With all this Covid junk going on, then add to that all this Urban unrest, Are you ready to live 'nowhere'?
216± acres of wooded timber land with an antique log cabin --- the cabin is perfect - small, but not tiny, it sits right next to the Russell Branch, has a firepit and is habitable today. Just bring a side by side or four wheeler, a cooler, some candles, food and a bottle of bourbon and you're set. There is a small amount of firewood there already for heat - and plenty of downed limbs ready to cut up. I am guessing 20x20, stone fireplace, two floors, porch, dog trot, shed and woodshed. This Timber property for sale has magnificent Timber - the Forestry Consultant did a Timber cruise and came up with $500,000 worth of YOUR take of the timber. How good are your negotiation skills? You can negotiate with these timber guys to get a bigger 'cut' (pun intended). Power and Municipal water are both at the road if you want it, and this property has 3 creeks. Guessing 4-5 acres that are flat and open for crop land or to build rental cabins - or a cabin for you and the fam - or just to camp on. This is all nestled within your own forest.
If you want to harvest timber, this property has $500,000± of marketable Timber right now - and you'll have much bigger trees in 5-10 yrs. That's just money in the bank.
If you're interested in living a debt-free, off-grid lifestyle, then this is the video for you! In this tour, we'll teach you about the benefits of prepping for the future, and show you how to purchase land together to create your own self-reliant homestead.
By the end of this tour, you'll have all the information you need to start your own off-grid journey! This is one video you won't want to miss!
Wildlife is plentiful here - we always see deer and lite up turkey and quail when we visit.
This secluded property is a dream for hikers and nature lovers alike ---
Where on earth is this place? In the Kentucky Hills - triangulated between Hustonville and Danville, KY and Gravel Switch, KY
- Approximately:
20 minutes to Danville, KY (big shopping, college, Starbucks, TJ Maxx, Hobby Lobby, etc, etc)
1 hr to Lexington, KY
2 hrs to Louisville, KY
2.5 hrs to Cincinnati, OH
2.5 hrs to Knoxville, TN
3 hrs to Nashville, TN
5 hrs to St Louis, MO
all VERY doable for a weekend getaway or bug out property.
- on County road
- Unlimited potential for camping, cabins or rental cabins

BTW: Did anybody else notice that the tour did not include a bathroom and that nothing was said about running water? Was I the only one who noticed the enameled chamber pot upstairs and no outhouse outside? Gives one pause, does it not? I see rainwater harvesting, root cellar storage and a creek fed retention pond in this property's future. Just sayin....

He wanted us to be taken care off to go to church and errors. They were married 60 years as two months. My dad died. They met. Six weeks later MARRIED right after W.W.11 in Germany. I'm in Northern California in the mountains where we have these wildfires. I just got home a couple weeks ago after being evacuated in August for over 2 weeks. Half our neighborhood is burned down and one of my neighbors died in this fire. Now we are looking at another one close enough that we need to worry again. Praying it will not make it's way back up here and hopefully will not find the path of what wasn't burned the first time. I've been living with insane fires like this where I live since 2015 (when it all really started). And 100% I agree with you that forests do need to be maintained with logging, controlled burns and grazing. These are things we did in this state many yrs ago. Now our forests are not maintained at all and our beautiful state is paying the price. I do want to move out of state and live in the woods like I do here, but if I buy land like this, it is FOR SURE going to be maintained through logging and grazing (I would use goats and sheep). Look, I love trees more than most people and yrs ago when I was younger I used to be a Sierra Club member, but I started to learn there needs to be a healthy balance. We cannot protect endangered animals and plants when we have wildfires that burn so hot and fast they decimate everything and literally sterilize the forest floor and all those animals and plants we are trying to protect are destroyed.

But, the lack of forest maintenance is also making it easier for these arsonists to starts huge devastating fires. At this point after all I have lived through I think arsonists should get an instant death penalty.

Hi Torrence Krepps, here's an idea - Assuming you have no capital at all, grab 4 business friends - your dentist, your banker will know someone, your car dealer, the guy who owns the concrete business in town, the people who own the Hunting Supply business in your town, business people you know, who you do business with - and go in together on it. Have them each come up with $100k = 400k. then any lender here will give you the rest. Harvest the timber, and give them each $125k back within 2-3 yrs when you timber (I am not sure how fast they can log it, but I am guessing 18-24 months). So their capital is returned in 2-3 yrs with 25% interest. Then they each get 10 acres for a cabin and lifetime hunting rights for them, their kids and grandkids. that's 40 acres carved out. Leaving you with 176 acres, the cabin and you have a bank loan for only $250k. When they timber, they cut logging roads in, so now you have trails and all the tops. You can sell enough firewood to darn near pay off the biggest part of that 250k loan. That's just an example of 1,000 different ways you can do it. My mind wanders quite a bit but I keep going back to that car you think may be a Desoto. If it is a Desoto, it certainly would be appropriate at a creek, deep in the back woods where shine could be made undetected. I would have to open that trunk to see if some dollars and quart jars are in there. Provenance makes for great story telling at the cabin. Maybe while passing a quart jar around the fire.

First of all you have the wrong type of a ATV. You should have a 8 by 8 Argo with Adair Tracks. Thats the only ATV that goes thru water, and deep water. They float. As for the hand gun, I used to have a Glock 9mm, But I sold it and bought a Glock 40 Caliber. A little bit more stopping power.

If you are buying property and don't have a 9mm you might have a 44 mag or 45 long colt or 10mm...

I’m in California and you re absolutely right, proper “ forest management” this whole stTe seems to be on fire every year now. How much is the asking price for this property?? Can you put a manufactured home on it without much of an issue?? I got to get out of California in he next few months. I have an 800s.f. House in CRmel, CA. It’s apprIsed T $1,000,000. It’s too much xpensuve to stay here. My only concern are the hostile wild life, snakes, mountain lions or coyotes??? WhT dangerous animals is there on the properties you have listed?? I have 2 small dogs. Is why I’m asking. I signed up for your news letter i your website yesterday and today I received an email from you.

Hi Randy Rios, yes it is available. Correct, manufactured home = no issues. no mountain lions - yes, coyotes and probably some snakes. But if you keep the lawn mowed, the snakes won't come to the house. And a Great Pyranese (sp) will keep all predators away for sure. bluegrassteam.com/debt-free-off-grid-log-cabin-self-reliance-homestead-prepping-and-self-sufficiency/

do you ever get into chiggers on legs, their bites (eggs injected) make you miserable. if you lay on ground they will attack any soft area. Poison ivi and poison oak can take out some folks too. Some have severe reaction to the oils in the leaves. great job on the videos. i would move there in a heartbeat - but the wife might not follow. 63 yrs old now, should have done a homestead or farm when we were in our 20's 30's. I would be able to do it. love working and love nature.

Eh....nice place to visit, but more than a few people get the surprise of their life when they find out how labor-intensive primitive rural living can be. The mantra is, "if I don't do it, it won't get done." If you have a soft, romantic spot for idyllic rural living better be resourceful and capable. Just sayin......

Guess I need to start buying powerball tickets again. Nice place to have family. Everyone can have a few acres and still have plenty left over. Is there access from a road or is this property land locked. I might of nodded off while watching. 🤔
