Nice property, the problem is that it is in California
ALL I WANT NOW IS A MULE
not buildable
What’s the annual taxes on something like this?
Good luck with this one. Maybe a well healed Socialist will be interested…….
Gavin the Crook leaves then it may get better.. Maybe..💩💰🤡🎪🤔🤨
Absolutely beautiful! Too bad it's in a state most normal Americans wouldn't consider visiting, let alone living in.
What are you saying California is beautiful has some of the highest tourism. I’m sorry you can’t afford it.
@@tonycortez8556 I agree, it's very beautiful. And its beauty is entirely wasted under the statewide liberal majority which legalizes crime and open air drug markets, taxes and regulates small business out of existence, prioritizes homeless and squatter rights over tax-paying homeowners and responsible citizens, fosters obscene wealth disparity while feigning the greatest compassion for the poor and marginalized, obsesses over wacky gender and race-based social theories at the expense of basic literacy and arithmetic skills, need I continue? And your attempt at degrading me over financial status when a huge number of California residents can't afford to buy a house is... well bless your heart is all.
@@iHeartFerenc sure ma’am.
You can’t pay me to live in commifornia
It would be great if it wasn't in communist kalifornia
There's nothing wrong with a silly joke "now and then", but the constant Bigfoot references, followed by your giggles, has become monotonous and played out. Most people who are serious about buying real estate are not watching videos for entertainment. BTW, Quails yes, but I didn't know Jack rabbits can fly. 23:22 ¯\_(ツ)_/¯
I can't please all of the people all of the time unfortunately. This video is a bit special because it is located on Bigfoot Rd and if you have been watching my videos you will know it is a "thing." So, this video has a bit extra in it. I do you give you both, humor which as you can tell is who I am and I give you a lot of details on the property. I will consider my humor to fact ratio. Thank you for your comment, I appreciate it. It seems that time stamp is past where the Quail and rabbit were in the video. They both came out of the same area I walked by when they got startled. You can see the rabbit hopping at 21:20 and then I circled him in red on the screen just a bit after that. Not a big deal either way but jack rabbits can fly, but just for a second during mid jump. LOL Sorry, there is that humor again.
@@MountainValleyRealEstate No need for apologies, at the time stamp that I posted you had just made the comment "this is where the little jack rabbit and quail flew out" so I added the comment about "jackrabbits can fly?" to show that I too have a sense of humor .👍
let the owner donate this land to the wildlife ..... not ideal area to live with a lot of risk get burned one of these days
What kind of zoning is needed to build multiple structures on a large acreage undeveloped property? I'm thinking something like a few zomes (geo domes) or cabins, an outdoor lounge space/kitchen underneath a roof supported by two shipping containers, an outdoor ampitheatre style performance stage, a few sheds, small office (like 100-200 sq feet each), etc. I'm thinking something that could function like a summer camp without actually being a summer camp. Not sure what type of zoning is required for that. Many of the properties I've seen say they only allow a single structure, or even none, despite 30+ acres.
I wanna know too
Oaks are somewhat fire resistant. Thats how you get these sort of oak savanna areas -- fire takes out the competing young conifers.
Oh, good to know, thank you.
That property got toasted and that’s what you risk in that area
Yes, each state has their own "potential threats."
I love your in depth real estate videos, the way you show your properties is like going on a hike with you.
Thank you! I really appreciate your feedback/comment!!!
🤔🤔🤔 👍👍👍 👏👏👏 🎉🎉🎉 🙏🙏🙏
I was just looking at this spot across from Ingot Auto Dismantlers on Google Earth Streetview and noticed that the car parked on the roadside looks very similar to what I assume is your vehicle in the video. If so, it looks like you were in the driver's seat, just parking, or just about to leave. Weird coincidence/timing!
Wow, that is cool! I had to go check it out. Unfortunately, that isn't me as my car is black. Great observation though and I did park there when I made part of the video. LOL
Is it possible to find out if a certificate of compliance has previously been applied for? Is that of public record?
I am sure the county building department would know if that was the case and could tell you.
Need water rights for tree plants fruits trees

No water right for erection do not understand
F California and F KZread
If builded a man made beaver dam, you can expand the creek bigg3r and potentially raise some fish. Would Love place but dealing with the 2k paper is a hassle since it is not a guaranteed and you might have to file mutiple attempt costing 2k each. This depends on the county.
I lived there and you're not allowed to do anything to that creek.
You only file once, then meet the counties conditions.
I would think messing with creek would be a no, no unless you go approval from fish and game and the county, but I also don't think that would be allowed normally anyway.
Aren't there Beaver in the Areas around Redding?
Most beaver are killed and relocated hence why the creek is mostly dead
Yes, there are beavers in the Redding area.
Buyer beware, if the current owner does not have a Certificate of Compliance chances you can't get one without going to court and then it's a crap shoot.
That is totally false. A property owner can file for a C.C. with the county building department. You may have conditions to meet like a perc test etc to get one but it has nothing to do with the court system.
@@MountainValleyRealEstate If it so easy to get a Certificate of Compliance why doesn't the current owner apply for one. It doesn't have one and price is cheap so how much is going to cost to be in compliance. $50k for 40 acres is really cheap.
@@MountainValleyRealEstatewhat is the certificate of compliance and does that stack on with a POA?
Do you know if you would get the mineral rights to this property??
It's california. Everything under the soil is yours unless otherwise stipulated.
Generally, in this area 50% are reserved from the past but maybe not on this property because it was a Shasta Acres lot. But won't know for sure until we get a preliminary title report.
@MountainValleyRealEstate Thank you John , I always appreciate your videos
What's the temperture like during the day and night?
Being close to Redding means 100+ is very common during the summer
I lived there. It's 120+ in the summer. If fact so hot it's difficult to grow a garden. It snows with freezing temps in the winter. I wouldn't ever go back.
If you are talking about right now, yet, just about like Redding but it is not 120 plus in the summer. I have lived here for over 45 years and 120+ is super rare but it is hot either way.
@Mountain valley real estate: I live and worked there for 20 years. Summers are regularly 110°+. Even at midnight the temps are above 90°. The community is clan driven. If you're not from there you will be treated as an outsider. There are places in Shasta county that are great but Ono, Happy Valley, Shasta Lake City and south Redding are places you want to avoid. Meth and thefts are rampant in those areas. Just for references, Redding CA has a higher crime rate per Capita than Los Angeles CA. I appreciate you trying to make a sale but be honest about the area. Good luck!
Just typed "Redding CA weather" and next week is above 110° plus, and closer to 115°. That's air temps, the ground burns your feet through your shoes. Ono is dry dirt covered hills with no trees and very little water.
i'm wondering if the land comes with mineral rights and water rights
Mineral more than likely. It's california. Water rights....probably not.
CA and one other state still recognizes Riparian Water Rights. Google it or check out the CA Water Resources website.
@@MountainValleyRealEstate- Any idea about mineral rights? ... it's a little bit interesting that there's quartz vein float in that drainage (although that particular sample didn't appear especially mineralized). Chances are, I suppose, that the exposure is not on the property, though. Or, more likely maybe, it bumped down that drainage from some old tailings. **edit** Now that I watched the rest of the video, definitely looks like there's some quartz float from a nearby exposure. Interesting
the invasion of illegals haven't asked for permission every American have to have the permission to build and tho wherever they want on their property
Really cheap! I wonder if the gamble is worth it!
Nope. I live there and it's 120° in the summer, no water.
Depends on your planned use and what you are looking for in a property besides price.
Could you make that creek into a pond? And cali is a nightmare to deal with
You can't touch any waters ways in that area. You can drill a very expensive well though.
I would think not, but to know for sure, check with CA Water Resources and or Fish and Game.
@@MountainValleyRealEstate roughly speaking, what would it cost to drill a well on a rural property like that?
@goodlux777 to my knowledge it would depend on cali permits and how deep. But I believe cali permits would be higher
I know California --- This will cost you $$$$ and at the end and you will regret it buying it.
That is really cheap! That is $1,250 per acre.
Yup. Then you apply for a simple pot growing license that allows for 99 plants and you make your money back in damn near 1 season.
That might be a good idea, but I wouldn't want to grow marijuana indefinitely as I prefer the effects of kratom and kava.
@@KieraCameron514- Build a gigantic greenhouse and grow _Mitragyna speciosa_ trees. 😉 Isn't California a bit flooded with cannabis? Prices are low? ... probably not as low as Oregon, where 1/8 ounce premium flower is under $10.
@@cacogenicist I don't know. I live in Missouri.
@@Donaldthefelontrump not a chance, even illegal grows in cali have dried up a lot because selling weed in cali is like selling ice on a glacier, way too much supply vs demand, 8-10 years ago this would have worked but today?? Nope not a chance!
Gorgeous to bad it's in California
Taxes and regulations up the ass
An owner carry is a Thief! Put money in pocket, then the bank takes land as for closer!
Beautiful, sounds great but no way,I would move to .calf.
I know that place, I drive by it on my way to work! Don’t forget boys and girls that Shasta county requires fire breaks around all that property and will fine u hefty if not done every year and will force a lien on the land also if not done! And also it’s in commufornia!
Never heard of fire breaks required on vacant land unless in some strict gated community or the like. With a house etc. yes for sure. This seller owns 3 total just like this one and has never been told to clear fire breaks all over the land.
is this still for sale?
No, it has been sold. I do have similar ones for sale and one upcoming.
How is the area set up with ranches and farms. I am a platinum tech/mechanic woule love to build a self sustaining set up. Would love to put a shop in and work on neighbors trucks, tractors, cats whatever. ????????????????????
You drive by a farm or two on your way out to this property.
Too bad it’s in California. No thank you.
Everyone wants a crick. (Creek.) Do you treasure silence? It is one of the primary reasons to seek nature. Just know .... if you have a creek or stream .... you can't turn it off to experience the silence.
That property is beautiful. What is the catch?
Thank you, yes, it is a nice parcel. It needs a Certificate of Compliance. The property has been sold.
You can put flex seal lol 😆 😅
What's price
$299,000
cost alot of money to live on it. beautiful though
SC and HP Zoning
SC means Shasta County. The zoning is HP.
SCAM.
Nope
Cal has strict laws about gold mining though.
I wasn't trying to recommend opening a mining operation, just recreational panning or nugget metal detecting.
Sure they don’t want you anyway. Poorly educated Trump supporters wopuld be happier in some red state shit hole..
