    Thats crazy bcuz u can get a similar KB model (but with 5 bedrooms and a big loft) like that in Vegas for MORE than half the price... Sheesh...

    Hard to compare Vegas prices to Los Angeles area. Cost of living is way more in LA compared to Vegas. I love visiting Vegas, but would not want to live there. Too many tourist (including me when I’m there 😂😂), hospitals are crappy and as a nurse not a good place to work. But I will continue to visit 💕

    Massive Backyard. The Pool is a little bit lost in there. Overall a nice spot - but worth 1.5 Million? Definetly no. For this price carpet is a no go for example.

    I find it amusing when people think that a home like this should be affordable by the average income earner. 1.5M is definitely reasonable to those in the market for a home like this.

    @@jayflaggs Interesting that you know my income status. This house not worth even a million. My own house is built with steel, stone and concret and not with some cheap wood with plaster on it. No carpet, everything is equipped with tiles or laminate even in the basement Even tile in the bathrooms and not fiber.The problem in the us housing market. Huge space, high ceelings, nice design but the structure is cheap. So who wonders - a little bit windy and the houses fly away. By the way - my own house lets say i paid 700k overall and another 100k upgrades done by myself. But this building is for lifetime.

    We think traffic is horrible now in Castaic? Just wait until all these homes are occupied !!!!!! I live in Northlake and I won't even leave my house right now because it takes over an hour to go to the local Ralph's grocery store which is normally a 5 min drive!!!!

    Right I know how annoying it is. Most of the traffic now should hopefully subside by then when they finish repairing the freeway damage caused by the fire

    Yes they have already started selling the first phase a couple months ago and the model homes are currently being built. First move-ins are expected end of the year, and they are still open to new buyers. Message or call me if you’re thinking about moving here! 661-476-7579

    Good info to know. So the listings that expire are just because they're overpriced? The sellers never end up dropping the price... They just don't sell?

    That’s not the only reason but it is a common reason. Sometimes they don’t set up the home to show at its best and it doesn’t capture buyers emotionally. Maybe it’s too dirty or has strange colors or needs cosmetic work, etc. however buyers can look over those things if the price reflects it

    I've heard some people say that FHA loans are garbage. Why? Are there any other drawbacks besides the extra points, PMI, and annual payment that you mentioned?

    B D they’re phenomenal for a lot of people depending on the individual’s circumstances. If someone has a score in the 700’s and a good amount saved for down payment, then FHA is probably not the way to go due to those added costs. But they also have more flexible DTI requirements so they’re a good deal in more ways than one

    Thanks for this! Great analysis! I have multiple friends leaving for other states. Some have lived here their whole lives unlike us. The COVID-19 lockdowns and the fires were what triggered them into action. This sort of exodus may not be fully realized until a year from now. What are your thoughts on the flight I'm hearing about and seeing in my own neighborhood? What are you seeing and experiencing with clients?

    A lot of the seller clients I represented so far this year have chosen to move out of state. In fact the 12 month period that ended in July is the first time in 10 years more people moved out of CA then into, and marks the slowest CA recorded growth rate since 1900 (Fox News)!

    Our short term rental is taking a huge hit in Hawaii because of the 14 day quarantines, but long term we are optimistic. According to my realtor, people are holding off a few weeks to buy and taking their homes off the market to sell, waiting and seeing, but people are still calling her wanting to buy in Hawaii immediately. We got our 3.25% refinance before the rates went up...our silver lining in all this chaos. You are so right...this too will pass and we are trying to move our money into the market to capitalize on the growth. Hope you enjoy your time with family.

    SHAS SWE lucky you locking in that interest rate at the time you did! 👏🏼 and yes, a lot of people are nervous right now. In some cases, people have to hold off because the money for their down payment and closing costs took a hit as it was in stocks. Hoping this quarantine does what it’s supposed to do and it all passes soon!

    Incredible! Good pointers! We have seen homes priced at 1mill! Beautiful home! But the area was extremely dangerous. The home was in the market for 6 months. When it finally sold, we saw it in escrow for 650k.

    That's what Brandon Turner at Bigger Pockets did for his daughter Rosie and his newborn son and he talks about the property to her so she she'll likely be managing it before she turns 18. He also set it up for an 18 year payoff instead of 30. It's also a great opportunity to teach them about investment and profits and loss and how to budget for unexpected expenses. And the ups and downs of having a business. That's how each property should be treated, as a business. The things they don't teach us in school. You are right it is brilliant idea if you find a property that can cash flow a minimum of $100-200 after all expenses starting out which is tough in certain markets.
