    Loved the video! I am a 65 year old Californian who is planning to move to Tucson within the next 5 years. I just spent last weekend there visiting cousins who always lived there. I have always loved southern AZ especially the Tucson area. Thanks again for the info. I loved the pro "dry heat" reason. I live next to Laguna Beach, a complete opposite!

    I lived there in Tucson from 1984 to 1987. I was sent there by the Air Force. At first I didn’t like it because it was a desert and I did know anyone. I remember watching a commercial on my rented TV in the dormitory, the guy on tv said “Tucson, call it Home”! And I was like “ you want me to call this desert Home?” . But soon I found Mount Lemmon, Sabino Canyon, Catalina mountains and I Loved it! The people are very nice! I’ve lived in my home state of California for the last 35 years and I love it here too. I’ve always wanted to go back and retire in Tucson. I visit Arizona every few years and I always remember the good times cruising on Speedway Blvd on the weekends on my motorcycle and hanging out at the Wildcat House. Great times!

    I live on the East Side of Tucson and I love it. I bought a home in the Wingate Subdivision on the southeast side in 2001. Tucson is quiet and peaceful for a mellowed out person (68 years old) like myself. This is a dry, desert, mid size city. I usually say to friends; Tucson has everything but the beach.

I know several fantastic mortgage lenders here in Tucson so contact me directly and I’ll give you all of their information. They could tell you if you are prequalified and if so, what type of loan you would qualify for and for how much, and they could also tell you what your estimated interest rate would be.     My grandma lived here in the early 2000’s and she loved it, the only downside she mentioned was the summer heat being so dry 😂 but the areas beautiful I’m jealous you get to be a real estate agent out there

    Very true! It can be humid but still not nearly as uncomfortably humid as other places. It does help cool things off in the summer though, for sure! Hoping this summer brings us more rain than last year! 🤞

    Interesting perspective! Yes I suppose if you had moved to this city from a much, much bigger city, Tucson would feel quite small.     Are the trains incredibly loud in downtown Tucson? Are there a lot of trains that pass through downtown? Seeking apartment and I have found several downtown but I am not certain about the noise factor. Any information would be appreciated. Thank you.

    To be honest I don’t live downtown so I can’t speak to the frequency of the trains but I personally think they can be noisy especially if you are a light sleeper. However downtown is a busy area well into the night, so there are many of other noisy things downtown, from partiers to dogs, etc… so I’m not sure if the train would be the loudest thing to worry about. Hope that helps!

    Is cash for condos an Arizona thing? I have seen a few condos that want cash only. I am used to people getting loans to buy. Is N. Wilmot Rd and E Broadway safe areas? How close to the University are they? Thank you!

    Hey, there! All good questions! I'm actually not sure about other states but in Arizona many condos are hard to finance so cash is often required; it depends on the condo itself. A lender would be able to tell you if a particular condo is approved for financing, but even then, it is usually only approved for conventional financing, (as opposed to VA or FHA). Broadway/Wilmot is about a 15 minute drive to the UofA but Broadway is a busy road so if you take Broadway to get there it may be closer to 20 minutes. I recommend the website neighborhoodscout.com to research crime. In general that block isn't the best area of Tucson but isn't the worst. West of Wilmot tends to have less crime than east of Wilmot, but that intersection is very close to a mall and that attracts a little more petty theft.     Pros… more affordable living compared to Pheonix. several fun things to do here. Short drive to places such as Mount Lemmon and Tombstone. The weather is nice most of the year. Cons… average crime rate like most cities. Increase in homeless population.

    There is a few stray kitties off Broadway and N Beverly at the At Home parking lot that need help if anyone is in the area. They are grey and white. They come out around dusk on the the side of At Home. Had to leave to help out my mom:( I could pay anyone that can prove they feed them

    I lived in Tucson a total of 14 years attending UofA. Loved it. Most of my life lived in Phoenix. Retired at age 66 in 2013 and now live in Costa Rica. I rent a 7 bedroom/5 bath house with 4 car garage on 23 acres for $162 a month. Easily live well o? Virtually non existent. Drugs? Not here. Covid rates far below anything in the US. High in the Cloud Forest, Most Americans here live on beaches and those places are as expensive as Hawaii.

    Thanks for the insight! We are looking to move from our homes in CA and Hawaii and Tucson is one of the cities on our list. I may even go back to school at UofA. We may buy a house, but if we decide to rent for a few years .. is it difficult to rent as dog owners?

    I know many people who rent with pets. Long term should be almost no problem, short term will be more challenging based on your budget, how many pets you have, and the time of year you are renting. Oro Valley looks lovely and it’s in our budget - but my father who lives in Arizona tells me there are water concerns in Arizona desert cities. Now I’m not so sure about Arizona.     @@GhostSal, there’s an urban mentality in this country today that is difficult to avoid. I recently mentioned to a gentleman in the local Kroger affiliate that the fresh donut display had tissues for his use and that sticking his bare hand into the display was unsanitary. He angrily told me to mind my own business, and he lifted his shirt to show his concealed pistol. There is something dreadfully wrong with some of the population today, but it is more prevalent in urban areas. Even in Tucson.

    @@danieldravot341 I turned the job down that I was thinking to accept over there, it was an official offer after a long process too. I just wasn’t sure It was something that would make me happy and when you start getting older money is only one consideration. It was with CBP and maybe it was foolish to turn down such a good opportunity but too late now.

Coincidently I have a video coming out next week on this channel comparing Phoenix and Tucson, but basically Phoenix is much much bigger and is really good for jobs because it has so many work opportunities. Tucson has much more of a local feel, and is a little bit more hipster, funky, nature loving- especially in the downtown and university areas. Both cities are very hot in the summer and they both have a great suburbs that are pretty affordable, and they both have universities and a lot of people who retire here. Both are great cities, it just depends on what you’re looking for. If you pass through Tucson give me a call and I’ll let you know some of the cool things to do around here!     Absolutely yes. There is still a lot of new construction happening all over town, but in addition to that different small businesses in various trades are always hiring. (Roofers, plumbers, electricians, HVAC workers, etc).     These are all good questions that I have been asked before and I will probably make a video about Tucson water to clear things up. Most of our water either comes from the Colorado River or from wells. Here’s an article with more info: www.tucsonaz.gov/water/distribution-system. Personally I don’t have a well, so I drink water from the tap, however when we moved into our home we installed a reverse osmosis (RO) system which filters the water a little more, and that’s the water we drink. I can’t remember how much we paid for the RO system but I think it was a few hundred dollars to purchase. I think the water tastes great. Some people drink bottled water here but it’s just a personal preference. I think most are fine with tap water or their personal well water or filtered tap water. Thanks for asking!     I don’t think anything could grow as fast as Phoenix... (I think it’s one of the fastest if not the fastest growing city in the US right now). But Tucson suburbs are blowing up, especially Marana and Sahuarita. They are new towns, safe, clean, and with good schools.

    True, I was definitely over-estimating based on bad traffic (which I’ve encountered many times on my drive down the Mexico! 😆). And I guess it depends on where you live in Tucson; if you aren’t close to the freeway it definitely adds time too. Thanks for pointing it out!     Thanks for the view and comment, yes that was sort of a typo, although I don’t live close to the interstate so from my home it’s always at least an hour and a half drive and I always get stuck in traffic along the way. 😩 So two hours is definitely an over estimate but yes you’re correct it usually takes most people much less time than that.     A couple of negatives is that everywhere you go trash lines the streets. The city doesn't do anything about it. Crime is rampant. Unlike other big cities here in Az, Tucson is in the top 5 in for crime.

If anyone is concerned about flooding and flash floods, they can talk to their real estate agent agent about finding homes in areas that aren’t in standard “flood zones.” Flash floods can be intense but fortunately they don’t last extremely long most of the time. I am hoping for more rain this year than last! From what I understand, there have been droughts across the nation. Water would really help the desert!

    I’m actually not sure what they make. I know the busy loan officers do very well. But the nice thing for them is that they make money from refinances as well as helping borrowers purchase properties, so as long as interest rates stay low, they keep busy. Of course real estate agents help buyers who are financing, buyers paying cash, and sellers. So they have many different types of clients as well, and therefore many earning opportunities.

    Hey there, I have a lot of recommendations of things to do in Tucson on this channel, and I’m not sure what your interests are, but downtown Tucson has a lot of great restaurants especially on Congress and 4th Avenue… on the west side there’s the desert museum and wildlife museum and San Xavier del bac mission, (even if you don’t visit and go inside of the actual museums, it’s a really pretty drive to get out to those places)… I don’t know if you like hiking at all but saguaro national Park West is right there also. Enjoy! 😎🌵☀️

    Sad but true. I didn’t include the state ranking (partially because we do have some really great schools and districts in Tucson). And a lot of people moving here from other states are retired and don’t have kids that would be going to our schools.     True, especially in the past year, although coincidentally I work with a lot of buyers who are moving here from other places in the country to get away from their wildfires which they feel are much closer than Tucson wildfires. (California was really bad this year, and I lived in Montana for a couple years and their wildfires can be really intense too).     You are not very thorough in your con comments. For example, the Tucson metro area covers about 800 square miles, yet the area has no freeway or expressway system to facilitate the movement of traffic through the area (Interstate 10 doesn't count since all it does is skirt the periphery of the city). And because of untimed traffic signals and aruguably the country's second worst drivers ( only Boston drivers are worse) driving so slowly, it's a real grind driving around the area. In addition to that is the fact that major east west thoroughfares such as Grant Road are in such abysmal condition that driving on Grant, for example, makes you feel that your car is going to blow a tire at any time. Then, of course, there is the amount of time it takes Tucson to complete any road improvement project. Remember when all entrances and exits for Tucson's downtown were closed for three years (yes, that's right THREE YEARS) while construction was occurring on Interstate 10 or the construction mess that is currently going occurring on Broadway just east of downtown. Bottom line, Tucson has horrific traffic problems that won't see improvement any time soon (if ever). In addition, your comments about Tucson being a dry heat are not totally accurate. Why don't you mention Tucson's dirty little secret that during the July and August monsoon season the weather can get very humid (the humidity is there even when the rains don't come). My final comment about a Tucson con is regards the City and County's leadership. There seems to be an obsession with keeping Tucson the "Old Pueblo". This is the thinking that if one wishes hard enough that despite one million area residents that why don't we all pretend we are a small town. That way, the area's leaders can do everything they can to keep Tucson the same even though lots needs to be done to improve the area. It takes more than pretty sunsets to make an area truly livable.

    I love it here too! It’s just big (and just small) enough, and it’s the perfect amount of hip/funky for me! Plus-gotta love those mountains!!! If you ever need a real estate agent to help you buy or sell a house, I’d love to help you out! 😆

    Tucson is nothing more than a snake pit! Severe heat for approx. 9 months! I unfortunately lived there for 18 years, in the foothills. The only place to live is in Scottsdale which is even hotter.

    Tucson's only 45 minutes away from the Mexican US border. And the school suck here. But other than that Tucson is amazing.

    Tucson's a terrible place to live especially if you're from California you guys should move to Texas and keep going lol my rent used to be $475 a month now all The Californians moved here now my rent is 1300.00 a month.

    @@TucsonArizona I’m born and raised and currently still living in the northeast but my best friend lives in Marana. I’m looking to move out there in the Casa Adobe or Catalina Foothills area apartments to stay in the nicer neighborhoods. From what I’ve read and been told, just gotta stay north/west of the college and I’ll be okay lol

    I like anywhere north side (Marana, oro valley, foothills, northeast), and many areas throughout the rest of the city. The closer you get to midtown/university, the more expensive the areas. If you or your friends ever need a real estate agent, I’d love to help them out! 😁

    CONS: high crime, lots of druggie bums, crap roads, uninsured drivers everywhere, bad infrastructure, horrible traffic from excessive surface streets only, lack of well paying jobs, no trees, dry air nearly yearlong, incompetent government, commercial buisness spread out too far. PROS: The outskirts of the city can be nice.

    To sweeten the deal Arizona has one of the highest income tax rates, low paying jobs, $270 electricity bills. Don't forget Arizona is ranked 40th in crime and 47th in education. I've lived in Tucson Arizona for 21 years and it's absolutely terrible here. If you want a nice city in AZ and are willing to pay a little more than go to Flagstaff.
