I love the outlet in my bathroom cabinet. It keeps my electric toothbrush and water flosser out of sight. ❤

We paid for an additional second new home inspection prior to closing on our new build. As recommended by our realtor. Our home inspector the we hired and paid out of pocket for found issues well beyond the one our home builder used. It was an additional expense but well worth every penny since our home builder/contract had to take care of a punch list that tripled in size from their original inspector’s list to address before we closed.

Make sure there’s sufficient room between the dishwasher, pantry and fridge doors to open without hitting each other and there’s room for someone to get past you and an open door in the kitchen. If you have someone who can’t stand to be in the kitchen with others, give them their own mini kitchen so they have their own sink, crockery and cutlery and pantry space. It saved a lot a resentment and grunts with my ex who thought I was hogging the sink while washing up when he wanted a drink of water.

Definitely add extra outlets and don't forget storage closets. We had to add after the build because we didn't think about charging the Dyson. Also add extra outlets and water faucets outside and in the garage or cabana- trust me it is a needed! Upgrade everything you can from paint to lighting to flooring to landscaping to finishes. If you want that on demand water heater do it now as you may not be able to later as it requires a huge upgrade to the electrical panel. And think about a split air/heating system so you can keep one area warmer or cooler than another. Buy the best you can afford on the major components of your home - they will last and will pay off in the long run. Excellent advice!! 🦩☀️🌴😊❤️☺️🥰❤️🥰

We added power points in a laundry cupboard especially for the Dyson and also made sure to add a hot shower outside, handy after swimming and also for bathing our dog.

Amen to extra outdoor faucets! Those 100’ garden hoses get HEAVY and unwieldy. Better to have multiple smaller ones and access to water anywhere on the property.

Tankless water heaters: yaaaaaasss. I have that, and it is super luxurious.

This past year, we built and even though we don't have EV's, we did ask the electrician to wire in a dedicated line to our garage so in the future, if we or the next owners have an EV, then it will be ready to hook up to an EV charger system.

Ask your builder to air seal gaps around windows and doors before finishing the walls. Also seal air gaps around outlets on exterior walls. Hopefully, these are not upgrades - air sealing is a basic technique for reducing air infiltration that increases the load on your HVAC system.

Yes insulation upgrade! Now we are living in this 90's hoke oh my all the noise out we can hear😂

I’d make sure the house is fully insulated to cut costs and put in solar panels for electricity and water. Place hidden electrical in the walls for the TVs and build in any range or signal boosters for the internet if you have a home net package. I’d upgrade power points to be able to charge devices. If there are aging people in the home, look at doing door handles rather than knobs for arthritis sufferers and even make all the doors wide enough for wheelchairs and wide furniture to come in. A ramp rather than stairs would be great and makes it easier for getting furniture in and out. Make a space for outside bins so they are convenient and hidden along with the clothesline. Choose a mailbox that suits your packages and maybe has a lock on it. Look at microwave placement. Putting them up high is dangerous if the plate is too hot and your face is the nearest thing to it if you drop it. If you want it hidden, measure the space while designing the kitchen. If you use clothes horses, make sure there’s a storage space for them, same for any large items in your home like suitcases and Christmas decor. Try drawers where the kickboard is under your kitchen drawers to store trays and breadboards. Measure shelves (height and depth) for any kitchen appliances and put them at the height you need them, even putting them on a slide out tray so you don’t have to lift them.

I did all the customization on my parents’ house. I added at least one outlet to every closet and made sure there was at least one on each wall of the garage. In my own house I turned a bedroom into an office and had to install outlets to put the printer and a charging station in the closet. If you’re going to paint a room a very dark color, either use black outlets and switches or get the ones that can be painted. White switches and outlets free floating on a wall is a big pet peeve of mine. I would also suggest drawers in the kitchen in place of the lower cabinets. Especially if you plan to stay in the house a long time. That’s the one change my dad wouldn’t do and he jokingly blames me for not forcing him to do it. This is one where ymmv, I wanted to change the paint color, ceiling fans, light fixtures, kitchen faucet, and the outlet color in a few rooms. Ordinarily it’s not allowed or would be an up charge from the builder. The trades and project manager let me do it if I had the materials on site for them and they needed no special installation. This worked because the project manager would sign off the installations. I also wanted to switch 2 of the appliances but they wouldn’t do that so we did have to do that after closing. We had a good relationship with everyone on site and told them if they couldn’t/wouldn’t it was ok. Also I had been to the site a lot and once or twice had brought popsicles and Gatorade when it was hot. Lots of people treat the project manager and crews horribly so a little decency and respect go a long way.

Luckily I had learned of the paintable outlet covers from Garrett before we repainted our dining room a fairly dark color. I had the covers (and screws) attached to an old styrofoam cooler lid so the painters could spray them when they painted the room. It's so wonderful that the outlets "disappear".

Love your fantastic videos and suggestions, and the fun, lighthearted snark you throw in. Regarding electrical outlets, one other place people forget to put them is in the floor. We saw a house where the owners had them placed strategically in the family room hardwood flooring, and they were able to float their side tables (the room was huge) and yet have their lamps plugged in without cords stretched out to the wall. And the way they arranged the cord and ran it down and underneath the rug, you couldn't even see the cord. So smart!

I had a friend build his house and the placements of the outlets was something he didn't think about...and really regretted later. So surprising how the small things can be such a difference.

Some excellent tips here. Wish I was building a home now, but.... sadly not. The people we bought our house from did several upgrades when it was built. They added extra outlets in every room. At least one per wall in each of the small bedrooms. More in the living room, master bedroom, and kitchen. The outlet in the laundry room is midway up the wall, instead of near the floor. So much better. They decided not to go with builder white paint, so they bought paint & had the painters use it. I would never have thought of that, but she said it saved them money. The only thing that I'd do differently now, is to put in more canned lighting. If you're like some of us, who need a specialty room (I sew), plan those spaces for how you need to use them. I converted a bedroom into my sewing space.... boy do I wish I had a couple more outlets and lights in the ceiling.

Also hire your own construction (home) inspector! Once the drywall/paint is done you won't know what is behind the walls and there are a LOT of big builder horror stories out there. Doesn't cost much and can prevent a nightmare after the fact.

Yes and I would walk through before the drywall is up and take pictures or videos, if you run into an issue you know what's behind the walls and if you are renovating you know exactly where structure and utilities are!

Lois here. This was a fabulous video. Thank you. Welcome back, Garrett dear. Your community cares about you❤️. I didn’t let my builder supply any finishes, much to his dismay (he didn’t get his cut). I chose EVERY finish - even the brick! I designed the trimwork. I had a fabulous CAD designer with whom I worked closely, and, between us, we designed a pretty great house. There’s one pot light I wish I had included in our bedroom ceiling, but that’s about it. Since I knew my husband would pile stuff everywhere in the garage, there was no sense putting in a water supply, although it is an excellent idea, so those are all around the exterior of the house. Sometimes, working with what you’ve got includes understanding and accommodating those who’ll be living in your new home with you! I think it is imperative to research everything. My husband and I carefully sourced our appliances for the best deal. I must have looked at million tile and stone samples, paint chips, wallpapers, appliance descriptions, plumbing fixtures, cabinet knobs…but it was all worth it. Informing oneself is the best defence against disappointment.

Always go for the extra outlets , closets and best paint!!

Get simple changes for disabled folks, kids with broken legs, and seniors, e.g. lower the light switches and use rocker switches; add extra outlets to bathroom, door handles should be levers, not knobs, widen some doors, walk-in shower, etc... Add conduit and extra capacity on the panel for when you have an electric car. Should be netZero in Las Vegas from the get-go.

We added a Flexstone shower surround that truly upped the bathroom. We kept the tub, and the Flexstone can go on top of existing tile - this saved us thousands as there was zero demo work. I also made sure I understood what the existing plumbing brand was. Once we learned it was a Moen Posi-Temp system, I shopped only in that system for new shower head/controls. Again. Saves thousands. The construction team really liked the Flexstone product. They said it handled and cut well. Installation over tile requires a special edging piece. That was the only hard surprise

@@GarrettLeChic The current fad is to convert tub/showers to walk in showers - what makes me livid is these are sold as “handicap accessible” but the fold down seats on the new shower is often 5 feet plus from the hand controls. So if the water turns scalding or freezing, Granny has to leap to her (wet) feet to adjust the controls. We use a “bathing plank” across the tub. This is far more sleek than those awful “bathing chairs”. And it allow me (a paraplegic) to reach the shower controls at all times. Being Chic and Disabled is . . . Challenging!

This is absolutely fantastic to help with my new build - great for feasibility of upgrades before and after, and keeping the value in your build. It reiterated many tips i included that came from you whilst planning. Ive got double glazing going in, and highest tray ceilings, and translucent tall doors throughout the house. All from your advice from your earliest videos 😊. We will be buying the light fixtures vintage/antique chandeliers ourselves, and dado rails and wall detail will be added by us after. Our builders do level 4 standard in their interior painting and we snuck in and saw their work on a building and they were super fussy with finish so very pleased. Still have my electrical switches etc to do in the floor plan.

I would suggest having the builder do the door hinges in whatever finish you are going to switch to later for the same reason as having the solid core doors done. Rehanging a door is much more difficult than switching out a knob.

Very true. It is much harder to change out doors. I’ve had it done in one of my houses. With shifting and settling you typically have to replace the casements as well as the doors to get an even look. More expensive and time consuming than people may realize especially if you allot of doors. That’s why I suggest if possible getting quality solid core doors initially.

Took the standard linoleum and a small upgrade on carpets. FINALLY got my wood floors some years later for much less than builder quoted.

Excellent advice as usual. In re to electrical I have 2 extras. First is the pot lights, check the quantity, beam direction/spread, and be sure there is a dimmer. Second is the placement of all switches. Both plumbers and electricians love straight runs.

If you live somewhere where you can have a rain water tank, I thoroughly recommend it and putting filters on it plus doing the electrical and plumbing for them in the build plus reserving a place for the tank before building. My plumbing and electrical was put outside not under cover and when it rains, it can short out the electrical (even though I have basic covers on them now.) It’s going to cost a bit to move them to the shed. Also put look at outside lighting, shed lighting and maybe a light for the house number. Garden reticulation will need to be looked at in the build too. Make the garden easy to mow by not having a lot of intricate inverse corners that you can’t get the mower into. Look at under cupboard lighting for the kitchen or bathroom.

If you have a top loader washing machine make sure the laundry cabinetry and benches accomodate it. A lot of Aussie builders are now doing spaces only for front loaders.

These are all great suggestions. I especially agree with the importance of using professional electricians. My dad was an electrician and I learned quite a bit about residential electrical installation. Like most construction, it's very logical and not so mysterious, but unless you know what the zoning codes are, and get the required permits and inspections, it can be VERY dangerous. Do not mess with it unless you really know what you're doing.

Glad you’re back. You were missed. I’m a master of mistakes. You can never have enough electrical outlets. More is better. Brilliant to put in storage closets. We had our kitchen redone. I put 3 pendants above the island. I had them removed and now have 2 recessed and the cap in the middle. I now know to put in 2 which means more holes. HUGE mistake. 💵💵💵💵💵😢

There are laundry shoots to the basement laundry area in both the upstairs bathroom and our lower floor main bathroom. The shoots enter the basement right next to each other. No bedroom/closet hampers, Yay! Dirty clothes drop directly into laundry baskets by the washing machine.

Yes that’s a good idea if you have a basement and use it for laundry. Many newer homes and even older especially in the western United States don’t have basements. The trend is having the laundry room upstairs near the bedrooms which makes a great deal of sense in a two story house or generally a separate laundry room on the first floor in a one story. Typically, I see much older homes where the laundry is in the basement and it would be hard/expensive if even possible to refit them with some kind of shoot system.

Think about where you are going to hand artwork. Don't have the alarm panel there or the TV outlet and socket too far to one side. Get sconces put in while the walls are open. Insulation is a brilliant idea (environmentally good too). Smooth plaster walls often settle in new builds and get cracks sometimes painting them white and waiting until they can be patched nicely is a good idea. We have built our own house and we are in the UK so experience is different. ❤

Wouldn’t it be nice to have a subtle cupboard in the toilet for paper and a place to hide the brush and bin (if you need one)? If you’re going to have a wood burning fire, build in storage for the wood and accessories.

Biggest building regret was not getting extra insulation.

We built 11 years ago. There was a $2500 appliance allowance. No package. We spent $10,000. They get you one way or another. Plan on spending more than the stated price on the home.

What I love: - Many, strategic outlets. That was a lot of homework and brain power. And - Having hard wired wall lights What I already regret: - PVC/vinyl floor. Too soft, has indentations from furniture. But was necessary bc the pets get older and pee on hardwood/laminate flooring is horrible... - not using the completely gutted place to have proper, real plaster molding installed (we're in Europe and the house is from around 1910)

@GarrettLeChic what kind of flooring would you suggest if you can’t do real wood, ceramic or porcelain…what is more durable?

Have a good out clause in your contract. Our builder wasn’t paying the sub contractors and everyone was stuffing us about and we had to start paying them ourselves and trying to get the builder to give us proof they’d taken that cost out of the bill. After 6 months of the cabinet maker delaying the build, I told him I’ve already paid for the cabinets. They didn’t work together long after that. Don’t let the builder bully you for the payment instalments especially when you have 10 days to pay. We didn’t know at the time he was allegedly laundering his money through Portugal. Don’t let the sub contractors blame you because they made mistakes. That happened over and over and over. If the builder isn’t willing to fix things as they go, get out of the contract ASAP. They aren’t going to suddenly grow a spine, wisdom and sense to fix is at the end.

Thank you Garrett for all this advice. I wouldn't have had a clue without your tips.

Our previous home was a new build, and we worked with the builder to get the upgrades we wanted. It worked twofold, some we did through him - oak hardwood floors instead of pine and carpeting, higher ceilings (we volted the bedrooms ceiling to almost 16 feet) and baseboard heating instead of the forced air; and some we did ourselves and he credited us for his costs (kitchen cabinets and countertops, bathroom fixtures, etc).

Garrett, this is a great video. So much good advice that really appeals to my pragmatic Midwest sensibilities. 😊

Great information as usual! We bought a house that was reconfigurated and there are no floor outlets in an open concept and no outlet on the kitchen peninsula. It’s frustrating but we manage. As far as vinyl plank flooring, yes it can dent, but it feels good under foot and with multiple pets it saves frustration. With feet issues, only carpet feels better anc the carpet has to go in the hall and master. I’m Glad you’re back. Heartbreaking watching your pain🥹Anyone who cares for their fur kids the way you do is awesome to me!

Great video. I was combing KZread for advice on this subject. I’m having a house built and getting the upgrade prices was like pulling hen’s teeth. They really don’t want you to be able to price things out. I upgraded the kitchen appliances because it was a good deal but the washer and dryer was twice the price buying in my own. I absolutely added outlet to the pantry, laundry and walk in closets. Roughed in an outdoor kitchen and the flooring. Carpets are easy to replace but they were charging me the same price as Lowe’s and HD for the installation so I might as well have them do it and have the same flooring throughout. I wanted black hinges and knobs. I had them do the hinges and I get my own knobs. They wanted $50 a knob when I can buy them for $30 each.

Hello 👋 I have 8 foot ceiling I hate that for me, but when we remodeled we had to demolish the family room ceiling/roof once a studio apartment so we took that opportunity to raise the ceiling/roof to 10 foot love that for me now since we spend a lot of time there. Great video 😊

Excellent advice. And the last one about upgrading to solid interior doors I really wish we had done when we built. I'd like to suggest (for the western states with very high temperatures in the summer) upgrade with a radiant barrier in the attic. I know this channel is about interior design, but when you wisely recommended to upgrade the insulation in the interior walls I immediately thought of how modern roofs hold in immense heat and it radiates down into the inner rooms. Love your interaction with your Frenchie!

Can someone please address putting a flag pole in front of your home? Unless you live in a massive Greco revival mansion they look tacky (even then, i wouldn't but you get it). Nobody needs a 35ft flat pole in front of their one story ranch home. It's not the post office.

When I redid my kitchen, they seem to put outlets everywhere. Except the one place where I would have used at the most. UGG. I can’t believe I didn’t think about putting an outlet there. I have regretted it daily ever cents. Not enough to spend the time and money and effort to put a new one in but still… Hindsight is 2020 sometimes.

Absolutely! Sometimes you miss things that seem small but make the world of difference, But you can't beat yourself up over them!

The first change I would do after getting the keys is changing the locks. You don’t know who has copies. Safety first style second.

My Biggest Biggest regret for my new build is the kitchen cabinets to the ceiling. I ensured to get all the upgrades- customized cabinetry to thin shaker, added the spice roll out, utensil cabinet, upgraded lower cabinetry to the draws and no door for the lower cabinetry, extended the quartzite to the back splash, added pot filler,even upgraded and have the waterfall island. And then, I missed out on the kitchen cabinet to the wall. I regret that every single day ever since and beat myself up.
