I t’s marketing gimmick of saying 10 times returns. Reality is you will get good rental yield(Max 6% Net PY) + currency depreciation(Max 3% PY ) + Zero property appreciation (Max 2 % PY) = 11% PY (Yield Absolute and Non compounded basis) Currency Depreciation: Dhiram to US Dollar is constant fixed exchange rate of 3.67. Jan 2004 to Dec 2013: 45 Rs to 62 R which is 3.7% PY Absolute return. Jan 2014 to Dec 2013: 62 to 83 Rs which is 3.2% PY Absolute Return and Next decade will be less than 3%. Property Appreciation: Per Sq feet rate in Jan 2014 is around 1600 AED and Current rate is also Around same price (but went to Around 1200 AED when oil price is down) DONOT Trust Brokers alone, Do your own research before investing your Hard earned money.

It’s not the true picture of Dubai, Property brokers get 10 to 20% in a deal, property management 10% of its rent and its only coordination, maintenance cost (any MEP repair work) etc, Buyers not making money here, only seller will make money. And you get only visa not a passport. Black money holders also loosen money here and they looking for resale. Inverse in India stay happy. Dubai is not for Tamil people, jabar bhai paathu naamalum agalam nu yemaratheengaa

See, rental yield of 6.50% which we get from any house is like the dividend yield of which we gets from investing in any stocks There is also something which needs to be considered "capital appreciation", which is over 6-7% in Dubai Hence, ROI in the real estate is around 12.50% to 13% in Dubai (summation of rental yield & capital appreciation)
