My grand ma ma was an italian immigrant and was a seamstress and made all our clothes with a sewing machine. She really knew how to weild a sewing machine, even in the seventies, produced beautiful dresses that I admired as a kid here in America. WOW WOW WOW photographer Tom is sooooooo lucky! That place is great. Somehow you always do well finding incredible places. Now you need to find one for your husband's school chum who found you recently!!! I think we all want a fab find. Always fun but this one had me laughing out loud multiple nearly constantly. Definitely needed while working long shifts, makes it much more enjoyable for the long haul. Nice to see a bit more expensive home though it wasn't terribly bad price wise but your lesser dollar finds are truly helpful and pretty darn spectacular (I must say!), and I share your vids with family and friends. just found ur ur chanel & luv ur detailed description on how the properties are near the trains (super important to me as that will be my main transport), services, hospitals etc...And love ur merch - finally a girly t-shirt. The balcony off the kitchen would be my coffee spot!!! I'd add a shower to that first bathroom. I know I've told you I love Fivizzano, but I definitely have looked at this area in Umbria, too. Love the lake!! I've found a couple of places in the little towns on the north side of the lake as well as in or near Castiglione del Lago. Something about Umbria is so calming but still convenient to so much!!!!!!

Guys, you hit the nail right on, once again! This property along with the one with the green kitchen cabinets have been my two favorite ones , among all the properties you have shown! If it wasnt cause I would have to liquidate some real state assets here first but not ready yet , i would have purchased one of them, which brings me to ask you something; how difficult is to get a loan in italy if you arent an italian resident? I have read and heard it is almost impossible! Do you mind elaborating on the subject? . This property in particular is perfect for renting the guests house through airbnb during high season and make some nice cash. Now regarding the name of your channel " wondering with wine" you can always change the name to " wondering with alcohol " this way you can cover all kinds of alcoholic beverages under the sun !" If I may weigh in here regarding mortgages in Italy. We used equity in our US home to pay for part of the cost of the home we bought in Italy. Overall if you circumvent having to secure an Italian bank mortgage I recommend doing so. Just a little insight, it took us about 4 hours over 3 days to open a checking account. The bank personnel were great but the process was painful😅

You can get a loan, but we have heard it's a difficult process for a non-resident and usually you can only finance 50% of the purchase price. Here is a blurb from a site that we reference often (link below): 3. Financing the Property Purchase If the property purchase is completed with the assistance of a mortgage, it is essential to deal with all the necessary banking and legal arrangements before signing the contract. It is possible to apply for a mortgage in Italy or from a lender in your home country registered to lend mortgage funds within the Italian territory. In Italy bank mortgages cover most of the sale price of the property, and may be agreed in Euros, or any other foreign currency. However, for non-residents it is likely that banks will not lend more than 50% of the purchase price. If you wish to obtain a mortgage, either for the purchase or for possible renovation expenses, please note that the mortgage structure in Italy is very different to what you may be used to. In fact, while base rate may seem low, other charges may apply. For example, set-up fees are normally higher due to less competition. It is highly recommended to get an independent financial adviser on board before submitting the mortgage application. Our lawyers and accountants specialise in banking and financial matters, providing you with both, legal and financial assistance, to obtain a mortgage. Not all banks in Italy offer a non-resident account, but Banca Etica does, so that might be a good place to start: www.bancaetica.it/prodotti/conto-estero-privati/ (use can use "translate" in your browser to translate Italian to English). Here is a contact page as well: www.bancaetica.it/contatti/. Some more info with a link below... What if I am not resident in Italy yet? It is possible to open a bank account as non- resident - “conto corrente estero”- for those who are not registered at an Italian address with an Italian Comune and are not spending 183 days/year or more in Italy. However, not all banks allow this, some banks only allow limited services and operations for non-resident bank accounts. The documents requirements to open a non-resident account are the same as the resident account, nevertheless the bank may request additional financial documents to perform their due diligence.
