demolishing it and rebuilding would be easier than trying to rebuild from what is left.

I did some detective work with clues from the video and I found it. I went back in time on Google Street View and it looks like the fire happened sometime in 2020-21 range and it's been closed since then. Before that it looked pretty decent. Lots of potential, but you could spend 300K without breaking a sweat to make it nice again. Looks like the fire started in one of the bays, probably a car fire, spread to the wood trusses and spread through the roof. The things you never think that could happen~!

$200-300k to rehab. With no direct visibility to the bays from the Main Street it is not feasible. The rule of thumb we use is would your mom feel safe using it? Definitely NO! When using it, she would be hidden from site! In my area of the country, the south east, the cost of sticks and bricks has out paced the incomes of a ground up self serve, which in my opinion makes existing ones worth more. I don’t know about your area, but our cost of business over the last few years has gone through the roof.

TBH, that cheap prime realestate to buy and offer to buy the hertz land. Demo both put a newer car wash right on the corner and than use the remaining land turned into office studios for to be rented out

$200,000.00 lol id say more in the realstic range $2 million at least the roofing alone is at least 100 grand new electrical service thats at least 25 grand plus what the city power company will charge you for pulling new service lines underground thats maybe 10 grand then to rewire the entire place at least 75 grand and the drain pits and plumbing thats at least 50 grand . then you need to add city permit costs and you need a certified electrican to do the work from the meter in and the power company will most likely force you to install all new electrical entrance box and new meter socket box . your best bet would be go see the former hertz rental place since they went bankrupt back in 2019 you probably could get a better deal by buying the hertz lot knock the wall down . but the cheapest is knock the whole place down start over . chris look at the building across from the carwash it looks like an old service station with a bunch of bays it looks in better shape .

Bad location. It’s been closed for a long time over 10,years

In my neighborhood, around the corner are 2 not so well maintained car washes. One with 6 bays and one with 7, and both are on very busy streets, both right off the freeway too. Would be an amazing investment for anybody.
