Right now, there’s a concern that 2.5 million homeowners are still in forbearance, meaning - they’re not making their payments and they’re protected from foreclosure…there’s a surplus of tenants who are unable to pay their rent…and the worry is that, IF evictions and foreclosures were to all happen at once - that would cause sudden and drastic economic hardship to millions of people, and that - in turn - would be detrimental to the entire economy.
So, in an effort to provide people with enough runway to get back on their feet - a new proposal was issued from the consumer financial protection bureau to be effective on August 31, 2021….and here is what this would entail:
First, this would only be applicable for a homeowners PRIMARY RESIDENCE - so, investment properties would not be eligible.
Second, this would be open for anyone who attests that they’ve experienced financial hardship.
Third, this proposal would allow for a loan modification that would give homeowners the option to EXTEND their loans in forbearance by no more than 480 MONTHS…which is 40 YEARS…without AN increase to that persons interest rate.
On top of that, fourth - if any portion of your loan is deferred, you would not owe any excess interest, and all fees would be waived.
And finally, fifth - this MUST be made available to homeowners experiencing hardship, which - again - is defined by the homeowner.
To top it off, IF a homeowner IS going to go through a foreclosure - this would extend the filing deadline by an additional 120 days, until December 31st, 2021…so, homeowners would get an additional 4 months runway to either sell their house, or figure out another plan, IF they were going to be foreclosed.
Right now, this is a proposal which is open for public comment until May 10th - but, if this goes through - this could be another HUGE catalyst for the entire real estate market, with some rather serious implication for ANYONE looking to buy or sell a house right now.
In the last few months, the yield on the 10 and 30 year treasuries have been going UP to due increased concerns of inflation - and that, in turn, has continued to push mortgage rates higher. This just means that, as mortgages become more expensive - buyers won’t be able to purchase as much home - and because of THAT, perhaps prices go down…but., that’s not happening.
Prices are getting pushed BACK UP for 2 main reasons - the first, is that housing INVENTORY keeps getting lower. We’re at the lowest level of housing inventory ever, in history…for reference, in March of 2017…there were almost 1.3 MILLION homes active on the market…today, there are only 493,000. That means, with less inventory - buyers will be FORCED to pay more while they compete for whatever is left over.
And second, as interest rates are going up - buyers are RUSHING to get something while rates are still cheap. The expectation now is that - over the next year or two - interest rates are probably going to be higher than they are today, so if you want to buy something - you may as well do that sooner than later so you don’t miss out.
Now, the RISK is that - sure, if interest rates suddenly go up, and everyone decides to list their home all at once - that could ABSOLUTELY cause prices to suddenly come down. There's no easy solution but most likely it will be another wild year for housing.

    I live in Utah. My brother bought his house for 430k four years ago. They put it up last week for 795k and a California native put down an offer for 910k. That’s insane. It’s unsustainable.

    In Sac, people are buying homes with cash 100k above asking price. These aren't nice homes either. They're pretty old and worn out homes that need remodeling. Homes without working electricity that need a complete make over are selling for 30k over asking price.

    I represent buyers here in San Diego, CA and it's so heartbreaking to see first time home buyers getting outbid with full cash 50k plus over asking. I completely feel for you buyers right now. I try to find as many off market properties as possible so my clients can be the first in line to make an offer without competition. It's tough out there but don't give up!

    Honestly I’m exhausted at this dystopia. I think I missed the boat entirely. I wasn’t old enough in 2008-2013, and now that I’m ready it spikes up. Very disheartening. I think I’m going to experience what it’s like to loose in this system.

    move closer to the Mexican border, you can build a new house in Mexico for about 20 to 30 thousand cash, no property taxes, just make sure you do your research and buy around a decent area in Mexico, if the systems gonna screw you then do the same right back, work in the states and live in Mexico for a fraction of the cost your spending state side

    Strange times getting stranger. If you don't own a home, you're desperate to get into one. If you own a home, and especially if you bought in the last few years, you're worried the value might plummet because of how quickly it jumped. If you sold a home, you're worried you won't be able to get back in. The uncertainty is killing everyone.

    That happened to my brother. Couldnt sell his house for over a year. Put it back on the market in march and it sold site unseen the very first day over asking. 350k for a tiny home in a bad part of town. He bought it 5yrs ago for 150k!

    Everything is pending. I did a test to see the market time in Chicago. 8am made appointment to see a house 4pm it’s under contract. So basically go looking with a couple hundred grand in your wallet.

    @@LHJlives sometimes you have to use cash because, what you're buying will not pass inspection. Like in the case of a mobile home. It may not be tied/ fasten down to the land it sits on. Besides that, there's an old saying. Cash talks and bs walks. Is may not help, but there is.

    Solid breakdown. This market reminds me of spring of 2018 where the market was absolutely crazy so people were making non-contingent offers for $100-200k over the asking price. In the fall of 2018, interest rates rose to 4.5% and the market slowed to a halt. It created a situation where the peak to valley prices were down by 20%! In a place like Sunnyvale, a 20% differential is around a $300k loss. The prices have recovered since then, but it was a really bad time for short term flippers.

    Only way to lower prices is by producing more not printing more dollars Hence investments in inflation hedges regardless of what market does. They can trash gold silver all they want. They are pumping up bitcoin as well for same reasons. Always diversify. Remeber the elites do not work for a living they control income producing assets and leech off production.

    I feel like a lot of the issue is also fueled by speculative investment groups like Blackrock treating homes like stocks and large landlord groups expanding their rental empires. I fear in the next few decades we will see the death of home ownership outside of corporations and the wealthy. I'm okay with homes being investment vehicles for the middle class, but I think something needs to be done to get rid of investment groups buying these, keeping them empty, or buying up neighborhoods to turn them into rentals.

    I bought my first home in May 2020, right when real estate restrictions were lifted (in MI). Somehow we were able to negotiate $2k less than ask. Fast forward to today, buyers are offering $20-30k over ask. While my house has already gone up 14% in value. I am so relieved and grateful I bought when I did, otherwise I could not afford a house for at least another year.

    As a First Time Home Buyer, right now has been incredibly frustrating, houses are selling same day for 40-50k over ask, which in turn drives prices higher because it becomes the new comp, the rate of increase in price is insane. Great information in the video!

    @@DavidEVogel a lot of people who graduated High School in the last 10-12 years were hit almost immediately with a recession and then by the time those same individuals who were establishing good enough credit and finally getting jobs after being denied for so many jobs, financial stability, etc. were just now getting into a position of being able to save. College didn't even guarantee an actual job to anyone and most people wound up finding jobs that had nothing to do with their college studies as a result and are still paying off student loan debts. I never excluded other generations from being hurt by home prices, I never said it was ONLY older millennials. I simply said that older millennials have been slammed multiple times by multiple issues and that doesn't just include financial/job related ones. I'm not narrow-minded enough to believe that just older millennials are affected. My point is this: Older millennials have had a hard time just finding jobs even with college qualifications and when things begin to look up they take a very quick nose-dive. 9/11, recession, and now a pandemic that is gradually crashing the housing market. It's just been insane, and it seems often times that millennials are just labeled as lazy losers who think they're entitled to things. You don't have to agree with me as this is my opinion it is simply that. My opinion.

    Thanks for the info. A change from 30 years to 40 years would only lower my monthly payment by about $150.00, so not worth all the hassle for me. But I'm sure it will have a huge impact on the housing market if this is implemented. Appreciate your bringing it up.

    As someone that just culled my real estate empire (non-paying tenants, too far away for timely maintenance and defense), there are other ways to fight inflation. In my opinion, grab a 50 gram bar of gold at 1750 with cash for getting in at 1700 and 1650, if that ever happens again. It's nice to have 150 grams of a currency that has been used by kings, lords and priests for around 6,600 years. There's also ammo. Again, you're a little late to that party, but it's nice to have your foot in the door on that. There's 570ck5 of course, but do your EDGAR earnings and price-to-book due diligence and have a strategy that allows you to grab more if it careens downward 60%, just in case. The only drawback with your situation, is that you can't buy a crap ton of awesome tools and then call them landlord expenses.

    I've been saving there are nice homes here for 40,000 to 60,000 . I'm trying so hard I've been saving for years , I was crying so hard the other day I drive by and people have homes it seems like a fantasy world to me but I pray it can become my reality

Us single peasants can live in vans cause we don't have children but then it's much harder to date anyone as a guy living in a van. Best for money bad for dating life.     Haha! Congrats on your new home. Like your sellers, my in-laws were thinking about selling their home to take profits, sit on the sideline until the market drops and then reenter. Trying to time the real estate market.......if only there is such thing as a crystal ball. From investing in stocks and cryptos, I've learned to never time the market, impossible.

    As a buyer in this market right now, it's absolutely insane. No contingencies, some people are even waiving inspections, and the mass migration of rich city people moving to more remote towns (therefore outbidding all the locals by like 50-100k) is just impossible. I've come to the conclusion that I don't care if my interest rate goes up but I DO care if I have to pay 100k over asking price for a house that isn't worth that money. I can fix an interest rate, I can't get back $100,000. That's just sunk.

    Not just homes but land also. New home developers are buying up massive acres of land and building these huge expensive houses. Land alone is super expensive in most areas.

    When they have to pay property taxes and pay to maintain the land, and have no buyers, no renters, then they will realize their multibillion mistake. The government wont rescue them like in 2008. US demographics are slowing and more political parties are forming. The rich don't always win. Ask China.

    Another major factor at play that would help the whole situation is making it easier for people to build new houses. Not only are the cost of building materials at record heights, but state and local ordinances all over the country are in place to prevent affordable housing from being built, as it would theoretically bring down the value of surrounding homes owned by older residents. This one's probably the most difficult to fix of all, as the voter base is old, and almost nobody is ever going to vote against their best interest (or at least what they assume their best interest is).

    That 2.8% underwater percent is BS. Every person who skips the appraisal and pays 50k over asking is underwater on Day One. They owe more than what the house is REALLY worth.

    @@DavidEVogel The increased cost of materials, added incentive to buy due to interest rates, the small supply, the oversized government safety net, and soon-to-diminuish calls to work from home are driving the higher perception of value. Once those factors go away, the perceived value of the homes will go down. More so if there's a housing crash.

    I just closed on my family’s first home after having several offers over asking lose to cash offers from out-of-staters The way I got the contract? I knocked on the door and asked the family to disregard cash offers and instead sell to my family ... There are good, just people out there thank God.

    @@mrwhonewwhat they aren’t allowing most foreclosures and the Federal Reserve(strongly tied to the federal government) is keeping interest rates at 0.00-0.25%. There would be more foreclosures happening, thus increasing the supply of homes. If mortgage rates were at a more reasonable 4.5-5.0% in combination with a larger supply of homes, prices would probably be 10-15% cheaper.

    Hey, I'm not from the U.S. and don't have deep knowledge about these stuff. Can someone explain to me why people think the prices will crash like in 2008?     +Absolute prices vary wildly in the USA depending on location but all locations seem to be rocketing upwards. The problem with inexpensive cities or towns is lack of well paying jobsm so unless you are retiring or are some sort of specialist you are probably hosed either way.

Keep enough so you can pay bills but invested diversified. Not just stocks. Bubble economy smh But remember business can deduct home office expense. Just open something up

    housing inventory is only low in certain neighborhoods. some brand new houses in my hood of sunnyside houston texas have been on the market for MONTHS.

    Another thing driving these prices and lack of inventory/rentals is people moving. When someone buys a house they sell their house or move out of their rental. Most of the time this transaction is done in a local area. As in you move from one town to the one next door. Or one side of the city to the other. So in general one place still has the same number of housing choices available. With 2020 people left big populated expensive cities to live in different and mostly cheaper areas. Well they are now increasing the population without an increase in availability of housing. If you look at the national housing it stays the same because no one is moving to these cities because those pushed out by new people. Aren’t really gonna move from West Virginia to NYC.

    It's actually 🤓 smart. We want freedom too much so we lose. Ideally best to save up and invest. Then buy something when everything crashes. Japan has the lost decade or century we will too. Low population family growth because of what their finance industry has done to their people's. Lots in depression and with no purpose This is why their population is declining.
