Located about 34 miles north of downtown Los Angeles, there are lovely 10 neighborhoods, 7 of which are comprised of traditional single family homes and 3 neighborhoods consisting of detached condos or townhomes. This master planned community was developed between 2003 and 2004 and there is NO MELLO ROOS! Also, in most neighborhoods the HOA costs are considerably lower than many newer neighborhoods.

By the way, although not mentioned in the video, there is no Mello Roos in Westridge. Also, the monthly HOA costs are lower than most of the newer nearby communities.
