I got a deal done similar to this I live free and have three units occupied with a cash flow of 300 after mortgage and I live in the best unit I only put dwn 2000 cash..This is my first property & just at 6 months already have 10k equity I think I done Good for my first Deal..I’m on my way..life is Good..

Hey Chandler, what’s your take on buying a 4-plex without using an FHA loan? I’ve seen a lot of good deals in a nearby city a couple of hours from where I live and work, but I’m not sure if I’ll have to put down 20% or not as a down payment. Any advice? Keep up the great content coming man.

If the ROI is good, get a hard money loan for the 20% down payment and get a mortgage from a community bank for the rest.

If ROI is good there's nothing wrong with putting 20% down. I have seen Chandler talk about doing even more than that in some deals.
It's all in the negotiation 😉

I've worked in sales for 6 years. Ive looked for 6 years for owner financing or some kind of creative financing to get into real estate. Never happened. I've tried talking to banks and credit unions. Literally been laughed at. How often does a deal like this happen? Once in a lifetime?

Happens consistently if you are looking for deals in the right way. Obviously this is an incredible deal but there’s no reason you shouldn’t be able to find something that works.

these deals are hard to believe but I know they are real. I think they key is asking for the deal. when you aren't looking you will never find these. if you are looking and asking for the deal you can find these. once they hit MLS THE DEALS PROBABLY GONE!

I find good deals in the MLS all the time in my area. Deals like this, you definitely need to go out and find though! They definitely won't just fall in your lap.

@@josiahhein6036 If we think critically here, we can notice that the buyers became privy of the lady and her ignorance when it came to real estate. Through the utilization of that knowledge they took the title for 90k under market value. It’s just not right from a moral standpoint. Do you think the lady understood it was worth $430,000? Clearly not as she gave it away for $340,000! Swindled.

@@balla2828, so whenever you are getting something used, under market value, you make sure the person is well aware and make sure you pay higher market value, so you're being 100% fair to the seller? I don't think you're cut out for real estate investing if that's your strategy. You're likely not in the right channel for you, with Chandler's channel. I hear Young Turks is a good place for your type.

Maybe she just wanted to hook him up, as she could tell he was a young entrepreneur who was going down a similar path her life had taken and found that admirable?

@@josiahhein6036 First of all I'm a 100 percent right-wing oriented and CAPITALIST. Don't get it twisted. The issue is not about "getting a good deal." My point seems to have gone over your head multiple times already so let me try again.... The issue is scheming to take something from underneath another through the utilization of their relationship. It's very predator-like behavior if you view it in the light I speak of. It's one thing to find an item or real estate that one does not understand is "gold" and then get a good deal through your skills. It's not the same thing if you find some lady, form some type of relationship with her after coming to learn "she is lost and clueless" and then snatch that valuable item from under them. Have you heard of a thing called "CONSPIRACY TO COMMIT", there are crimes in which one CONSPIRES. They exist. Get your understanding up?

I'm thinking Idaho probably isn't a majorly diverse area in general and that's why you see this. I live in Southern Oregon and in most areas outside of larger city centers, in the PNW, you probably have close to a 90% population that is white. You got to remember, white people are still a majority in this country, hence the term "minorities", for people of other races.
