I was just there and was hoping much better. The rocks and landscaping appear charred. There's only one road to the community that goes on forever. Being from California, drivers there are hostile. Makes me appreciate California much more!
@@seasidewalktosand6567 the dark appearance on the rocks is actually part of the natural color that happens to the rocks depending on how much of certain components are in the ground. White peak is one of the hills inside Northpointe and it is white sandy colors so I guess it depends on what you’re focusing on. White peak has a white top and is very unique. Northpointe is a section in the back of the community so yes, there was one road into Northpointe currently but soon that should change once Sadddleback Heights is ready. There should be a road that goes over towards Carefree Highway at some point. Currently there are multiple ways to get into the master planned community of Vistancia. It sounds like you came and looked around without having a knowledgeable real estate agent with you to give guidance on the area and its growth 😉
What size lots are in this community?
@@michaelparsons2514 Meridian homesites are a minimum of 60’x120’=7200sf. They average closer to 7500sf 😁
We wanted sun city buckeye several years ago. The specific model we wanted increased its selling price by $100k once released. Hoa was unreal. We qualified for financing easily but the hoa killed the deal. We bought in Phoenix. That was five years ago.
The number of listings and days on market may be under-reported because builders have move-in ready homes they don't always list in the MLS. You can get the list but have to register with them individually. One Surprise community has maybe ten listed (even on their website) but two full pages of move-in ready in the development.
@@sburns2421 The days on market can also be incorrect due to new builds. They will put homes on mls when breaking ground and sometimes leave them on until close to get more people to subdivision. Its a tool but like most things has a margin of error.
New build in Sterling Grove or Estrella Mountain Ranch - what's your vote?
@@glenafernandez that’s a tough one because it really depends on what kind of lifestyle you are looking for. Sterling Grove is definitely a country club upscale style living and its guard gated and very exclusive feeling and more expensive. Estrella Mountain Ranch is a little bit further away from everything which has its pros and cons only has a few areas that are gated has a public golf course and feels more like, a small city rather than a country club community. They are both lovely communities for different reasons. Spent four days looking at development neighborhoods in Phoenix with an eye for relocating from the Midwest. Sterling Grove was by far our favorite community. I would be curious what percentage of owners live full-time vs winter only. It was very quiet in July. The Move-in Ready homes are curious, lacking the obvious optional features that many might consider a deal-killer. Plumbing for the gas grill, and the floor outlet in the great room are not expensive options, and cost pennies for the builders to put in with the foundation. Impossible to add now. Rip the base bathrooms and kitchen out of the spec houses all you like, you will never have a lamp near your couch without cords going to the wall. We looked at perhaps 8 move-in ready at different price-points from $600k-$850k. All had a few random options, none had those two basic ones. That is probably why they have 30+ finished homes for sale, some listed under the basic starting price of a new made-to-order build for that model. They also have their own mortgage company, and offer lower rate options on the homes in inventory.
A lot of crime in Surprise.
Guess what? There's crime everywhere not just Surprise. This is why I live in Australia. Cheers.

@@shepelkstone you are correct, the car was heading to the community Desert Oasis but I spun off talking about a different shopping area off of Happy Valley
I just called Shea. The largest lot is like 6800 SF. What a joke. Nobody wants a lot that size unless you're crippled. Shea is notorious for low ceilings and putting their doors on backwards. People want to put pools in regardless of a community pool. You can't do that on a 6800 SF lot unless you put a tiny home on it.

Kelly I was wondering if you would give your opinion as to the Most Active adult community might be in terms of people out and about doing things...sports...clubs etc. Not necessarily the most organizations but the most active people? Thx
I feel like Pebblecreek has people zipping around everywhere and out doing things every time I’m there. It is also HUGE so you have more people to mingle and be active with.

If you love bike trails and challenging mountain climbing this is the community for you. Plus all the neiborhood parks there’s so many. Most have connecting trails and is fun especially if you have a e bike. If you want challenge 10/10 there’s the fins single track. Plus 65 miles of trails.

Great video, lower prices but good options. We just finished our week there in Phoenix and experienced the 112 degree heat. Not a problem as long as I’m not performing labor outside, I will be retired so.. GREAT! Also, no aches in the joints. The houses do appear to be selling fast in the Peoria area. My wife and I love two specific homes one close to arrowhead and one at Glendale and 83rd. We are still two years out from moving, but buying before that may be very doable. We just don’t want buyers regret due to not knowing enough. I need to call you and get a checklist on how to be a good buyer and not waste our Realtors time, energy and patience. This might be a good video idea for you, I try to see all your videos, if you have already done this please help me find it.

I feel like at some point, housing prices have to go down or nobody will be able to afford it. Idk how people afford 300k houses, let alone 500-600k or more. I was told in my area just to afford 300k with 10% down i would have to make 120k a year. Yet i have never even seen a job in my area, even pay 100k. I dont understand where these high enough paying jobs are at.
Great topic and about 75% of why we are moving out of Oregon. What are things we need to do first in AZ to leave our tax state or establish AZ as our tax state? Drivers license? Voting? Don't forget the crazy difference in Home owners insurance too. My home in Oregon is $3k/yr and my new home in AZ is $690. Property tax is about 30% of OR in AZ and Income Tax is 2.5% vs 10% in OR.
