    20% have left Manhattan. That's about half of what is going to leave in the next year. Rents have to go down at least 50% before the city can come back.

    Only way we can drop rent is to drop real estate taxes which have increased at a higher rate than rent stabilized apartments. But the government cares more about their paychecks than the lives of citizens

    Would your speak about the learning curve from being a NYer to living ina rural area? How is the mail system? How is the internet? Do you have a farm? Apt? House? What do people do in Georgia? Is it safe for minorities?

    skyak - pressure on rents also place pressure on wages for employee retention. With lower housing cost, what would be the pressure on higher wages. Employment cannot exist if bureaucrats are permitted unilaterally close down cities and states.

    NY was always a sewer. I commuted to Wall St briefly and all I could think was the Emperor has No Clothes. The place is and was horrible.

    Once one moves they are gone. Not the same as going on hiatus for a few weeks to a different area. NYC is an ant hill. 900 thousand jobs gone. Question what is going to bring the people back? Business that can work remotely are. The mayor has pretty much said closed for business atleast thru November 2021. (that is when he will be voted out of office) By the time business is allowed to really open there wont be enough to do so. There will always be a big city there. NYC is not going away. Tourism is dead. Try bringing tourists into a city where crime is soaring. NOT happening. Try bringing restaurants back where the folks running and staffing them have moved on. Life is good when you dont have to live in filth. Families will move if they have kids. It is already happening. Will the rich come back ??? Some will most wont.. Shopping gone, theater gone, many of their friends gone other places. Seriously the draw of the city lacks much. Could be 10 years till the city recovers and even then not sure. I lived thru the death of New Orleans. it has been 15 years and that city never recovered

    all the die hard new yorkers i encounter keeps saying the city will be back...sure it'll be back, but when. during the the crack era was what 25-30 years. You don't want to be in a city waiting for it to return to glory. You're better moving to a city that is thriving right now.

    We left New Orleans after Katrina, my wife a 6th generation New Orleans gal, we moved to Texas can send our kids to public school and there are real jobs here. New York is losing its financial center, if Nasdaq moves out of the area, and the big family offices start moving out, the tax dollars dry up and all the programs can't be paid for.

    I'm not sure if it was the point you were making but I don't think working remotely is going to help the situation just exacerbate it. Why would I pay $10,000 a month for an apartment the size of a double wide trailer that I can keep in good condition remodel twice a year and still end up saving money. Meetings Skype calls. Technical blueprints it is cheaper to buy AR glasses then pay for five flights on an airplane. If New York City doesn't do some massive social restructuring it's going to go the way of Detroit. And as much as I like to derive New York it would be a national dishonor for our megalopolis to be bleed dry.

    @@ceterfo Business that can work remotely are. I was watching another video by a NYC local guy. He was saying that the number of small businesses that are permanently shuttered even has him amazed. The numbers of bankruptcies does seem to continue to rise. The number of foreclosures on realestate also seem to be rising. How does one maintain property with no income being realized? One can buy a nice home for $1500 a month in many places across the country less a double wide that is a depreciating purchase. Generally they do not appreciate in value. Pretty much agree with you. For me the question is how to you keep politicians in place who are doing everything they can to push communistic values, and then expect a thriving city?

    It's pretty tough in NYC. $1800 monthly in Ohio can afford you a 4 bdrm/2ba house. In NYC what is that, a cardboard box? God's speed NYC.

I'm currently going through that struggle. my apartment in the south looks real nice compared to what I had in the city. Gonna take a while to replace all the people who left for good.

    I left NYC long ago, but still keep an apartment there. Now NYC is becoming a lot more interesting. This pandemic once over may turn the city into an affordable place for artists, writers,....Not negative about this transformation.

    honestly new york was already becoming less fun. the nightlife was taking a hit as venues were closing due to high rents. legendary performance venues were shuttering. I started coming to NY in 2002.... lived there for the last 8 years and it had changed a lot.

    Many New York City residents who have vacation homes in other locales decided ride out the social distancing period(s) at their vacation residences. It is an option afforded the affluent among us - not a emigration event.

    It's as simple as this. New York is not affordable. Many people like me left simply because we refused to pay high rent and high taxes for a New York without all the great culture (bars, museums, broadway, music, restaurants etc). If the place was more affordable, and I had an opportunity to buy a home, I would have been more inclined to wait this thing out.

    I think this is a turning point of American economy. People will no longer have to suffer with high cost of living to work at big companies. They will have more choices on where they want to work. It will create better quality of life. Those states with high property prices will eventually goes down and stabilize back property prices. I believe this is going to be a good thing for America as a whole. Also, i think it will be a global trend soon, and other countries would follow this trend. Whatever happened in America, will soon be followed by others. Thats just how it is over the past 50-60 years.

    @@differ212 I live on the Upper East Side. That is the only place besides Staten Island where the majority are New Yorker's. All other parts of Manhatten and parts of Brooklyn are transplants. The rest of the city which is most of Queens and half of Brooklyn and almost all of the Bronx are from the 3rd world

    Rents are indicators of economic health. Do you feel landlords are lowering rents because of Covid. Businesses wanting to be in cities for cache will have to report back to shareholders who might be at risk of lower company profits.

    No one seems to talk about high real estate prices and high debt levels around the world means A LOT of businesses will close when there is any sort of crisis (recession, pandemic, natural disaster). In order for the city to get back to where it used to be, someone else will need to pay the same high real estate prices and take on similar levels of debt, and thus be exposed to the same situation we are going through right now. Unless there are enough corporations with cash reserves to pay these high prices and survive shocks, we might be in unprecedented territory here.

    Stratospheric housing costs, the assault on SALT and the pandemic formed a perfect storm. However, I'd like to know how many people actually put their stuff in storage which would indicate how many intend to move back when things settle down.

    Are people moving because of the pandemic,....or are they moving because they are seeing that their city and state leaders are proving that they won't enforce laws and protect people from violence. As a tour operator, I will not be bringing bus loads of tourists to NYC every again. I can't ensure the safety of my travelers.

    the media is overblowing the safety concerns...it's new york...If you want 100% it's never been a place for you to visit. New yorkers are leaving because the place it too damn expensive if all you can do is eat on the side of street and lounge in your shoebox apartment. The city is supposed to give you more than that which is why you're willing to pay the high prices. I can eat outside in North Carolina. I don't need to do it in New York in a tiny apartment that costs $2k

    The Stimulus went to people making less than $75k/yr. So very few in NYC got a stimulus check. It is not the people making less than $75K that are leaving and taking all the jobs with them.

    Everyone let's do our part & wear mask in public settings this is what health professionals are currently recommending. This pandemic is not just a United States pandemic. It appears that some other countries have handled this spread better than the U.S. ... From a far because I haven't been to the countries that have handled this pandemic better, it appears that the citizens are wearing mask among other precautions. I think the economy will return once we get this pandemic under control. You don't need elected officials to tell you to wear mask or do what is right. Just take responsibility & do your part to help get things as close back to normal as possible.
