    Great barbecue, in particular, brisket requires human intervention. This can't be mimicked by AI because it requires all five human senses and can't be programmed for great Texas-style BBQ utilizing a smoker with real wood chunks.

    Your numbers seemed to be working for me until you mentioned that your mortgage payment will stay the same for 30 years. I watched your other videos about how the subject to works and effectively, the previous owners mortgage stays in place - under his name. In your subto video you discussed subto contracts that have an exit clause right? And, that exit is needed by the previous owner at some point in the near term, correct? The previous owner is not going to want this house on his credit statement for the next 30 years when he/she is not getting anything out of it, and that existing mortgage might prevent him from buying a new house right?

    But when you seller finance or sub-to, at the end of the balloon, you'll have to refinance anyway to cash out seller, correct? How do you manage that with thousands of doors?

    Love the insight you're sharing. One question - What is to prevent the previous owners lender/servicer from calling the note due once they are no longer the owner of record?

    UPDATE 2024: What they don’t tell you is now the platform is doing a glorified CASH GRAB. They want the FIRST 10 days for free to cover the cost of a “new” person moving in regardless if they have been using the platform for 3 years or 2 days. If they move out in 12 days you get a whopping 2 days minus cost of electricity, wear and tear, room turning fee, ect ect. Let alone if you have to PAY TO EVICT THEM in that time which does happen. The new fee structure is pure gambling!!! Real estate isn’t about GAMBLING it’s about knowing your numbers and covering your bases. If you don’t know how to calculate the unknown variable then the house aka PadSplit wins every time.

    I really like the video! Couple of questions... If the seller still owns the loan, what is their risk? For example, if you took over the loan and don't pay the loan then do they get the bad credit? Another question, how do you present this financing option to a seller who isn't making two loan payments, what kinds of benefits and motivation can you give them to use Sub To? Thanks in advance.
