Why it's worth leaving Vancouver, Canada for Athens, Greece | Golden Visa Apartment Tour

Meat George, my friend and experienced real estate professional. He lived in Vancouver, Canada, for ten years and eventually decided to move back to Athens. We discussed the cost and quality of living in Athens compared to North America, whether it is worth buying property here and, if so, in which areas, and why George chose to live in Greece and moved from Canada.

As someone who lives in canada and is moving to greece all i can say is what the heck did i just watch. 590k for an apartment. That is expensive by canadian standards let alone what i would consider for greece. The golden visa is also a scam. I don't need one but if i did there is no way i would consider it. There are far smarter options out there.

@mvishalsingh867 FIP financially independent person visa requires a lot less than what is needed for golden visa plus no commitment. Digital nomad visa even easier if you have an income and work remotely.

There is huge price discrepancy between apartments of the same size in different areas of Athens. The average price/sq.m is 2800eur. in Athens, there are lots of 3 bedroom apartments with less price per sq.m than that, sometimes even in a building built after 2000(most buildings are from '70s).

His development and he's advertising that's all, I believe real estate in Greece is a big bubble worst time to buy wait till it pops or buy outside of Athens or older and smaller.

I'm a Canadian Greek lloking to escape Vancouver as well and plan to retire in Greece. I have to say i couldn't believe the price of that apartment as its not dar off from Vancouver pricing. Nevertheless I'm not interested in living in Athens, hope i find my slice of paradise in a much quiter place and get away from big city lunacy.

Any place outside Athens is much more quitter and affordable in Greece. The quality of housing in Athens generally is poor. So to buy a newly renovated large apartment in an upmarket area is costly. So for George who is far from his retirement and stays in Athens it will be challenging. Thanks for watching and commenting 👍

Thanks for watching and giving a feedback. It was an old building, which was fully renovated. But the structure remained. It has it charm, pros and cons. So it was not possible to build an underground parking.

An affordable housing crisis is evolving around the world. It can only be solved by a strong coordinated government action to build affordable housing. It should be built in large volumes and quickly, using private companies if necessary. Here lies the real solution to the problem and not populist statements that foreigners should be banned from buying expensive property. The segment of luxury real estate can co-exist perfectly well. @@blotski

@@sanderrecommends No right wing government is going to massively build affordable housing because it will lower the prices of all the other houses and that will not please the real estate investors , of course we can have luxury housing in parallel to affordable housing but that luxury housing should not be inherited and treated as an investment but rather as a luxury for the highest bidder with high taxation and the earnings going towards affordable housing for the masses. We do not have a problem with normal people who want to live in Greece but what is happening right now with golden visas is that foreigners are buying properties in Greece and in other European countries with similar programs just to get the golden visa and they proceed to use it as an Airbnb and then live in a popular big European city , since Athens is not a fortune 500 company hub like it was mentioned in the video. That gives the illusion of economic development and prosperity since the real estate money appear as "investments" but in reality they are not , 0 jobs are being created and most people with golden visas do not even live in Greece to spend a single euro in the economy , not that was going to matter in a macroeconomic scale.
