I got out really quickly and went back to my condo. My girlfriend was there with her friends and they all laughed so much. 555. Its a Minefield in pattaya . I had to have shots as i caught an infection also had to stay off the beer for a week. Great video tom i always enjoy them. As they say in hill street blues hey lets be careful out there

I know right? I'll tell you, I built a house up-country Thailand some years ago with an indoor kitchen that was never used. Within the 1st year, my wife was busy building an outside kitchen which is definitely the norm in Thailand. Later in life, I had another condo with a large kitchen inside that I very seldom used. I soon realized it was such a waste of space. When I bought this condo, during renovation I had the kitchen moved to the balcony. It's worked perfect for me. It doesn't heat up my condo for instance. Even though I live in an open studio condo, I feel like I have a bedroom and a living room area. It's perfect for me. Everyone ask about the weather and electric appliances. I'm in the middle of my 3rd monsoon season now and haven't had an issue. Since I converted my balcony, I know many people here who have followed my lead.

I know several people that only swim at night. Though the areas along Wongamat most likely won't have vendors that late as the areas not lit. On Pattaya Beach though especially the areas from Pattaya Klang To Walking Street the Beach is very active probably past midnight. There you'll find food vendors still on the prowl. Yes, We have a Pool and fitness center. The fitness center though does need updating. Beach Road has changed so much. A couple years ago they removed all the benchs. Someone told me, it was because people would come and just sit in one spot all day. Homeless would claim one for their bed ect... Personally sitting and relaxing is the point. A couple years ago, someone decided all of the non-palm trees had to go. I definitely like the palm tree look but now there's not enough shade. The sidewalk has been repaved at least 5 times in the last 5 years, there's always something going on to potentially improve the area.

But I think is the big luxuries hotels, and business that they dont want to have free seats and shade near then. Is a way to make people stay inside their business or just seat in this restaurants or coffe shops. Is just capitalism.

Great suggestion! I mad some notes already. The short answer is many people have an android box that they travel with. Mine is a small 2"X3"X1" box that attach's to my tv via a html cable. This box cost me $50 + a yearly $60 subscription. I get all worldwide sporting events including ppv. I also get live tv from my hometown in the USA, and probably another 20K+ movies. These boxes are available all over Thailand and I'm guessing in many other countries. Last year, I brought one to my father in Illinois. He told me he is saving over $200 a month now by eliminating cable tv. Stay tuned for more info.

Great video, Tom! Lots of good advice! I have always wanted some space, especially a big balcony, and something else than the smaller condos offered today, with very small balconies. So the last decade I have had a 81 sqm one bedroom condo in Jomtien (built 2008), with a pretty big balcony, and have loved it! I`m about to sell it though, after getting a bit of land longer south by the coast. Exciting times, making my own home 🤗🤗

Thailand tip: get house plants and air purifier. Thailand pollution is it's biggest downside. Otherwise, Thailand would be simply incredible

I definitely agree about the air purifiers though the pollution is seasonal. Today's AQI is 5, as it has been for the last month. The worst months are Jan-Apr when the AQI gets dangerously high. I'm a plant lover and have many inside and out. I'm slowly transferring them to synthetic plants due to the constant care live plants require. Not sure if it's my age or what, I love there beauty but doubt if the small amount I have contribute to my air quality. Thanks for the input. Definitely a valuable idea.

No, that’s not true. Some older buildings don’t yet have fiber optic data lines. My building, for instance, has fiber optic data installed. Park Beach Condominium, which I lived in prior to here did not have fiber optic lines installed at the time, but have since upgraded to the fiber optic lines. I think that all buildings will eventually have it, but it takes a certain amount of time to get it done. Of course you know as well as I do that people resist change even when it’s so much more beneficial.

I generally just tipped ฿20. Though my recommendation is to be as generous as you can afford to be with your tipping and don’t worry about what other tip. Thailand is a non-tipping country in general.

I had to look it up on Google but it looks perfect. The reviews says it within minutes of the action and close to markets and food. The amenities, like the pool and fitness center look well kept. Sounds like the prices are fantastic. I like small buildings with only eight floors for instance, One of the reviews said it was like a family with all the residents there. I think you made a good choice.

All that luxurius high-rise building, I would be terrified to spend a night there... Why? If a fire start , no way to go , and for sure fires will happened soon or late. For that always prefer low-rise building , no more than 4 or 5 floors, and if is and old building, with thick concrete walls better. Thanks for the video, interesting subject.

That’s a Good subject in itself. I have many friends that would agree with you and totally suggest buildings with eight floors or under. I feel like I can only remember one condo fire in the last year in this area. It was so limited because the condo was made of concrete, which is the case in my building as well. I’m looking around my condo now of what would burn and the only things I see is furniture and maybe my clothes otherwise the structure I think is non-flammable.

I would think that a 60+ year old expat doesn't want to be too far from a lot of things, like bars, convenience stores, supermarkets, restaurants. I would want to be within walking distance to those places.

IMPORTANT PLEASE READ: The current DTA (dual taxation agreement) between the United States and the Kingdom of Thailand says that Social Security and Public Pensions will ONLY be taxable in the United States. When you apply for a retirement visa in Thailand and you provide documentation of your income, the Thai government will know if you have un-taxable Social Security or Public Pension funds being transferred to Thai bank account. Note: please Google the latest DTA between the Kingdom of Thailand and the government funding your pension for verification. Canada is the same as the USA according to their DTA.

@@jorgenmansson4269 Hi, Jørgen! In Norway they can`t even choose. If you live more than half the year in Thailand, you must pay taxes there, to live legally. I thought Sweden had the same rules.. The DTA will make sure you will be reimbursed of the difference (once a year, around March), so you won`t be double taxed. But that I`m sure you know all about :)

@@westrm2010 Be aware that many countries have a little different wording in their DTAs, than the US have. For instance, Scandinavian expats are required to file a tax report, if they live 180 days or more in Thailand a year. Then they need to prove their tax situation, if asked. Thai tax authorities will then do a calculation, and if you pay more tax in your home country, you will avoid tax in Thailand. But if taxes are higher in Thailand, you must pay taxes there. And you will be reimbursed once a year from your home country where your pension or income is. This has been the case for decades already, and is nothing new. My late Norwegian husband filed those reports every year (he was required to do so), and paid taxes to Thailand (in fact lower taxes than in Norway after deductions). It has only been enforced pretty much randomly, up until now. We will see what happens next year. Remember, taxes for 2024 are not due to be paid before early 2025, so I think we might see a few surprises next year, among all the people dismissing this "new" tax law. But hopefully the Thai government will see and understand the negative effects of enforcing this too wide (many foreigners will limit their stay in Thailand to 179 days a year), so the whole thing might just blow over. Hopefully :)

Well I certainly agree with your last sentence about not listening to people on KZread. Starting with you I'd suggest somewhat ironically as you appear to think nothing has changed since 1974. Anyway here is a cut a paste to give some colour, but yes people can read up on it themselves, just something a bit more recent than what you just suggested. ------- Effective from 1 January 2024 onwards, foreign-sourced income brought into Thailand in any tax year will therefrom be subject to Thai personal income tax. Additionally, personal income tax on foreign-sourced income shall be applied for the foreign-sourced income incurred from this date onwards.

The DTA was signed in January 26, 1996 in Bangkok between the U.S. and Thailand. Article 20 and 21 states government pension are exempt from taxation. But do look your own country’s DTA for yourself. ✌️

I thought this channel was supposed to be for expatriates generally but if I've misunderstood and it's just for issues that affect Americans then I'll bow out. However given I have several American friends in Thailand who are concerned about how the new legislation will affect them I'm not convinced that continuing to point to legislation from decades ago as if it's chiseled in stone for all eternity seems odd to me personally.

Yes, We have a Pool and fitness center. The fitness center though does need updating. Beach Road has changed so much. A couple years ago they removed all the benchs. Someone told me, it was because people would come and just sit in one spot all day. Homeless would claim one for their bed ect... Personally sitting and relaxing is the point. A couple years ago, someone decided all of the non-palm trees had to go. I definitely like the palm tree look but now there's not enough shade. The sidewalk has been repaved at least 5 times in the last 5 years, there's always something going on to potentially improve the area.
@@MargaritasinParadise Yes I preferred also the old times, when was concrete benchs all along pattaya beach road, and plenty shade. But I think is the big luxuries hotels, and business that they dont want to have free seats and shade near then. Is a way to make people stay inside their business or just seat in this restaurants or coffe shops. Is just capitalism.

Would love to see a video regarding where you can watch/record sporting events such as NFL, NHL. MLB, and NBA. One of my daily go to's is watching my favorite sports teams throughout the year.
Great suggestion! I mad some notes already. The short answer is many people have an android box that they travel with. Mine is a small 2"X3"X1" box that attach's to my tv via a html cable. This box cost me $50 + a yearly $60 subscription. I get all worldwide sporting events including ppv. I also get live tv from my hometown in the USA, and probably another 20K+ movies. These boxes are available all over Thailand and I'm guessing in many other countries. Last year, I brought one to my father in Illinois. He told me he is saving over $200 a month now by eliminating cable tv. Stay tuned for more info.
I am looking at the Jomtien Paradise Condominium, I like the large rooms and affordable prices. I do not know if they have good internet; but that would be important.
I've never been there but looking at the Google reviews, it's a exact type of property I like. Old construction with big rooms/balconies lot's of long-term residents. I'll try to stop by there in the near future and get a better feel for the place.

Great video, Tom! Lots of good advice! I have always wanted some space, especially a big balcony, and something else than the smaller condos offered today, with very small balconies. So the last decade I have had a 81 sqm one bedroom condo in Jomtien (built 2008), with a pretty big balcony, and have loved it! I`m about to sell it though, after getting a bit of land longer south by the coast. Exciting times, making my own home 🤗🤗

Thailand tip: get house plants and air purifier. Thailand pollution is it's biggest downside. Otherwise, Thailand would be simply incredible
I definitely agree about the air purifiers though the pollution is seasonal. Today's AQI is 5, as it has been for the last month. The worst months are Jan-Apr when the AQI gets dangerously high. I'm a plant lover and have many inside and out. I'm slowly transferring them to synthetic plants due to the constant care live plants require. Not sure if it's my age or what, I love there beauty but doubt if the small amount I have contribute to my air quality. Thanks for the input. Definitely a valuable idea.

No, that’s not true. Some older buildings don’t yet have fiber optic data lines. My building, for instance, has fiber optic data installed. Park Beach Condominium, which I lived in prior to here did not have fiber optic lines installed at the time, but have since upgraded to the fiber optic lines. I think that all buildings will eventually have it, but it takes a certain amount of time to get it done. Of course you know as well as I do that people resist change even when it’s so much more beneficial.

I generally just tipped ฿20. Though my recommendation is to be as generous as you can afford to be with your tipping and don’t worry about what other tip. Thailand is a non-tipping country in general.

I had to look it up on Google but it looks perfect. The reviews says it within minutes of the action and close to markets and food. The amenities, like the pool and fitness center look well kept. Sounds like the prices are fantastic. I like small buildings with only eight floors for instance, One of the reviews said it was like a family with all the residents there. I think you made a good choice.

All that luxurius high-rise building, I would be terrified to spend a night there... Why? If a fire start , no way to go , and for sure fires will happened soon or late. For that always prefer low-rise building , no more than 4 or 5 floors, and if is and old building, with thick concrete walls better. Thanks for the video, interesting subject.
That’s a Good subject in itself. I have many friends that would agree with you and totally suggest buildings with eight floors or under. I feel like I can only remember one condo fire in the last year in this area. It was so limited because the condo was made of concrete, which is the case in my building as well. I’m looking around my condo now of what would burn and the only things I see is furniture and maybe my clothes otherwise the structure I think is non-flammable.
I would think that a 60+ year old expat doesn't want to be too far from a lot of things, like bars, convenience stores, supermarkets, restaurants. I would want to be within walking distance to those places.
That’s a good point. Conveniences Key of course I like to have a quiet area as well and that’s the reason why I live only five minutes away from nightlife, but I’m surrounded myself with convenient stores and restaurants for my normal day-to-day living.

IMPORTANT PLEASE READ: The current DTA (dual taxation agreement) between the United States and the Kingdom of Thailand says that Social Security and Public Pensions will ONLY be taxable in the United States. When you apply for a retirement visa in Thailand and you provide documentation of your income, the Thai government will know if you have un-taxable Social Security or Public Pension funds being transferred to Thai bank account. Note: please Google the latest DTA between the Kingdom of Thailand and the government funding your pension for verification. Canada is the same as the USA according to their DTA.
I can choose whether I want to pay taxes in Sweden or Thailand. (Thailand has lower income tax than Sweden)

@@jorgenmansson4269 Hi, Jørgen! In Norway they can`t even choose. If you live more than half the year in Thailand, you must pay taxes there, to live legally. I thought Sweden had the same rules.. The DTA will make sure you will be reimbursed of the difference (once a year, around March), so you won`t be double taxed. But that I`m sure you know all about :)
@@westrm2010 Be aware that many countries have a little different wording in their DTAs, than the US have. For instance, Scandinavian expats are required to file a tax report, if they live 180 days or more in Thailand a year. Then they need to prove their tax situation, if asked. Thai tax authorities will then do a calculation, and if you pay more tax in your home country, you will avoid tax in Thailand. But if taxes are higher in Thailand, you must pay taxes there. And you will be reimbursed once a year from your home country where your pension or income is. This has been the case for decades already, and is nothing new. My late Norwegian husband filed those reports every year (he was required to do so), and paid taxes to Thailand (in fact lower taxes than in Norway after deductions). It has only been enforced pretty much randomly, up until now. We will see what happens next year. Remember, taxes for 2024 are not due to be paid before early 2025, so I think we might see a few surprises next year, among all the people dismissing this "new" tax law. But hopefully the Thai government will see and understand the negative effects of enforcing this too wide (many foreigners will limit their stay in Thailand to 179 days a year), so the whole thing might just blow over. Hopefully :)
What you need is a new condo but not the size off a shoe box.
I think you already know that I love my condo and it’s perfect for me. But others, I’m sure it would feel more comfortable in larger accommodations.
I’m happy here in my one bed condo in bkk 52sq m. It is 12 years old. Quiet apart from the traffic 😊.. I do want the beach life one day but sure I’ll have to sacrifice space 😅.. yes RWFU good channel and update on the tax situation Tom

The tax agreement between Thailand and many other countries is over 50 years old, read that agreement instead of listening to people on youtube.
Well I certainly agree with your last sentence about not listening to people on KZread. Starting with you I'd suggest somewhat ironically as you appear to think nothing has changed since 1974. Anyway here is a cut a paste to give some colour, but yes people can read up on it themselves, just something a bit more recent than what you just suggested. ------- Effective from 1 January 2024 onwards, foreign-sourced income brought into Thailand in any tax year will therefrom be subject to Thai personal income tax. Additionally, personal income tax on foreign-sourced income shall be applied for the foreign-sourced income incurred from this date onwards.
The DTA was signed in January 26, 1996 in Bangkok between the U.S. and Thailand. Article 20 and 21 states government pension are exempt from taxation. But do look your own country’s DTA for yourself. ✌️

I thought this channel was supposed to be for expatriates generally but if I've misunderstood and it's just for issues that affect Americans then I'll bow out. However given I have several American friends in Thailand who are concerned about how the new legislation will affect them I'm not convinced that continuing to point to legislation from decades ago as if it's chiseled in stone for all eternity seems odd to me personally.
