...all of this was defunct orange groves when we moved to PSL (off Becker east of 95, in December 2008) and there was NO access from 95 until about 2010 when Becker cut through...it was absolutely desolate until about 5 or 6 years ago...Thank God I don't live in an HOA......those 'cottages' reminded me of the POW huts in the Great Escape when they were first being built a year or so ago...

Not too many concerns. You do get a little privacy in some situations which is good .

May I ask how much is your home Insurance?

You are welcome. No location is perfect . Taxes are slightly higher in Port St Lucie but home prices are more affordable and homeowners insurance is much lower than many other areas when compared to Palm Beach, Fort Lauderdale etc.

That was the model in the community. But that home there is one coming available. That’ll be ready around October 2024 with no pool. You’re looking around 2.9 million, the pool probably another hundred and $50, thousand-$200,000 approximately.
How in the world is this home worth 450k ? I live in Tradition and it’s not worth it. Might as well pay 500k at Lake Park…
Question Is the second floor block construction or wood? Also is the roof asphalt shingles or tile?
Block construction. Small portion around one of the upstairs bedrooms over garage has wood frame just due to design . Shingle Roofs. Cadence at Tradition only offers shingle roofs

Are there any homes that have Jupiter farms elementary and independence middle school in their school triangle?
Sadly no. If you go to Jupiter Farms Elementary then you would go to Watson B Duncan Middle, If you go to Jerry Thomas Elementary then you would go to Independence Middle school. There is no variance etc. Unless the zones change slightly in coming years which is probably not likely would be the only chance it could happen but I've never heard of any talk about this etc.

While everyone thinks all homes are overpriced nowadays, I agree that the market went extremely high and through the roof over the last few years and we as Real Estate Professionals are even in shock, at least I am. Too many people moving to Florida is creating this demand, not all areas in Florida are doing as well as Palm Beach, St Lucie, Broward etc and we have a stronger market than many others here. Just for reference vacant 1 acre lots in Loxahatchee are still selling for $185,000 - $225,000 in this area, this does not include lot prep, fill etc. Personally I wish home prices would come down but I really don't see this happening and still have a job to do and help clients buy and sell properties so I will do the best job at marketing every listing and giving home buyers the best advice. Just a few years ago, prices were here around 450,000 for the same house
I like the property on the outside a lot. Now in the interior the sitting area off the kitchen it wasted space. Why not put a table there and make it a breakfast nook? There’s no wash basin in the laundry room. And pocket doors entering the master if not a good look. It just feel like there is a lot of wasted space in my opinion. But that’s why there is a lid for every pot. Good luck on the sale. Have a few buddies who live in Lox.
You can. The owners never eat at home . Plenty of room for a small to medium table in that area.

Everyone has a right to their own opinions. A new home recently sold for $460.00 per square foot and was no where near as nice as my clients home. Everything is super expensive right now and I get it. It’s making it hard for me as a Real Estate Agent to swallow these prices and I’m trying to buy a home this summer.

Don't buy a home in Florida unless you can afford to pay cash for it and can forgo the insurance, which is mandatory for mortgages. Just be ready to get a new roof every other year and a new paintjob. That may be a lot cheaper and easier.
This house was built in 2020. But I agree of the home is older and roof is older then valid point. I instruct all my clients to make sure the roof is new or as new as possible or they need to be prepared to replace it asap

It’s only worth what someone’s willing to pay. Had a buddy who just bought a house in the Carolina’s and he actually admitted he paid 250k above asking. I told him you’re nuts for doing that. But he’s paying all cash so it didn’t matter. I’m not emotionally attached to any object. His wife loved the house and so he told me happy wife happy life. I’m not in agreement to be honest. Forgot to mention that it’s a vacation home for my buddy and refuses to put it on the rental pool. Told him it’s good to be wealthy 🤪.

When will Becker road be opening?
Becker Road is open west of Village Parkway to the Belterra Community, there is another new community being cleared farther west of Belterra, I heard its going to be luxury 55+ community or a Luxury builder called AKEL but I could be wrong on this. This is the article I read before below. Akel Homes, a premier South Florida homebuilder, has announced the commencement of the construction of the Becker Road extension and Sundance in Port St. Lucie, Florida. The four-mile Becker Road extension will connect Village Parkway to Range Line Road and will be a two-lane road with a divided landscaped median. @@markbryant1743 Nothing at all, we don't always hear this information, I do know they are planning on extending SW Becker Road all the way west to Lake Okeechobee. I have a client / buyer using me to buy a home in Port St Lucie who works for Costco and they are expanding Becker Road at some point. It will stretch all the way to Lake Okeechobee, not sure exactly etc. But this information came from reliable sources so Its probably accurate.
Jupiter Farms is not a city either...start calling Loxahatchee The Acreage!

Pools can’t be built during construction. You would need to wait till you close on the home to Start etc

As soon as there is a finished Graham Floor plan / home that I can get access to I surely will . The only other one that was being built recently was under contract and I couldn’t get access to that particular home etc.
