The taxi scam at Phuket is insidious. I avoid that airport if possible. If I have to go there I walk out with my bags and refuse to use the taxi mafia.

It was worse. Taxis used to take a commission off any business they took a customer to. This might still be the case. They doubled the price of a hotel I stayed at because the hotel had to pay commission. Never use taxis or tuc tucs there.

These tuk tuk drivers are responsible for a bad reputation. Tourist areas are suffering because of them disrespectful behavior. Since centuries.

For a country that puts so much store in face & reputation they seem oblivious to how much reputation damage these incidents do. Make the tuk tuk's install meters if they can't behave lawfully.

Taxis at Khon Kaen also scam travelers by charging a mystery “contact fee” only after the ride is over. I refuse these scams.

These restrictions also apply to cycle pickups at cycle stations although what actually is the law? Thai culture is quite different from Western nations.

The prices are going up due to limited supply and more demand. But there's always supply which will develop overtime. We can't say that Thais will lose out on investment opportunity, but inflation will be more pronounced in the coming years. There will be more people fighting for the limited resources. Secondary & tertiary layouts must be permitted. Investment not just for housing, but business investment must be promoted as well.
