Grant Keys Properties

I flip houses alone, at record low cost, with lasting durability!!! I break down big projects into little task. I use basic tools and gear and I’m creating project playlist of all the problems that you may come across in a real house flip. So that you have a solid reference guide at hand. Everything is documented in order, one problem at a time, one property at a time. I want to save people lots of money💰💴!!! While opening minds to new ideas. Viewer discretion advised⚠️I’m not an anything. Always hire a professional 😉 😉

A full duplex project is documented here, up to current day!! Over 250 videos. Lots and lots more coming also, so follow along!

Maple house, conversion to a duplex project! Up to current day!! The 2nd full property documented on my channel! 50 videos so far and lots and lots to do! So follow along!

    I dont know where this is, but in the state I live in, use of bare steel unprotected pipe was disallowed starting in the late 1960's or early 1970's. And the ditch had to be at least 3' from the foundation of the house or building. 18" minimum depth using poly pipe using prefabricated risers at each end to bring it above ground.

  • @GrantKeysProperties
    @GrantKeysProperties8 күн бұрын

    @@billbraniger2306 Of course if you hire somebody you will have to do the new codes. If you buy an old house and you own it, you can fix it just as it was before. It would be grandfathered in as is repaired. Plus this is not unprotected steel. The steel if you watched my other gas videos all in order you will see that it was painted three times and pressure checked also by the local gas company was placed a green sticker on my meter. But yes calling a pro will cost a toe.

    Wow! Please people do not listen to this imbecile. I am an asbestos inspector and this guy is giving you dangerous info. Asbestos removal is done in a contained environment with negative pressure machines and proper PPE not by holding your breath. One of many problems with this jokers video is the potential release of asbestos fibers that travel airborne in a non controlled environment. Please everyone unsubscribe from this quacks channel and do not hire this guy if you value yours and your family’s health

  • @angelofbliss

    If asbestos is so dangerous , that’s means ppl have been dying from the wind blowing on it every day. Looks like he did the right thing getting rid of it. Why don’t all theese inspectors send him free safety gear instead.

  • @GrantKeysProperties
    @GrantKeysProperties11 күн бұрын

    Your right, it’s much safer gone and if they gave me gear they wouldn’t be able to charge $20,000 to remove it anymore and do the same thing I did anyway, with a space suit on. It’s mostly dangerous if you cut it with a saw and make lots of dust in a tight space or something and just stay in there all day or do insulation clean out or blow in back in the day before they knew it was bad to eat it lol It is dangerous but come on lol this here is a lunch break project with a clean breath hold before a 10 second tare out. I’ll save the $20,000 If I can make the world a safer place for $0. Thanks for reaching out!

  • @GrantKeysProperties
    @GrantKeysProperties22 күн бұрын

    Good question! Thanks for reaching out. From my experience, I’ve used it on so many things and places. I’ve never had a single issue. The stuff is like incredible. In comparison to any old school stuff, pvc, copper, pcvc, galvanized. I think its pressure is the same or better. People say stuff on my channel and I laugh because I do what works or I would not do it but there again, I realize everyone has an opinion. This is mine and I love it. Super easy also and I’m never going backwards!

  • @TOOL_TECHNICAL
    @TOOL_TECHNICAL22 күн бұрын

    @@GrantKeysProperties i hear ya, I try to steer people toward building within the codes for their states or regions etc. but there's not a lot of testing as to how bad the inserts for pex b restrict water. My apartment was built with all pex b with sharkbites so flow is not an issue but true pex b fittings would look so much neater and uniform. the other choice is of course upsizing to 3/4 (currently 1/2") which would mean tearing out and almost starting over. 1/2" has been totally fine as I only have 2 sinks, a toilet, and a shower with wide open sharkbites I'm just looking around to confirm issues. I just picked up the ryobi p660 with pinch clamps and pex b ball valves. Sharkbite max hold 200 psi at 250F which beats apollo's connections. Sometimes choices can be a burden lol

  • @GrantKeysProperties
    @GrantKeysProperties22 күн бұрын

    @@TOOL_TECHNICAL Yoir not kidding about the choices! I definitely think that if it comes to cost being more for another way I would probably just stick to the system I am familiar with and have the tools for! But I believe there is lots of good ways to do a thing. I even think copper and pvc are acceptable! I have been in situations even with this channel on back and forth on how I’m gonna do certain things. Just go with your gut feeling as long as it’s reasonable as well haha
