My hubby surprised me with a trip to Lisbon in February 2020 and we fell in love! Two trips later and we packed our car, drove from France to Lisbon, checked into a hotel, found an apartment in Avenidas Novas and never looked back! Just bought a house in Torres Vedras which is a hidden gem no one talks about...HOUSE not an apartment, beautiful view, great price and close to Lisbon and the silver coast...Just amazing!!! Oh, and we have a fortress built when Napoleon invaded Portugal and the Portuguese pushed him out right in our backyard...American dream!!! Sigh...❤Portugal

60% of high-end real estate in Portugal is bought by locals. So there are many Portuguese people with money. When it comes to people with an average income, yes, they won't afford it, but it's no different in any other big city around the world whether it's Copenhagen, Paris, Rome, Berlin etc.

@@joenandamalie That means 40% of real estate is bought by foreigners, which is a lot. And Just because it happens in other parts of the world it doesn't mean it's less problematic. How does this trend develop in the future? Do rich people just buy everything, and the average person gets exploited to the bone? How did it evolve in Copenhagen? The average person has to live somehow, and I had the idea that in Denmark young people could afford to leave the house much earlier.

@@ortonga99 I think the 40% has decreased when 2022 statistics are publicly available as Golden Visa no longer exists inside Lisbon, but either way it's important to understand that Portuguese locals are in fact buying a lot of these "overpriced" properties. I think generally we are entering an era where you will see a larger gap between rich and poor. This is a result of corporate culture taking over with ever increasing automation and a continuously higher tax pressure on the average joe. Everyone is getting squeezed these days. If you think young people can afford housing in Copenhagen - or Denmark in general - you are grossly mistaken. Among my old friends in Denmark (most in their mid-30s) not a single one owns their own home. They are all renting. And the rent is crazy high. Getting a loan in Denmark requires you to have 20-30% of the value in savings. Who in God's name has 150-250.000€ saved up in their early 30s? Times are tough for most of us!

@@joenandamalie Thank you for your reply. How is this sustainable? It is a bit frustrating because this makes everyone worried about getting their 'bag', but no one cares about society as a whole. I worry about how this cycle will end. Maybe the West will become like third-world countries, where the contrast between rich and poor is huge. And then what happens? I guess no one can answer.

@@ortonga99 I never said it was sustainable. But it's the direction of society. Not a million horses can change that, so might as well go with the flow. What will happen? No one knows. Will it be bad? Maybe, maybe not. We always make an effort to live life with a positive head-on attitude. Whatever life throws at us, we will persevere. If you took everything from us, we'd be fine. Because we have ourselves. And that's all we need in the end :)

I love u both but honestly, as a 30 year old portugueses woman, i’m very sad with this type of vídeo. I’m privileged, 30 years old, married with a salary below but close to the average and a house bought for less than 200k but It’s not a house to start a family (because my parents helped me otherwise it would be impossible). Regardless of my parents help, tese houses are completely beyond our ability to buy because there is a constant incentive for foreigners and investors to buy. I have friends aged 40 who live in rooms costing half their salary. Couples who separate and have to continue living together because they can’t afford a house individually. It causes enormous frustration to continue to say that Portugal is an affordable place to live when we receive 125 euros as a handout from the government to face inflation. I studied in Lisbon in 2010 and returned to live in 2018. It’s very sad to see the city completely lost its character, sad to reach an age where we should have stability without the ability to have an individual space, have children or be able to enjoy the cultural and gastronomic life. We live to pay expenses and save. If we make it. We support tourism but we cannot support the decrease in our quality of life as portuguese without a place where we can live with dignity. Your affordable is our luxury

You have to remember that it's the Portuguese who are selling to the foreigners. They are the ones benefitting from these high prices. And then you have your own government who is allowing the foreigners to come. They are the ones the Portuguese should hold accountable. Especially in addition the low salaries that never seem to go up.

@@joenandamalie yes It’s True but promoting that Portugal is an affordable country to live in does not favor the situation we find ourselves in. Often the portuguese sell the house for an acceptable value, investors remodel the house and the sell it for a value above what is fair. This much higher value is still affordable for foreigners but not for us! In other words, the average portuguese does not earn money, it is the investir who earns. Why is it that in Lisbon and Porto there is no possibility of buying houses from banks with special financing advatanges as sometimes exists in other areas of the country? Because before the hit the market they were already reserved for investors. And don’t tell me we can move to other parts of the country to have a lower cost of living. Im from Covilhã, studied in lisbon, went to Covilhã and i had to return because i couldn’t find work in my field in the countryside. I work in the mass market and the brands do not invest in stores in the countryside. Of course the basic problem is the management carried out by our government but this type of promotion does not help

I'm a brit that moved to Lisbon in 2013 and just recently had to move back to england because I can't afford it on an average portugal salary. Lisbon used to be the sleeping beauty of Europe, but now it's the 'New Barcelona' and is becoming ruined

Hello Maria - I understand your frustration. The same exact situation is happening in Miami (USA) with the Real Estate Market. Wealthy people from California, New York and Latin America are buying Real Estate in our city causing a demand which ultimately has ridiculously increased/inflated the cost homes and condos. Sadly the cost of living continues to rise yet the salaries continue to be low compared to NY, California, etc. The young generation finish studying expensive careers and cannot afford to buy a home nor rent due to high cost. Young folks are living with parents and grandparents because they cannot afford to live on their own in Miami. I think this situation is affecting many cosmopolitan cities worldwide unfortunately. 760,000 EUR is affordable? I almost fell out of my chair. That is ridiculously expensive for most people on the planet and only "affordable" for the rich. What are you smoking dude? And that too these prices for Portugal? Totally Ridiculous. Portugal is in an epic housing bubble and the story is similar to what happened in Spain in 2008, this will end in tears.

That same house 10 years ago, would be less than 150k.... It's incredible the prices now!!

Portugal is becoming an elite country, students can't find place to rent, and the young generation can't aford the cost of renting or buying, let see if 2023 we will see something changing this trend. BTW great video as usual.

Meh, just in very few concentrated areas. Most of Portugal is empty, cheap, and on the decline... Economy is bad, demographics suck, debt is unsustainable and climate change won't be kind to you either... Not to be rude but you should really look at your future with a numbers driven, analytical approach. This isn't rocket science. You're just one crisis away from absolute devastation and all these US geniuses bought significantly overpriced real estate, and many of them will turn into bagholders. You'll get your chance to kick them in the teeth soon enough...

I don’t think the foreigners care much about what their purchasing power is doing to us. They are fine glamouring through town with their wine glass and sleeping comfy at night in their 2,000 euros’ apartment. They forget that our economy is not strong and that tourism does not sustain development.

@@Apilif91 I know few portugueses from Lisbon and their situation is chaotic, they are forced to leave the city that tey lived for 50 years because they don't have money enough now. Obviously, tourism is GOOD, but it's getting to a point where it's kind of inhumane for the people who live there.

If it is so cheap there, why don't these "US geniuses" move there? Maybe they don't like the lack of things like hospitals, good transport systems and such? So, why are they basically (indirectly) forcing locals to go to these places? It's selfish, entitled and inconsiderate

Driving housing prices up and what about the local Portuguese? Tourism is good, it can help bring about positive change but provided its done in a controled manner......and there is no guarantee that they will take up and help preserve the Portuguese culture......which to me is what is the most important...... They must adapt to the Portuguese not the other way around....

I am visiting Portugal in 2 weeks to see if this could be my “forever home.” The most important thing to me is to study, adapt and immerse myself in the very culture that has made Portugal such a favorable destination. This part of Europe is stunningly beautiful and I can’t imagine disturbing that. My wish is to find a small cottage outside the city where I can have a small garden and room for my dogs to run around, all while immersing myself in the culture and beauty.

Holy good lord the prices there have gone crazy. I lived in south of Spain back in 2019 and would go up to Lisbon often, it was less than half that price. I’m heading back to Portugal later this year, I’ll be going to the smaller towns just because of the costs. USA isn’t any better price wise I suppose.

You have exquisite taste in travel, I agree with all your tastes. That's why I really enjoy watching your content. I have chosen Portugal as my next travel destination thanks to your channel.

To have a golden visa, you have to invest up to 500,000€ or create a job, otherwise you cannot have a residence permit in Portugal

@@joenandamalie turism is different than actually moving and setting residence in Portugal. Property prices is skyrocketing here. More and more people can't afford to buy property or rent - I'm one of them. Not to mention people in cities like Porto and Lisbon, most of them elderly, who have lived their whole lives in old flats located in the city centers are being evicted because of big investors wanting to refurbish these properties to sell / rent for 3 or 4 times more. Elderly people becoming homeless because of greedy, shameless businesses and government. I live here, I know what I'm talking about.

Muito triste… Sou da Ilha da Madeira. Tudo triplicou. E vivo na Bélgica porque não consigo viver no nosso país… É tão triste… Revoltante… Relatos de pessoas que literalmente tem de abandonar onde vivem, porque os senhorios estão a duplicar as rendas. O que é isto?! Um casal onde 1 deles é médico e outro engenheiro, não conseguir comprar uma casa em Lisboa (exemplo visto hoje nas redes sociais). É isto que queremos para as gerações vindouras?! Porque a nossa já está perdida.

Speculation is killing the real estate market, it's a buble. In a matter of years not even the Portuguese high middle class will be able to afford buying a house, when digital nomads earn 8000/month and don't mind paying a 2000+ rent for an average appartnent. But this bubble will burst soon, just watch.

at the rate prices increase in Portugal, i'm not sure this will last long. I hate barking dogs too. I don't understand why it's considered normal here. Imagine your neighboors yelling all day long? You would call the police at some point. But somehow when it's a 4 leggeds animal it's all ok.

As beautiful as some of the places are the prices seem heavily inflated and with the rising interest prices I can see a crash happening . Only time would tell but I think I’d wait a few years before buying to see what happens

Great video! At the end you mentioned you are making an update video about your own Villa -project. One year ago in your video (which you linked in the end of this video) the asking price of these ”Saudade Villas” were 1,6M€. Now thay are asking 3,3M€! I wonder how these prices have doupled on these Saudade Villas, as in average yearly rise of home prices on Madeira have been like +10%, not +100%?

Thanks! It's a combination of material prices going crazy during the last two years. Additionally, the house has more squaremeters and double the amount of features, so it's a different house. It also comes turnkey finishes rather than a shell. Furthermore prices on high-end frontline villas are exceeding 2.5m€ now, so the 10% is not correct for these kind of houses. These villas are on a different level quality wise. If you compare other high-end villas on Madeira with our, it's two different leagues which has to do with a relentless focus on only the very best materials and quality, but also an overall design that is pretty brilliant, but you will see that soon! ;)

Always loved Lisboa, and knew it was a popular destination. But, didn’t realise how pricey the properties were due to popular demand! Awesome video and great movie references ❤

Yea, and one of the reasons they went up so much is pricesly beacuse of these "influencers" promoting the country so they can make money out of their online business

Now do a video about how many portuguese people living in Lisbon against how many foreigner are moving to big citys. The landlords are rising the prices so high that locals have no other choise to leave. When that happens the landlords renovate the building and make Arbnb or renting 10 times more to foreigners You guys leave in a parallel world here in Portugal.

Mas se não fossem os estrangeiros e os portugueses emigrados os centros de Lisboa, Porto, continuariam em ruínas, e as pessoas continuariam a queixarem-se dos senhorios que não faziam as obras. Queriam continuar a viver em prédios renovados e a pagar rendas que não podem ser aumentadas desde o século passado, os senhorios não são a segurança social,e para o estado não compensa construir habitação social porque assim deixa de receber IMI,as câmaras deixam de receber taxas de construção e tudo o que se paga quando os privados constroem

While the number of Americans moving to Portugal is definitely on the rise, they (we) still don't crack the top-10 of countries immigrating to Portugal. I would also note, that although immigration has increased more than 40% over the last ten years the overall population has still decreased by 2% over the same decade due to emmigration of Portuguese people.

And why do you think we are leaving our own country? Believe most of us do that as a last resort. Due to rich foreigners coming here because it's "cheap" the local population is being gentrified and pushed out the major cities, including Lisbon, Porto and Coimbra, where the main universities are located, pushing out the students and future workers from learning. So called "expats" choose to ignore all the harm that they are doing so they can feel better about profiting from the exploration of the natives. Sorry if this seems crude, but feeling helpless while all this is happening around you, knowing you can't spend your life at home, is quite anxious as a young Portuguese.

Blaming Americans for this is short-sighted, and the main point of my original comment. I don't have the answers, but stopping immigration is not the solution either.

@@az2pt 74.6% of the Portuguese population own their house and only have to pay their Counsil tax. 10% of the Portuguese immigrant workers 10% of the Portuguese population are new citizens that became Portuguese in the last ten years , mainly Brazilians. 80% of the properties rented in Portugal are rented for under €400. You can check this data in the Portuguese national institute of statistics or in the independent one Pordata. The Portuguese leave the country due to low salaries not because of the property prices and much less due to the 7000 Americans that live in the country. Some parties , the ones responsible for the low wages , blame foreigners for their bad policies , they even say that 7000 Americans increase rental prices but that 1 million immigrants from poorer countries don't. For those parties and the media , Madonna , Michael Fassbender , Monica Bellucci , John Malkovich , Princess Eugenie and others are renting and buying the properties that the Portuguese working classes used to rent and buy. There are no houses to rent in Portugal because most of the Portuguese own their house , builders and investors know that it is bad a bad idea to sell ice to the Eskimos. The Portuguese birth rate is 1.4 per woman most of the Portuguese have their parents , their maternal grand parents and their paternal grand fathers houses to inherit. Every Portuguese kid has an house to inherit and some have two or three. You would be crazy to invest in the rental market in Portugal , that's why it is nearly inexistent.

@@terra7066 You should look at the data per region. You are committing a fallacy that is to look at national-wide statistics and assume those numbers tell you everything about a country's reality. Like in many other countries, you have two "Portugals" with two very different realities. It's nonsense to say every portuguese kid has an house to inherit. Also having a mortgaged house is not the same as owning your house in its entirety. Loan debt is similar, even though lower, than most rental prices. You are ignoring many demographical and house market trends.

Portugal is very beautiful from one end to another, there’s many many places you can move to and live comfortably and affordable, other than Porto and Lisbon or Algarve!!

Love your videos but these prices are not different than cities where people are moving from. These are not affordable unless you are down sizing from a 2 million dollar homes. If you would have titled this high end Lisbon apartments would have been better.

OK, look. She's adorable. He's funny. One of our favorite channels. These apartments make good real estate porn. But remember, the average Portuguese makes 33,000 EU a YEAR. Short of fantasy, only the 1 percent buy these. That's fine. But my guess is your viewers are young (KZread demo's) and these properties are not realistic for many viewers. Where are the Portuguese properties below 100,000 EU??? And your realtor, Maria with JLL seems perfect we'd hire her in a heartbeat but I wouldn't want to waste her time until the budget is half a million or higher. Will Portuguese citizens come to resent Expats moving in and inflating the market to unreasonable prices. I bet, yes! Following what has happened in the US is a terrible path forward. As always, worth watching but deflating and disappointing to many is my feeling. What kind of home can one buy with an income of 33,000 EU a year?

@@rir79 Most Europeans I know of have more money that they know what to do with. Good for them but that doesn't interest me. I do know that when I travel to Europe and around the world I pay a small fortune for local health insurance, so if you want me to give my money away, you get your wish. How many children do you have and how old are they? You need to plan for tomorrow and not just live for today. Can they get a quality education where you are? Are you in a city? The Capital? Or a small village? A teeny hint. :)

"Affordable" Nothing in this video is affordable. Americans(read Californians) are swarming Lisbon ruining it in the process. For them everything is "affordable". Lisbon is turning into a theme park. The restaurants are worse and more expensive by the day. I went to a bar called Foxtrot the other day. It was this speakeasy style bar, heavy smoke, cool atmosphere. Now it turned into an instagram bar, no smoking, filled to the brim with liberal americans. It was always expensive, but now it is expensive and shit. Who puts cinnamon in a Grasshopper?!? This week, I went to book a table at Bonsai. The thing about Bonsai was the ramen they did traditional style that took 4 days to make. So I call 5 days in advance to book the ramen. They don't have it anymore!!! Why??? It was the whole point of that restaurant. For contrast, I went to Dom Tacho, lauded for the best francesinhas in Lisbon. And it was EMPTY! It's all fake, it's all for looks. I wouldn't mind americans if they were real americans, if they brought with them that southern food, that Texas BBQ. But no, these "Americans" bring nothing to the table, literally.

I think you are describing society in general. Whether you like it or not this is everywhere. Old culture is going away taken over by the new. At least that’s the case for metropolitan cities. Personally, we love Lisbon. Yes, it’s more expensive than five years ago. But can you name a place where that hasn’t happened? No one can afford to live inside Copenhagen unless you are earning a lot of money. In Lisbon it’s still somewhat reasonable, but of course not from a local’s perspective, but what is the solution? Golden visas for Lisbon no longer exist, but foreigners who actually move here can. With remote working continuously growing we will -for good or bad- see a growing international population in places like Lisbon. We ourselves are a productive of this.

Definitely - was in Cascais recently and a lot of the backstreets looked like a hipster theme park. Don't even think the Euro tourists were interested in the style of restaurants (or the prices). On the surface I thought it was really sad but I guess they're catering to a certain type of customer (read American). Most bars in Lisbon just assume you speak English when ordering these days and look a bit confused when you speak Portuguese

@@kyo778 In August I went to Albufeira, for a work meeting and decided to see how the restaurant prices in the touristy streets were. I was shocked. I was shocked to find out that restaurants for the British tourists were CHEAPER than restaurants in Lisbon. So, you are absolutely right, restaurants for euro tourists cannot get away with those prices.

If your salary is 850€ you probably shouldn’t live in Lapa which is among Lisbon’s most expensive neighborhoods. It would make more sense to live i. The outskirts, but yes. We agree it’s difficult for locals earning these salaries, but that’s generally how it is around the big cities. It’s for international citizens these days 😶

@@joenandamalie I'm sorry, but that is not always possible. The further away from Lisbon you go, the less job opportunities you have. So most people end up living in the outskirts like you say, but have to commute 1, 2 or 3 hours everyday, just to work a barely livable wage. That is not taking into account the money you spend on it (minimum 40€ a month), food expanses, electrical and water bills. And to say that "you should not live in Lapa", just shows your ignorance about how the prices in Lisbon rising, also affects the prices in the outskirts rising. Maybe you can get lucky and experience it sometime ;)

@@anneofgreengables1619 - you should really go to Lisbon and see the incredible effort there's gone into restoring almost the entire city center. Before the boom in 2015+ most of Lisbon was in decay and abandoned. They have maintained the facade of every building where it's been possible. Of course if you want crooked floors and walls and old tea kitchens from mid-1950s, you will be disappointed as these old buildings are new inside and modern inside.

I’ve had a home here in Portugal for twenty-one years, relocating permanently two years ago from the US. I absolutely love the country, its people and culture, not to mention the many other positive aspects to this lovely corner of Europe. This being said, I am convinced that there will be, sooner or later, a reckoning insofar as the influx into the country of the likes of me and my family. Gentrification of the cities, particularly Lisbon and Porto, is occurring at an unsustainable pace. Many Portuguese are finding themselves locked out of home ownership by skyrocketing housing costs while attempting to sustain themselves and their families on comparatively meager wages. Though traditionally (at least for the past several decades) a tourist destination, the same is occurring in the Algarve. Although the government has taken some steps to alleviate this issue by eliminating the Golden Visa program and placing a moratorium in short-term rentals, other problems due to loose immigration policies persist. Public hospitals are experiencing rolling closures of specific departments due to a shortage of skilled medical professionals and financial stress on the national health system. It is my opinion that at some juncture the state will have no choice other than to close loopholes in the tax system that are benefitting expats at the expense of the citizens and national infrastructure. If the current policies haven’t yet raised eyebrows, it will only be a matter of time before the EU and Schengen Area take notice of this open door on the Iberian Peninsula. Despite English being the emerging lingua franca, many expats come without making a sincere effort to learn the language. The Portuguese are an incredibly warm and welcoming people whose generosity is yet another attribute of this wonderful country. Like all people, however, this hospitality is not without limit. I fear that we are testing the patience and means of our hosts.

Thank you for this, Timothy! Everything you wrote is 100% true. We are crossing a HUGE housing crisis with the average salary being 1600€ and a 1-bedroom apartment costing around 900-1000€. Although I do love living in a multicultural city, I do think it's unfair that we are being kept from the fundamental right of having a home to raise our children. I have a good job here, earning more than the medium wage, and I still can't find a decent place to live and raise my baby. Unfortunately, the blessings of some are the disgrace of the country as a whole, and we’re all so sick of ex-pats buying all of our housing to make a profit when most of us have nowhere to live. I have friends who are over 30 and still have to live with their parents, single moms who have to rent a room because they can't afford to rent a whole, and divorced couples who still share a house because they can't simply afford to move out. People are desperate and highly disappointed with how the state failed us and how most of the investors do not care about what they’re doing to the people who actually pay taxes and work in this country.

Sorry but why we are normalizing these high prices?? And some of these properties still need some work done 😅😅

Well If you whant to stay in Lisbon you will pay A LOT (crazy values like the ones sugested here), but for those values you can buy a lot more and with even bether quality live style, plus cars, and even boats... SO I really sugest that any potencial buyer to see more and ask for more opinions, juts to be VARY HAPPY one this small litle garden. Respect Us and you will be just like our family. Enjoy

We are. Half the population is outright poor and can't afford heating for their houses during winter and foreigners make fucking vlogs about how cheap Portugal is. They're ruining the current and upcoming generation of portuguese people by inflating the housing market. I am technically in the top 5% highest salaries in Portugal and STILL CAN'T BUY A HOUSE NEAR LISBON. It's fucking ridiculous.

Yes, the Cascais villa for sure. But most would get a mortgage and put down 20-30% themselves. That means you don't have to be a millionaire. Far from it :)

Thanks. Of course 3.1 and 2.2m € are for wealthy people, but 500-700K are not reserved for rich Americans only. That price range are for middle class Americans. Next video, we might venture outside Lisbon to see more affordable housing.

What locals are you talking about? Because 60% of all real estate in Lisbon is bought by Portuguese locals. If you mean locals with average incomes then yes, they won't be able to afford these homes. I don't see any solution other than the Portuguese people somehow come together and raise the low mean income. That's the big problem. For some reason Portugal has been unable - or unwilling - to raise the salaries even though prices have gone up. Perhaps corruption is part of the explanation, who knows. All I know is that it's terrible that salaries are so low in spite of a booming tourism economy. What the Portuguese government needs to do is make it more appealing for foreign companies to open up shop here. That could be tax benefits similar to NHR for foreigners or something alike combined with an obligation to hire locals with higher minimum salaries. One of the things we have learned after living in Portugal for five years, is that Portuguese people (and even companies) are more focused on saving money than making money. If this focus could shift to making money and be more opportunistic, I think we could see an overall increase in the salaries. We kind of want to make a video on this whole topic, because there also is a psychological element in all this. Perhaps it's generational pain from the Salazar era, but we would have to dig deeper and interview more locals.

Hi Amelia and Joen, so good to see you back in Portugal. I’ve missed your videos, I have had a love affair with Portugal all my life and just love seeing you explore all that Portugal has to offer. So much more than large fridges 😂 My family live in Azenhas do Mar, I spent most of my childhood holidays there and can recommend a lovely traditional Portuguese restaurant “Adega das Azenhas” and I highly recommend taking the tram from praia das Macas to Sintra, it really is lovely to see real Portuguese homes, can’t wait for your next video, much Love Julie

Not anymore it’s not affordable … since American scrued it up for everybody now real estate is unjustifiably expensive. It was different 2 yers ago . It’s going to change soon and Portuguese will sit with expansive real estate on there hands 👍🏻👍🏻bc Americans will fined somewhere else to go. Plus most of homes are so purely finished.
