The farther west you come the less neighborly people are. California is worse..
Wekcoming people would be great at seattle very very cold people.Though ive been un seattle for 20 years plus i never biught a house ir marriage.
I am miving back from decades ago.
I love four seasons unlike seattle which hasnt the rain as it used to be.

I moved here 17 years ago. Still live in Sparks. As I seen it California has goten worse and worse. I sold my property that was in the bay area. Sold at a great price. I do miss some things in California. I save so much on taxes. I was from paying taxes to the state even after they taken 5K out of my check. I won't move back at all. California dose not care about its working class at all.

Everyone hates Californians but they are one of the main that has helped Vegas economy. Californians are NOT the only ones. A lot from Hawaii and midwest

We're just a few miles south in Carson City. Home prices and rents have EXPLODED in the last 5-10 years. Homes that were 170K in 2013 are now 450K WITH high interst rates. Rents have almost tripled. Mobile home lot rents in some cases have grown from $650 to $1100 a month. 😢

When I got here in 2001 it was like a neutron bomb hit. Empty casinos. Empty highways. Now it’s like L.A. You can feel the competitive vibe. Lots of tension. Big demographic shift from Obamas work to move. Still happening. Lots of transplants from Chicago with jobs and housing waiting for them. You see them at the airport with all their belongings. It’s just begun. They’re expanding the airport and building apartments everywhere. He said he would fundamentally change the face of America. Agenda 21 housing via non profits and federal grants. My house went from 250k to 700k. Time to cash out. You can’t even get a parking space at the ski resorts anymore. Not worth going in my opinion, but I use to be alone on the slopes. You need a reservation to go to the Tahoe state park. Lol. Can’t stop progress I guess.
Yeah, I know what you mean. The beaches and resorts are super crowded. I choose to have a pass at one of the last remaining smaller/lesser known ski mountains and literally never have to wait in line. The runs are short, but the views are pretty. Still worth going in my opinion. I get it though.

Most of Reno's problems are caused by the Californians who have moved there.
A lot of people born and raised here probably feel that way. But we also get a lot of amenities and cool development that wouldn’t be here without the growth.

I heard that Reno is a HOA fees type of place. Is that true?
It’s a moderate sized city, so there are many areas that have them and also many that don’t.
Great video as a resident of Las Vegas from California OVER 14 years ago and as a rideshare driver who has driven for close to 10 years now and based on the people that I have come across...People from California DO absolutely NO research before they move and are comparing apples to oranges. Statistically, the average person that moves to VEGA$ barely LA$T 18 mos.

Hire a good Realtor 😂😉. Besides that, it would depend on the property. Are you looking at raw land or is there a dwelling on site? Feel free to book a call with me and I can tell you everything I know. I had buyers close on a property out there just two weeks ago.
I have a new concern regarding the well water pollution. Is there a way to have it tested? As a contingency for buying or not?
@@valeriesjeans absolutely! If you are purchasing a home with a well, you should have both a quantity and quality test performed. Well worth the few hundred dollars to make sure the water is not only safe, but that there is enough of it coming from the well into the dwelling.

Stupid Californians are overpaying for the Vegas home. They will regret when the Vegas home price drops during the next recession. Hahaha
And what’s going to happen when they go through another drought, the river doesn’t look good as well as the homeless keep building there tents along the river!!
Near Downtown that is true. There are many beautiful river sites though. I love the Mayberry park area. There are efforts in place regarding those who are unhoused. Unfortunately this is a nationwide issue that many cities are facing.
Drought? Lake Tahoe and multiple reservoirs abound. This isn’t Vegas.

@@sarahisselling None yet, thank goodness. I live in NW Reno. All the fires that they claimed were climate change turned out to be arson and PGE negligence. Also, fires have been happening forever. I do agree that lawns are a waste of water.

I’ve lived in Reno for over 50 years and it’s become a warehouse area! I’m tired of the cost, traffic,etc. moving to Lyon county into the farming area to get out of the rat race!! Purchased land and have become debt free and yes it’s a hop to Tahoe if I want to go!!

@@sarahisselling Las Vegas has always been a conservative city, and Mormon influenced, and living there for 22 years I kept seeing it become more and more conservative. About the only sales tax increases acceptable to the Conservative Californians would be for more police protection. God forbid they wouldn't vote for a tax increase to fund a much-needed light rail system in Las Vegas, even tho the Feds would pay half the costs. I left Sinless City in 2018, when I retired, and I wanted a bluer city to live in, a saner city to live in, Tucson.

Hello i am a born and raised local of reno and i have to say my family and i are discussed with the direction reno is going in there are more expensive apartment being built every day than their are resources for people in need the job market is horrible as well business that have been here for years are being closed down and our city historic sites are being demolished and their is no way to raise a family here and the locals like myself are being pushed out of our homes into the streets or forced to move to other states

And the more people coming here, especially the California money, the more our town is getting destroyed, the jobs here do not pay big money at least not enuff for you to afford a house so unless you sold your house in California and come here with a couple million dollars you can forget about buying a house because it's all about profits, it is not affordable here at all everything is shipped here, rents are way high, the IT industry has layed off alot of people, Tesla has just layed off 1400 people in the last 2 weeks but she won't tell you any of these things, if you are a contractor wanting to come here there are way to many contractors and not enuff work to keep your people working, how do I know all these things I'm a native, I'm also a mechanical engineer and a contractor myself, so believe me when I tell you it's not what they make it out to be. Summer time in Lake Tahoe is a disaster it's so crowded that you will not find a spot on any beach unless you get there at 4am, and then you can't even move, there also is no parking at all. If you want to live in a descent area that's safe, you will be paying at least 550,000 to 600,000 dollars to start, and 250,000 to 400,000 for a mobile home in a crappy area. So please don't let the realtors in this town try to convince you otherwise. Unless you have money, you won't do well here. Do your research before you commit to Reno, or you will be moving out as fast as you moved in!!!!
Hey there, respectfully this video was made months ago. The Tesla layoffs just happened. You aren't wrong about a lot of these things. Our median sales price has hovered around the $600K mark for around a year. I have been very transparent about that in all of my market data updates (published monthly.) I never said it was cheap to live here, but I do love it. Yes, summers in Tahoe attract crowds, but the shoulder seasons are incredible, when locals get the beaches to ourselves. There is still a lot to love and still a lot of development with the incoming population. Thanks for stopping by.

Many locals share your sentiment, though the ones that are leaving are (hopefully) in agreement that the way their state has changed is for the worse. With the influx of people, we are developing more infrastructure and amenities. There are positives 🤗.

So, if I get a buyer's agent will I have to pay for any of the cost or does the sell cover all the cost?
It will depend on the home you’re looking at. At this point, we don’t know what will happen with new construction (or any seller, for that matter.) My guess is that given that thus far, builders have had the option of giving buyer’s agents a mere dollar, and have chosen to give them significantly more, would indicate that they see the value in a buyer’s agent and will continue to offer a concession for that. For resale homes, that will become a negotiation between parties. I made a video about the changes, so feel free to review that as well. There will probably be some changes to protocol and how things are handled and negotiated, but over all a good agent will be an asset whether buying or selling. Listing agents taking a dual agency role will be messy.

The data shows where more people are moving to - usually because the housing is newer and more affordable. The most desirable neighborhoods are most likely more expensive because those are more established and fewer people want to move.

What is the property tax rate?
It actually varies throughout the area. It’s super inconvenient when helping buyers because we have to calculate depending on which neighborhood.

I hate this worn out take of Californians coming to our city for politics. If you think about it people from Reno probably moved to California and were accepted long ago, drove up prices and now Californians have to leave to their cities. We should be mad at you. Politics aren’t why the “mass exodus” it’s prices because it’s the best. All the rich people from these type of cities moved to California and drove them out of their towns. We’re mad at you!

Why is health care more expensive?
It varies state to state. I’m not exactly sure what the determining factors are, but I work with a lot of relocating buyers and the vast majority have noted that it’s expensive here! :-/

I was shocked that there was an actual waterfall in Carson City. At the end of King street you can park and hike up 10 minutes to a real waterfall. With all the snow we had the waterfall is HUGE! I think Carson City is perfect for anyone who rides mountain bikes or ATVs. The access is so close compared to other cities. I love the flume trail on a ebike and Genoa Peak on an ATV. Its nuts how close CC is to the outdoors and many people who live here probably dont even take advantage of it lol.
