    There are a lot of people moving out of Florida. The property taxes, property insurance, car insurance, overcrowding is just getting out of hand.

    That reminds me of the Yogi Berra quote: "Nobody goes there anymore, it's too crowded." The crowds are part of the price you pay for living in paradise. To some it is worth the trade-off, and to others not. I hear the winter crowds are much smaller in northen Minnesota.

    We’ve owned a lot at The Great Outdoors (TGO) in Titusville, FL for about 8 years. TGO is near Cape Kennedy. We watch launches 2 to 3 times per week. TGO allows all types of Class A, B, C, trailers and Super C’s. You can buy a lot, house or what ever you want. Our area of Florida is not crowded. It's very easy to get to stores or restaurants. If you want to cruise, Port Canaveral is close bye. TGO is surrounded by the St. John’s River Persevere and there will never by any building next to our Resort. We have a top notched Nature Center, Golf course and lots of other amenities.

    It’s a small world after all. We had a lot a Myakka River Motorcoach Resort like Izzy and MJ, soLd that last year and bought a house at TGO as our “homebase” and we love it here for so many reasons. It is not crowded yet has all the amenities you need, great beaches nearby, Port Canaveral for cruises, Daytona Beach, St. Augustine just north, walk out to the street to watch rocket launches, deer walking around the neighborhood, all the amazing things to do in Orlando ( Universal and WDW 50 minutes from our front door, Orlando Intl. Airport 40 minutes away. MRMR is beautiful and has many friendly people, and sunsets over the river are beautiful. We love the Titusville area and so glad we made this decision!

    From Montana, husband from South Dakota. We currently live in WA state..😩 we have great jobs. Though we've seen and know a lot of people who have left this state. What we keep hearing is that they are going to Montana, Idaho and Florida. All due to Covid. It's interesting. Not sure where we will go, or if we will stay here after retirement. But not going back to Montana too many outsiders it's to costly and crowded.... We have a few years anyone have any suggestions?

    Another Florida native here. I was born and raised in Naples. It was a wonderful place to grow up in the 60s and 70s. Since the snowbirds have discovered the area, it has gone steadily downhill. The whole city has become a concrete jungle which makes the heat worse. Everything is overpriced and almost unavailable for the full-time residents. Some of the snowbirds are wonderful and are inclusive to everyone around them. Some are rude and act entitled. In other words, it is all normal for an area that is a winter home. Naples was a wonderful city (small), and everyone knew everyone. Not so much anymore. I left my hometown because of the traffic and crowds.

    I grew up on Anna Maria Island in the '50s/'60s and after marrying moved to Port Charlotte and by 1976...started looking for somewhere that wasn't bumper to bumper traffic. We had a chain of coin laundries and one day while talking to a customer and mentioning that we were thinking about moving out of state he suggested we try Arkansas and went on about how wonderful it was. So I asked if it was so great, why was he here instead? His response was pure gold..."my mother in law". Moved there and will never leave. Oh, and I don't have a m-i-l ;)))

    Yes I live in Lake Worth Beach Fl. Traffic has gotten horrible. That's why I will be getting a class C and hitting the road until I can find where I will land.

    My wife and I went full time in November '23 and wanted a "home base" to return to in the summer, so sort of reverse of what you bought your lot for. We close on our house in a few days and will be living in our Class A full time at that time. We purchased a 2 acre lot about half a mile from our current lake house so we are still close to all of our lake neighbors that we have become close to over the past 13 years. The lot had a double wide home on it at one time, so W/S/E was already there for us to connect to. Our plan is to winter south (we spent the winter of 23/24 in Florida) and summer back here in Indiana at least part time. No HOA fees for us, taxes are next to nothing, and we paid cash for the lot so no payment/interest. We plan on full timing it for at least the next five years, then building a house on the lot. Undecided at this time if we will give up the motorhome, or continue to winter down south. I can understand why you sold as the investment didn't check off all of the boxes you needed. Happy to hear you came out in the black on it.

    I bought in 2019 in Michigan where my son lives. I got a lot for $15000, HOA is $40 a month and Taxes are about $500 a year. My son retired Summer 2023 so when I went south he set up his RV on the property. What a deal. He is setting up a business just a mile away. Yours was good too as you owned it without losing money. Florida is getting more and more expensive, it is beyond my fixed income now, even when I use my Thousand Trails because some of those in Florida have limited stays in "high season". As well I like to settle for 4 months in the south and use my lot in Michigan for five months. I use my Thousand trails for stays in the spring and fall, for a total of 12 weeks of "free" camping.

    I bought 5 acres with a lake view . It already has power and water with two spots that have 50 amp electrical for each. No sewer but with very large holding tank that is pumped out once a year. We use it a couple of days a week. We think it was a good idea and it seems to be appreciating in value. Good luck with your next purchase.

    We originally wanted to buy just what you had and the more and more we look into Florida it looks like an overcrowded mess. We’re now considering Buena Vista in Orange Beach. It’s cooler in the winter for sure but it’s so much less crowded.

    Thank you for another great video. I don’t understand people that are hoping that you fail that makes no sense. We enjoy this channel and feel like we are going on a journey along with you guys and it is interesting to see how things work that we otherwise would not get to see, thank you for sharing your journey with us. Also, very excited that you guys might get a Super c that is something that we are considering we have previously owned a Fleetwood bounder and a southwind but we are very interested in the Super c world. We did rent Jayco Seneca on the Kodiak chassis and that was nice, but I am interested in one that is on more of a semi truck chassis so thank you again and we look forward to seeing more of your great videos in the future.

    My parents lived about 8 miles from that resort in Englewood. We love the area. I recently retired and we bought a lot in Pelican Lake in Naples that we will stay in Dec thru March and split the rest of our time traveling and being at home in South Carolina. We looked at your community (before your lot was on the market). Congrats on your experience.

    Congrats on getting it sold and making a little profit. We lived in Sarasota '79-'81 and the winter time traffic with all the snowbirds was bad then and of course way worse now. We have spent JAN in Indian Shores the past 7 years and the traffic is the worst thing about being there for sure and a big reason we are happy as clams just to hang on the key and enjoy beach bum life.

    Hello MJ and Izzy!! This is a really awesome video that is filled with many considerations and experiences. And, it sounds like you two were able to capitalize on a mutually beneficial transaction for you and your buyers. Yes yes yes...there are many pluses and minuses with purchasing an rv lot. Heck, there are pluses and minuses for everything in life. I am super happy you were able to enjoy this lot for the time you had it, I am happy you were able to make some $$, I am happy you experienced lot ownership and learned some things, and I am happy that you now have more freedom to explore more vice be "tied down" to a lot (though, a FL rv lot would have made for a great base camp just as your home in NJ. It is ALL good!! Wow...I can vividly remember your videos that indicated 5 years till retirement. And now, it is less than 1.5 years! My mom always tells me to not wish my life away.....but I am super excited for when you can hit the road and not be time restrained!! Happy Mothers Day tomorrow, MJ!!

    My wife and I have discussed buying a site also. Biggest concern is something you pointed out, winter time usage. We want to be there but this is prime rental season. We are staying at Buena Vista this 4th of July and VERY much looking forward to it.

    Yes traffic on the gulf coast and southern east coast but not that bad on the central east coast where I am, especially from late April to November.

    I’ve spent some time down there and thought the resort was nice. This year was looking for some investment property to acquire and had my team do a deep dive in the available lots (with not structure). Was advised to walk away for the asking prices were way too high and have not retreated from the Covid highs. I’m now seeing one’s up for sale or sold had to drop the price quite a bit. Glad I walked for I just closed on a waterfront property on the Intercostal Waterway and got it for a steal. I thought your site was priced high but glad you were able to sell it. Now you can move on to what you really wanted. 👍

    Congrats on the sale! I'm really surprised you made a profit in this environment. We live in FL year round and almost bought a lot 20 mins from our home in the newest RV Eco resort coming to the East coast of FL. It's going to be one of the nicest RV resorts built. Spa, gym, pools, wave pool, lazy river, restaurant etc. It's called Cabo Rio. Initially it sounded like an awesome idea but at around 190k we decided to invest our money in a small home in IL so that we can spend time away from FL in the hot summers! I own a lot of real estate including in NJ where we lived for about 10 yrs. I think buying an RV lot doesn't really make sense unless you're planning on downsizing and living on it permanently. But if you're just buying a lot for a vaca property it doesn't really make sense. The whole point of owning an RV is to be able to go wherever you want whenever you want and not feel bound to that one property. I do think a lot of younger buyers will consider RV resorts since a lot of them have been priced out of true home ownership. Btw I've seen some very competivately priced RV lots in Ellijay, GA for under a 100k. Closer to NJ, can be used all year round and no congestion. 😂 GL!

    I remember thinking back in 2022 when you first bought the RV lot that it was a smart purchase. Making 24% in just two years certainly bears that out. What else could you purchase that would realize that much gain! But I also understand that buying a lot in Florida can be at odds when, like snowbirds, you want to use the lot, the typical peak seasonal timeframe, and the off season can leave it unrented. So, I think selling makes sense, congratulations! Florida certainly does get crowded in the winter. We do see more traffic in this area in winter (just outside of Crystal River, which is about an hour and a half north of Tampa), though not quite as much. It's one of the things that drew us to this area 17 years ago. Wow, has it been that long already?!

    I hear you about the traffic and overcrowding....we own a home in Orlando and it's getting ridiculous, hence why our house is on the market as of today...we retire as soon as it sells and we're moving to NC. Between the traffic, increased taxes and home insurance, it's not affordable to retire here anymore.

    We are looking at buying a spot (Not in Florida), but not with the idea of making money renting it. It’s a place that we want to spend 4-5 months of winter at. I figured out that the annual taxes, and HOA fees would only pay for about 6 weeks of renting a spot in the resort.

    Come to Bay Lake Motorcoach Resort in Polk City Florida. Only Class A and Super C's here. Its a really nice place with great people here. We play poker every Thursday 🙂

    Sounds like y’all were very fortunate it appreciated. Glad it worked out for you. The reason you sold is why we haven’t decided on anything yet. We plan to wait until we’ve traveled a while before making a decision about where to purchase. We may even buy a small house with a little land instead and use that as a home base. Lots of time before we need to make that call. Time will tell.

    Lenders wont give a good value on the land, the mortgage is on the house. fHA and VA were a no go back in 2010 when i bought a 3BR rancher on 16 acres.

    Naples resident here. Traffic has always been bad in season but now continues thru summer. There has been so much construction since 2020 that we can barely get out of our development😑

    Since you all love Gulf Shores. Check out Paradise Found RV resort. Brand new still building 100k you can park any type RV it’s near Dauphin Island HOA is low. You can rent out all year. We own an RV lot in Punta Gorda. We use for 5 months. We are thinking about traveling to see these lots in Alabama because we like that area. I feel if you’re not limy to class A only you can rent a lot more all year.

    Glad your property sold at a price you are comfortable with. I can fully confirm the financials you presented. We're hoping to start spending winters at MRMR in late 2025. Hoping to like it there but we feel that the lot is an investment in case we don't.

    I moved to FL from Poconos PA in 2006 to be full time entertainer at a venue... Best thing I ever did. BUT yes traffic is becoming unbearable with 5-6 accidents a day within 7-8 miles of our house in St Pete. Leaving tomorrow for the UNBELIEVABLE RV tour for a few months across the north. Its almost as bad when not in snowbird season. I'm a bit "Florida'd out" but when we get back I'll be recharged a bit. And the HEAT... the HEAT!!!!!!!!!!!!!!!!!

    Yes the Heat! I’ve always said, if I’m going to live in Florida, I want to be closer to the ocean. The ocean breezes help! My daughter has a house in Port Charlotte, and I have been on extended visit, and she is a few miles from the ocean, as the crow flies, it’s hot

    First, I want to say to Izzy, get ready....15 months will go quickly. I started thinking about full time RV living about 3 years ago. I knew that I had to wait til I hit 25 years. It has gone by so fast and now I'm about 7 months away. I'm also in CID and I'm sure we will both find things to keep us busy in the next chapter. About the RV lot. Unfortunately people are gonna hate. I think y'all made a good decision at the time, but this lot didn't work the way y'all had hoped. It does not mean that buying an RV lot is a bad idea. You made me think about how the lot will rent during the entire year. I'm glad y'all made this video. I watch y'all faithfully and will continue to do so. I wish y'all the best and hope to meet y'all on the road. You should come to Texas. So much variety and lots to see and do. Safe travels and watch your 6 brother

    Aww too bad your lot didn’t produce enough income as you would’ve liked. Yes Florida is a seasonal state and for those of us who are in the service industry it can be difficult in the low peak seasons (April-October). Though it is never a waste to try something out. Experience puts a lot under your belt and you really start realizing what you really want and need plus you can help a lot of us as well. Yes as a Floridian since the early 70’s I’ve never seen so much traffic in the central Florida area as I have in the last couple of years!! And peak season is even worse. Cost has almost doubled on most things here as well and most retirees are forced to try to find extra income to survive so I think you guys made a very wise decision though it would’ve been nice if it had worked for the both of you but you simply have to do what suits you guys all the way around. Thanks for sharing your experience with us all. All the best in your search!!!

    Great News !! Re-invest in Tennessee or short term, Liberty !! We have thought about it but like you, we are going to be on the move a lot and feeling like we have to be in our lot because it's paid for isn't something we want to do. We will always have a home in Maryland, this is where most of the family is so buying something else probably wouldn't work for us, unless it was just an investment. Great job !!

    Just be careful where you buy. Jefferson county and Seiverville county have restricted RV’s to RV parks. No more buying a few acres, putting septic, water and electric. We were hoping to permanent RV on my daughters 4 acres but they changed the zoning in March of 24. Only previous RV’s that have been there prior to the change are being grandfathered in. Now we are looking at building an addition.

    Smart move. Beautiful place but comes with a big cost. We thought about looking for a piece of land in the southern states to go to in winter but money and health issues threw a wrench into that plan.

    A 24% return in 2 years on an investment is a good return in the past few years. If the rental brought in mores than any cost, including any financing, then that's even better. The wife and I have talked about investing in an RV site near our daughter's home in Texas but we're only there a few weeks a year and have never had an issue finding a place to stay.

    Not for me....HOA, dues will kill you as inflation continues to climb. Some of the higher end places want way too much for a hut and a small kitchen. I hate to be e tied to one location and do not like to rent my stuff out. Good job selling!

    funny you mention these.... I have snap pads and bought the camco flex pads for some extra leveler height on sloped ground. I would have skipped the snaps for the camco if I'd found them before I got the snaps. PLUS I use them instead of the yellow blocks when in a situation I need to

    Glad you did well on your piece of land. I have lived and still live in East Central Florida between Orlando and Daytona Beach since 1970, and yes, definitely the state population has increased like crazy and yes, traffic has been and will continue to be a nightmare forever. This is due to the fact that in the early 60's, unbenounced to Florida Officials, Disney was quietly and anonymously buying up thousands of acres of land all over Central and West Central Florida for many years, before announcing that they were going to build Disney World outside of Orlando. When they publicly and finally announced they were coming to Florida, they specifically told Florida, build your roads, build your infrastructure, build your hotels and restaurants and highways and plan for millions of extra people and tourists coming to the state beginning in 1970 when they planned to open. Florida thought the Disney people were crazy and refused to do much at all to prepare for Disney. Once Disney opened in mid 1970, the state was completely swamped with people who came from all over the world to Disney. Unfortunately for Central Florida and much of the State, the number of people and the amount of traffic has completely and totally overwhelmed the state's ability to get ahead of the problem. They simply think small and really do a horrible job of planning particularly when it comes to roads and infrastructure. They really need to take some advice from Texas or California when it comes to actually planning and building the highway system. It literally takes forever to add a lane to a highway down here. When I lived in Texas from 1984 to 1994, I watched the Dallas / Fort Worth area explode with business and beautiful highway and infrastructure systems that were well planned and really functional with simple things like two lane off and on ramps and 2 to 3 or 4 lane one way side roads running parallel to the interstate so if there was an accident on the interstate, traffic could simply be routed off the highway to the sideroad for a mile or two and then everyone gets back on the interstate and down the road you go. Here in Florida, for the most part, these idiots never thought that far ahead, so if there is an accident on I-4 for example, everything gets shut down until the mess is cleaned up, sometimes in both directions depending on the nature of the incident. Just no planning, short sightedness everywhere you look. For example, a few years ago, a commuter rail line was put into service which for the most part travels on existing Railroad tracks used by Auto Train and other major train systems. It runs from my town of Debary Florida south to Poinciana. They spent millions to get this thing running and believe it or not, it does not go to a single theme park or airport!!!!! And it only runs 5 days a week from about 6am till about 9pm with trains running about every 30 minutes during rush hour to every one or two hours during the middle of the day or evening. It's just really stupid no matter how you look at it. Yeah, it takes a few people to work every day so that eliminates a few cars on the road, but wow, talk about a missed opportunity!. This thing has been running for 10 years now, and still you have to get off the train and get onto a city bus to get to the Orlando International Airport! Like I said, no planning or little planning way to late to be effective. It's just a mess and will not get better in your lifetime or mine, LOL. I too am retiring soon and will likely be looking to leave Florida due to the congestion, crazy property taxes and Skyrocketing Homeowners and Auto Insurance Rates that seem to increase by 25% to as much as 62% for me this year. In the last 5 years, my Homeowners Ins has increased nearly 400+ percent and nothing about my home has changed. It's totally crazy! And I live well inland with no water anywhere around in a high and dry little quiet retirement community!. Anyway, I hope you enjoy your time in Florida.

    Did I hear you right, the HOA was 425.00 per month and the taxes were 2100.00/ year. My Brother stays for multiple months in a RV park in Florida on the east coast and it cost him around 650.00/ month, by the month(plus electricity). Not near as pretty a site as y'all's but yikes.     Yes! My wife and I are retiring soon. We would like something near Orlando Fl and another lot near Pigeon Forge Tn. Once we purchase them we will keep them until the good lord calls us home and pass on to our children. No need for a place in PA as we are putting a RV lot on our daughter and son in laws Property! 🥰

    I'm glad you feel like you made money on it, but in reality with the opportunity cost of what you could have done with that money instead combined with the income tax hit you took when you had to claim the rental income on your taxes, the actual profit was pretty small. But hey, at least you didn't lose any money. Congratulations on that and getting out of a bad situation.

    Everyone is different and have many reasons why they do things, thus the reason why I never offer my opinion. Having said that, all the reasons you listed here is why I have never and would never invest in something like this. I would only buy a private property and have done that.

    Hate to be a party-pooper but 2024 dollars are roughly 21% less than 2020 dollars… sad thing is the dollar ain’t what it used to be. To measure the results of any investment we havta look at the worth of the dollar then and now. We live in crazy times and the US is printing money to beat the band.

    I don't understand why resorts only allow certain rv types. I do understand if the ravage or it looks like something out of the woods that you have lived in for years. But if it's new and nice looking why turn away customers. Super C can cost as much as Class A. They are just as beautiful. That's just my opinion of course.     I can see how it would be hard to make money on the rentals if you want to use it in the winter. What outher areas have you looked at besides Florida? Have you looked at Texas? What about the south west? Have you been to the Q?

    Class A only really limits its rent ability. I wouldn’t mind having a plot of land to park. Maybe bury a conex box for doomsday 😂. In the desert somewhere so when the machines take over……..😂

    I watched your entire video to educate myself on this option and you never mention the most important thing I wanted to know and that was how much it cost. You were great about the cost of owning and income from renting and 25% profit. But, come on, why wouldn't you let us know how much it cost. Unless you paid cash, there would be a mortgage and that would play into the monthly expenses.

    shucks wish i would have known about the sale i would have been interested.... as for the crowds in FL, well it is no different there than any other sunny place in the winter months!! we go to destin yearly and do so when the crowds/school/festivals are in the off season, even then with all the new building and influx of folks it is still very much busy on the roads and it IS noticeable each year.... whadda u do?? glad u made a lil profit on the sale that is all u can ask for in the end, and yes there is much more to see, kinda the reason we own this type of vehicle so get out there and enjoy as soon as retirement hits!! good video 🤠

    You know as someone who is getting close to full on retirement myself I’m not really looking to make investments. I’m looking more for what do I want to do. I just want to go off comfortably and retire. I have a couple pensions my TSP and other things thank you very much. The talking heads will tell you that you need $48million in a secure account to live comfortably for the next 20 years. BULLSHIT!!

    Everyone in N.J. wants to retire to Florida. That being said...the equates to the traffic whether it's traffic from the Northeast or other or Snowbirds. The traffic and population have exploded in Florida. No changing that. Most in Florida are transplants from somewhere else. And it getting worse.
