile home. You may be able to contact your state's manufacturer home titling department to ask them if they can do a search of the mobile home just off of the HUD label as well.     Sucks because it goes both ways unfortunately investors and homeowners aren’t as honest as you are they like to take advantage of labors so 10 to 20% deposit with a contract should suffice
