What is a CP12? Landlords gas safety check
In this episode we walk through a landlords/Landladys gas safety check,
boiler only. what we are looking at and what is required.
I talk through a gas tightness test which isn't actually law to do this but definitely recommended.

    You're doing a gas safety check, I would say checking the gas pipework for leaks or if the ecv is letting by to be quite important lol, it's strange it's not required.

    The thing I respect about you and your content is passing on knowledge to apprentices and others who may want to become Qualified 💯 gas engineers. When I first started it was potterton neataheat vokera 20/80 .ariston euro combi. chaffoteaux.sauniers .lynx 1 and 2 potterton puma .envoy surprima. • @DutyBty

    @DutyBty

    @@Heatking a few lads I work with do that, but in the MIs there's actually no need to adjust, unless your ratio is above 0.004 , you've confirmed the integrity of the flue and the gas rate is correct. Unless you've carried out a burner clean or changed a component that affects the combustion circuit. That's how I read it anyway.

    20.6 for flue integrity. I have always understood it to be 20.9. Could you clarify from your books what it should be.

  • @Heatking

    @Heatking

    6 ай бұрын

    It is 20.9 orrrrr, whatever your analyser shows in fresh outside air. So my analyser in clean air always shows 20.6% so if this was the change when inserted in the flue air sampling point, I’d know there was an issue. Hope that helps frank

    As Part of the landlords Act, basically you must check the integrity of the gas line. Service is where you dont have to supposedly. But if your carrying out 'work' by checking the WP at the meter by undoing the test nipple point, then you need to do a TT, as LDF is crap when its detcting a 0.3 mbar drop on pipework which we all know isnt allowed. Too many grey areas which really annoys me, as if theres a gas leak, your going to be making good money finding it, so i dont understand why people dont do TT all the time as i do it and charge big money if there is one.

    My gas inspector told me on a visit to never tightness test on a service unless your asked to specifically, he said if you find a leak outside of the tolerance and need to cap off supply, you can be made by gassafe to perform the remedial work at your expense if you were not asked to check for leaks. Could be a sticky one if you turned off supply to a vulnerable person who had no means to pay for the necessary work
