Will The NAR Lawsuit Affect HOME Buyers & Sellers

Buying or selling a home in 2024 is about to get turned upside down with the proposed NAR Lawsuit and Proposed Settlement about to get approved in July 2024.
How does the NAR settlement and lawsuit affect home buyers and sellers moving forward is something that only time will tell. Does it affect buyers negatively or positively or does the sellers win either way.
Regardless if you are buying or selling a home in 2024 or beyond this NAR Lawsuit will shake up the real estate industry as we know it, but its honestly not that bad as many make it seem.

    Thank you for the comment. Ideally nothing‘s gonna change in our industry. It will be more work for the realtors and real estate agents who do this 7 days a week, they’re definitely will be some bumps in the road ahead of us regarding buyers and sellers. the experience agents will find a way to educate their clients and help clients make a better decision. What is best for them at the end of the day

    Considering the pending NAR settlement... 1. Will listing agents be prepared to accommodate every showing if the seller opts not to cover the buyer's agent commission, as traditionally facilitated through key code access (or the like)? 2. Additionally, how does the listing agent plan to manage their availability across multiple listings, considering the logistical challenges of attending every showing? Something typically managed through depending to the buyer's agent. This will certainly impact a listing agents capacity and annual earnings potential. 3. Alternatively, is the seller willing to assume the responsibility of granting access to unfamiliar parties, a task and associated risk typically handled by the buyer's agent? 4. In light of security concerns, if the homeowner assumes the role of hosting the showing, are they fully informed about the implications of their interactions and statements made, in terms of financial considerations and ethical standards in real estate practices?

    You brought up a lot of other topics that I am working on for another video already. There will surely be sellers who don’t understand how much work goes into selling a home. Time will only tell how much these changes will impact listing agents whose sellers don’t offer compensation or seller credits to the buyers. Listing agents will be in many cases not able to handle lots of listings if sellers stop offering compensation. They won’t be able to meet the buyers, handle the additional phone calls either .

    Buyers can directly deal with the sellers. No need to pay 10s of thousands to the agent who really add nothing to the value.

    While there are plenty of agents who do not bring any value to their buyers / clients most agents actually bend over backward for buyers and make sure they don’t overpay or get stuck with a bad home which ends up saving buyers more money in the long run. I have helped save my buyers up to $ $55,000 of the price of home that was only priced in the high $500K range as of recently when the buyer said it wasn’t possible, so I would say I bring lots of knowledge and value to a buyers who needs a buyers agent on their side.
