In July 2020, there was a 44 percent increase in home sales for the suburban counties surrounding the city when compared with the previous year, according to Miller Samuel Real Estate Appraisers & Consultants.     Modest size house w/solar energy and geo-thermal driveway in the middle of a circular piece of property one mile in diameter (700 acres approx) with a nice creek running through the center & with the parameter ringed with oak trees with plenty of other trees and pines throughout. A terrific 3+ mile trail to walk around on. After I die, the property will be given to the state with a 100 year agreement not to mass-cut any trees or sub-divide the property so that a forest can develop where once was farmland. A small 130 ft cabin will be built for weekend getaways, but the majority of it would be made to be wild. Plenty of flowers, bowers, fields, numerous birds and critters and 10% of which would be set aside for wet-lands. Well, you asked. LOL

    400 square foot berm home (1 bedroom 1 bath) with south facing glass and dark-colored thermal mass to absorb solar heat in the winter then reradiate it slowly. Hickory floors and kitchen cabinets with quartz countertops. Gas cook stove, electric oven in the wall. Walk out shower without a tub. Tankless gas water heater. Grid-tied solar panel system with battery backup big enough to meet 1/3 of needs. Heat pump air-conditioner. Gas central heat. High-speed internet access (at least 50 Mbps down). 30 acres of land with 25 wooded and 5 open nowhere near a body of water (mostly flat with some rolling hills). About 300 feet away from railroad tracks (yes, seriously! I love trains that much). Double-track railway would be preferable. Lathe and plaster interior walls too. I almost forgot, water from a well.

    I came from a area like this..Our Family didn't own much in the way of property..What we did have was enough to have Strawberries..If someone where to ask..what I would do with this property..Maybe Winnery Vinyard..Cherries , Apple Trees..Something that includes what the Community would stake a interest because without that you really have nothing..

    @@BradSimmonsquestion!! Can I sell these fields, if I'm the owner , like, can I make say 20 divisions of this land , and sell each one, for whatever amount I can sell each one for? Then we can have roads through here and development will happen and we can also profit from that. Thank you. Parcel it up ? Make a new map with deeded properties, making this into say 20 parcels

    I'm in NY and could definitely tell he came from NY. He did what was right for himself and family and left NY for a better life. It's a real shame he has to sell it. I have a plan similar to his 30 years ago, and plan on leaving NYC in the next 3 years. Looking to settle down somewhere in the country where my neighbors aren't 20 feet away from me. Man, how I'd love to buy this farm for what its going for. Im an eXp realtor as well, and a 3BR 2BA house where I live goes for $600,000 to $1,000,000. I'm sick of living this kind of life.....Definitely moving either down south or possibly the mid west. I really enjoyed watching this video. I wish this man a lot of luck.

    The owner John really loves his farm & the land & cattle & wildlife & nature...its a shame he has to sell it. Hes worked really hard i can tell. God bless him & hope he finds a buyer that loves it too. Hes worked hard & deserves the best. My grandaddy had 2 acres & grew all the crops we needed to be canned, grandmother did, for a year of food. Its beautiful land. Pres Trump smartest & best Pres ever..John can vouch for that & him...roller! He won election...it was stolen...

    He said his father came from Italy. Talk about being international here one of my grand parents came from Poland, one from Ireland and two from Norway LOL. I am second generation in USA and so glad they all migrated here for sure. God bless this gentle man and his experience of working for Trump wow lots of memories there he should write a book.     My dad was Olive plantation farmer. We siblings are apart all over the Globe. Some of us in Germany. My self in US. only one Brother who lives in Turkey in Dad's house. He doesn't know how to handle the Olive plantations. He leased the property's each year for 50/50 profit.

    Love it but it is way more property than I need. I'd love 20 acres, something like this but on a smaller scale. He reminds me of my father in law so much. Sadly he's been gone for many years but he taught me so much. He grew up on a farm in Italy, emigrated to Brooklyn, NY and then when we had some property and the kids were young he lived with us. Had the best gardens around. He could grow anything.

    Brilliant man, he is a great thinker. The land is beautiful, way out of my range, but well worth the price. If I had the decision to make, I'd lease the land to a farmer or rancher who was honest to keep the land as beautiful as it is or improve, keep the land away from home builders. We need farms and ranches owned by individuals not corporations. God Bless this lover of farms And the wild life. Land Management, love it, know nothing but I still love it.

    Oops,continued, pg. 2...so I think I heard Brad Simmons say around $700 k on the sale price & about an avg of $3k per acre is about 233 acres. I don't think there's a house included yet I could be wrong. It would be nice to know. Brad seems to be very thorough so leaving out/not mentioning a house was included I jyst can't imagine that would happening with him. Great question. Like I said, I had the same idea.

    Smart move Brad! "Sell the fish". Yes, LEGACY! Owner's stories are gold. Buying a lottery ticket tonight, since I am short on the price. I would give the owner full access after the deal just to hear his stories as I rock on the porch with a legend of New York City. Here is a true American land owner. This is what people want when they find out what is missing in their life. The owner's story is the American story. Have a full life. Yes, sad his daughters see the property as a burden, and don't see the value of owning land that has many potentials. Their father (the owner) should have moved back to Kentucky sooner. A farm that size needs the love of a family. A love of this country, and what it stands for - land ownership, gun rights, and free speech - which in total give you the ability to achieve personal success. This is why Americans will fight against communism. Nothing should be free. You must earn it. Only then can you appreciate the value of what you have, and can pass it down to your family. Thanks again for not editing out the seller's stories. I have worked real estate, and know that usually, you are afraid of the seller spoiling a preview. This seller was was a genius, and added value to his property with his personal history. If I hit the lottery, that property is sold! Note: For those who don't know "Sell the fish". If you are selling anything to a fisherman, talk about fishing - something they love to do. People are emotional, and you want to bring out that deep emotion while you show all of the reasons why they should buy what you are selling.

    If I had a property like this and the money, I'd build my mother, my best friend and myself the homes we've always wanted. With a few beautiful cabins dotted around. Add some horses, hogs and maybe even a hemp farm, I'd be set.

    I absolutely love his property!!!! I can only dream of ever being able to afford to buy his place. I have four grown children. Two are married and have my grandkids. My dream is to have each child a house built on my property. I would have everything set up for living off grid. I would let my children decide which way they wanted. I would have cattle, sheep and goats as well as chickens etc... I want my land to make my living. I also want to provide some jobs .

    People who are Blessed have the land in their possession!!! It’s a great feeling to own the lands and living on it. You get fresh air and open clear skies with surrounding green atmosphere. It’s like living in heaven and away from the hustle and bustle of the cities where it’s a mad rush and people running around all over in chaos. See the fun in driving with no stop signs and traffic signals. You can have your pet animals too and they gel with the environment and add up your living. This all leads to a long lived life rather than being in stress in city life!!!

    I so wish this was available back in February. I’m retired Navy and my dream was to buy property and make it a place where our disabled Vets to go and spend sometime with family, nature and other disabled Vets. I just bought an over priced home in NC to get out of Maryland! I was born in NY, my father passed away in 2008 and this gentleman sounds just like him and makes me miss him even more.     Brad I am retired from State service and I am a US Army veteran and I want to leave California every time I watch your videos makes me more interested in Kentucky I love the solitude of peace and the people are great I’m waiting for my daughter to graduate from college in December 2022 I want to leave her this home so she can live the American dream

    Why his kids wouldn't want this farm. He could adopt me and I would gladly spend my life making it whatever he wishes it had been. I would dedicate a public park in the front to his memory. I would absolutely do anything to have just one acre, let alone multiple.

    Gorgeous property! And John is a treasure! God bless him. I’ll pray that he and President Trump meet up again. From what I’ve heard of him, Trump probably remembers John. I’ll pray for John. May he be able to get healed and buy a small piece of property to fulfill his dreams. And yeh, I’ll bet there’s Bigfoot on that farm. :). That’s my dream property. Eastern Ky. 50+ acres, adjoining state or BLM, mostly wooded for me to live out my life & play on. Nice videography. When I hit the lottery, I’ll give you a call.
