    The big thing to consider is that people are not willing to sell due to the fact that most are locked into an interest rate that is lower than what is being offered right now. So the incentive for them to sell and purchase another home just is not there. Until interest rates come down, this is going to continue to happen.

    Yes! Bingo! Very true. One strategy would be to keep leveraging the low rate and keep home A as a rental property and use the proceeds to help fund the purchase of second home B. Why stay in a home you hate if you are able to use one to pay for another? (Granted, not everyone will have this option, but for those who do it is powerful stuff.)
