Well, as a foreigner, you can't really buy land unless you are married to a local. And by the way, even if you are married to a local, make sure you are not supporting her whole family. There are a lot of women who are taking expats for granted. I'm saying this as a local guy. Marry someone who is educated, single without a kid, and has a job.

Foreigners can buy but can't register on their names even after marriage. That's why they register their properties on wife's, children's and friend's names

@@Alex_Kosh Hey Alex. No. Foreigners can't buy LEGALY. And knowing that foreigners can't own land legally, whoever sells land to a foreigner is a fraud. They can take that land away from you anytime they want. The best thing to do is to rent land for, let's say, 20 to 30 years. At least both of you are legally protected.

@Alex I think Kosh Abyan is probably right. He is a local person. Non-Philippinos can't buy land, they can only pay for land. Buying implies possesion/ownershiip by the buyer, which can't happen for non-philippinos. As you mention Alex, it ends up in someone else's name.

@@Alex_Kosh This is such bad misinformation. "Buy" in my books means "own". "Own" in my books means registered in the buyer's name. A foreigner can be on a land title but only WITH their Filipina spouse, and CAN inherit the land if the worst happens and the Filipina passes away. However, they can then only sell it to a Filipino citizen, they cannot pass it to any non-Filipino upon their own passing. You guys really need to do your homework before giving misleading info. I am not talking about Condos here, that's a different story.

Just a reminder, Foreigners are prohibited by our law purchasing a land/lot here unless you are married to a filipino citizen. You have 2 options, lease the land/lot for 50 years or you can buy a condo unit.

Hi Alex, thanks for this video about all things to lookout for when buying property to build a house. It sounds like if you don't do your research it could be easy to get a bad deal. Perfect timing for that cow to moo towards the end of your video. It's funny that it was all by itself.

In the province if you build the house maximum cost will be 2m pesos,. Nice location is near to the beach... you can relax with freshing air not toxic and polluted..

When you build your house you have to make your flooring higher than the road to avoid the flood going into your house.🙂

Alex, you should record your due diligence, in print, and quote the philippine real estate laws that apply to foreigners. Monetize your efforts. Your time is more valuable than the land you're seeking.

Fyi, there is a clear law that limits the property line of a residential property. i think if i'm not mistaken, it is at least 50meters away from natural waters like stream rivers seas ect. and the kind of land must be a residential land or else you have to deal with a public hearing in a court to be able to convert a agricultural land into a residential land. but above anything else, you don't have to worry to much about access or roads, cuz if your residential land will purchased legally and successfully, the state will probide you for that rights. I have so much more to explain but this comments goes to long. well, have a nice life. good luck 🤪

But you can't grow flowers or vegetables, they will eat everything. In California people rent out goats to clear their land. They like to be environmentally friendly, but also have big houses and big cars???

That's the usual procedure when buying a property in the Phl...you start wd a Tax Dec. Or Mother title then start wd the transfer of ownership to make it legal.. You are on the right path.. Local buyers also experience the same procedure and expenses.

There is one important issue you guys forgot to mention.....neither of you can own land in the Philippines.....if you marry a Philippine national then it can be purchased in her name. You can obtain a lease but not from family members. So it's great advice as to the purchase of property thanks but don't say 'we or you' are buying land

Well you miss the point of the video. Its still US buying the land, even if we have to have a filipino corporation, or a wife to put in their name. But that's not the topic of the video. The topic is what to look out for when looking for your land. We are the ones looking, paying, investing etc etc etc, so we need to know these things. The legalities of titles and building permits can be in other videos

If you’re old and married you don’t care anymore. You will die earlier than your younger wife and the property will be your Wife and children if you have any or your step children. Material things you cannot take with you to your grave. Make sure you ha e a pre nup by a good lawyer so when your wife dies first you have the right to sell your conjugal property.
It's not right, not to tell straight that foreigners can't by land in PH, TH etc.

You can only buy land if you are married to a Filipina So you are breaking the law of the Philippines and also your land agent and your lawyer if they are legit won’t sell you land. If you have a Filipina partner than you should be telling your viewers and not giving your viewers the wrong info.
