Chandler Smith has been investing in real estate for the last 6+ years. He currently owns seventy two doors of rental real estate and with all of his experience, this was his first full, start to finish eviction. In this video Chandler talks about some of the mistakes that were made that led to this eviction. He also goes into detail about all of the things he would do different if he had the chance to do it all over again. After sharing what he learned, Chandler shows the video of what the property looked like right after the tenants were evicted. In this segment, Chandler points out holes in the wall, the destroyed carpet, the torn up kitchen, and a laundry list of other damages. Chandler then talks about the expense of getting the unit fixed up and rent ready. He explains the importance of taking pride in the renovation. Chandler explain that you need to get the property to look up to the right quality so that you can find tenants that will treat it accordingly. If you do not get the property up to par, you will end up with more tenants that will treat the property like garbage. This video definitely shows the worst case scenario of dealing with rental properties, but Chandler makes sure to clarify that even with these negatives, rental properties are still more than worth the investment.

    You never talk with them. Start the eviction and move on. When I started you could remove doors and windows. Remove their hot water heater or the ac unit. Just a few tricks. You just do things you don’t talk about what you did. Make their life hell without them knowing about it.

    Yeah me too I would of let my emotions get to me and been pissed off because of the fact that people want to hurt you burn your investment and insult you at the same time. Some people are not reasonable and don't care they feel like the world owes them and don't take any fault in their actions..

    Had to pause at the 6:30 minute mark to say now I know exactly why he didn't want to let you in and see the place when you did the interview video. But I use to work for a construction business that did both new and remodeling jobs. This is by far not the worst place I've seen. We did one place that was used as a puppy mill. It was so bad. That our boss actually waited to winter to come so we wouldn't die in the hazmat suits he made us wear. It was so bad that when we was cutting to hardwood floor up that piss would actually dip out of the flooring as we carried it out. I had a great boss that paid anyone who work on the demo crew double time. I've never told anyone this. But he paid me triple pay. I was making 90$ a hour.

    I respect that you guys worked that puppy mill property and my hats off to ya, but NO amount of money could get me to do that. I would of had a hazmat crew so that job. You know the type, the ones that deal with meth, and undiscovered deaths and crime scenes.

    Instead of pulling up floor let dry paint the floor pour on paint and paint your way out. Let fully dry smell and you may have to paint walls then put new water proof wood floor down.

    I just left my apartment. I was paid up but left before the contract was up. I vaccumed, swept, and moped the floors. I left it in mint condition. He rented it back out the next following day after I left. I cant image treating someones property like this apartment. Wow ... I cant believe the nastiness.

    Yes, because it's like sales. Most of the time you will get a no. But every once and a while you'll get a yes. Most of the time if you get good tenants you will have positives outcomes...However, every once and a while you"ll have a bad one. This was one of the bad ones.

    Yes, definitely still worth it. I'm actually going to look at a duplex on Sunday. It's over priced so I'm going to lay down the 1% rule from the last video I watched of yours. I HAVE A QUESTION.... is there something you can do publicly put the names or pictures of these tenants? I mean I know you did a video but maybe not everyone will see it specially other Landlords in your area. I would try to make it so they can never find a place in your area again

    You got lucky it was only $6000 to fix it up . I have seen a place trashed way worse than this and just decimated beyond belief. The children are the ones I feel for because they have to live in that filth and with what is presumed to be a couple of druggie parents. So sad , my heart hurts for them the most.

    I had the first unit I purchased open for four months. I began to pressure my management on finding a renter, even asked them to lower the rent. I assumed they were not getting interest in the unit. They then explained to me they had tons of people apply but not many they felt good about renting to. That is where my head needed to be, I was wrong, they were rite. We need to be patient when we have vacancy to make sure we aren’t counterproductive to our bank account.

    Wow! It’s hard to see the light at the end of the tunnel when you experience something like this, but it’s always worth it in the end. I’ve had something like this happen, lost a lot of money, thought I would never make it back, and then you refinance a year later and pull out $50K - $100K. I’m sure you’ve experience the same.     Chandler this is an excellent video. It shows how quick you can clean up a situation and turn it over. I rented to college students for a number of years. Now I rent year long and to families who bring their own furniture. I find it is highly unlikely for a tenant to damage the home when they pay $2600 for a three bedroom and have to give a month and half security. Really enjoy your videos. Thank you.

    I am so happy that you were able to come back from this, and not ruin yourself!! I had 6 children and was newly divorced and needed to get a rental while my new home was being built, I had a terrible time finding anyone that would rent to us because of situations like this!! ABSOLUTELY check histories of EVERYTHING, even Facebook (if need be, also include the children if they possibly have accounts) , this is an EXCELLENT marker of character!!     I once sold a house to an investor, and there were roaches running everywhere. Even the door games were caked with dead roaches from people opening and closing the doors and cabinets in the kitchen. I quickly flipped the property to a real estate investor for a fast $15K. Then I sold it for them and made a commission too.

    Unbelievable. Just disgusting. I hate that they did this to your place. These kind of renters, are the kind of people that make it hard for people who like paying bills on time, don't destroy other people's property, like to have their pets and take actual care of them, don't let them tear things up etc.. to be able to find a decent place, owned by decent people to just live and be left alone, or live with their pets and not have trust issues with the owners. Personally, I have two dogs that are part of my family, they are old dogs, and it has become increasingly hard to find any private renter who will rent to you if you have pets, because you get people much like this who ruin it for folks like me.

    That's nasty as hell. My aunt Tina and her husband Darwin raised 5 children in a house JUST that nasty if not worse. Every time my brother, mom, dad, and I went over to visit, we had to make sure we didn't step on wet food on the carpet, my cousin Mikey decided to ruin my aunt Tina's VCR by sticking his McDonald's hamburger into it, thinking he was gonna see it on TV. They ruined everything. Their bedrooms were always nasty, their bathroom stunk like mildew and piss from them leaving wet dirty clothes on the bathroom floor, and you'd better bring your own box of Kleenex or some toilet paper of your own, because their rolls of toilet paper were SOAKED in stinky piss water. I HATED going to my cousins' house. My mom would've kicked my brother and I's asses if we left our bedrooms like that. I couldn't WAIT to go back to my CLEAN house that had clean floors to walk on, clean countertops in the kitchen, no dishes in the sink, laundry hung up and put away, clean house was refreshing. That is nasty to raise your kids in such a bacteria-magnetizing environment. I could imagine what a funky-ass smell you encountered going in there. I can still remember how stinky my aunt's house always was, and I always asked my mom, "Isn't she ashamed to have company over with that house?" And I thought it to myself, too. That's just... Ugh. No thank you and I'm sorry you were left with that mess. Just as a tenant has a right to deduct money from the rent for any repairs they made themselves that you didn't make (for example), you should be able to stick your evicted tenants with the bill of replacing the floors. That's nasty and I hope you kept the entire deposit. And then some... They should have to reimburse you for the damage in full. Find out where they moved and stick them with the bill.

    In most states wage garnishment isn't an option for this type of thing. Of course that's also assuming they have any wages at all to garnish.

    Chandler David Smith which is still a total bargain! What state is this property in? I know rent is a lot cheaper down south but when you said snow and a rough winter messed with the porch it made me even more curious.

    if you have to evict a tenant say in 2 months becuase they dont pay and they signed a year lease. if you need to evict them out and they agree and not damage anything would you give them back their security deposit to get them out or do you keep it? hows that work?

    I apreciate you sharing this story of a bad tenent. I purchased a 4 unit building along with several other buildings on the same street. My buildings are vacant and I been rehabbing them to utter perfection. I am going to implement a super strict vetting process to get in the buildings so I can protect my investments

    Hi Blue House. The BIGGEST mistake that many landlords make is wanting that fast buck. For many the vetting process consists of 5 words.... "How much money you got??" Our office has facilitated thousands of evictions for our clients. When they come to our office, they complete a questionnaire form. One of the questions we ask, what is/our the tenant(s) names, do you know how many times that question can not be answered??? The client will tell us that one of our process servers may be able to acquire the names off the mailbox!!!! We tell them we can not do that and they must provide us with the names.

    In your contract do you have a right to inspect the inside of the property with serving a notice? More frequent inspections may have let you end or limit the damage if caught earlier. What’s your thoughts on this?

    I always take before and after pictures prior to a tenant moving in and moving out. To have the government and some of the public see how their taxes are being spent on lazy low income people.

    This is why they need to make it where private citizens can garnish federal tax refunds. The feds and state can garnish them but the average citizen can not. Most of these people get back a lot every year and if it was up for grabs when they screw people over they might think twice about doing it.

    My apartment building, while having big apartments and privacy, has the WORST people move in. I have lived here 9 years and have been through hell with most of the people that have been let into the building.

    @@hnholdings7776 : There are landlords who sell off their properties. In December, I found a man who was selling a house with the tenant still living in it. You have to put in the work and find those deals.

While you sold because of the nightmare tenants, I would have bought, got them dragged the hell out of there, repaired, and re-rented it out...(exceptions CA,NY,NJ, etc.) Thats what I was saying.

    @@hnholdings7776 : The house I inherited IS in California. The state has strict laws that protect tenant rights. That's why you see so many squatters in California homes that are vacant. The owner has to go to court to _ask_ _permission_ to get the tenants (or squatters) out. Kicking them /dragging them out (like you described) can result in the squatters filing a lawsuit against you. It would be funny to watch you drag people out- I'd be out on the lawn with a bag of popcorn laughing- but in reality, laws are in place to protect people from getting hurt/injured or having their property damaged during an eviction.

    Doesn't look that bad, 2 days of work tops, I have seen way way worse. I would increase rent 💰💰and pick better tenants:) great video shows what we investors have to deal with, its not always Lambos and World Travel

    I sorry you had to go through that. It's good you had your reserves. At the same time its fortunate it was not worse. I'm a police officer in nyc and I have seen bath tubs filled with human excrement all the copper pipes ripped from the walls dogs left to fend for themselves and eventually starve to death, roach infestations so bad that they are falling from the ceiling and can be seen on every surface in the middle of the day and one place where the tenant being evicted turned on all the water stopped up all the drains and flooded the brown stone so badly that we were called because the water was coming out of the front door down the steps after being on for days in the middle of the winter. In NYC it takes 6 months to a year to evict a some one and if anyone anyone manages to be in your property for more than 30 days they get squatters right and have to be legally evicted. It's the worst.

    OMG!! How can people like this NOT be held accountable? This should be a crime!! No filing bankruptcy. No getting out of paying for this EVER!! How are there not more laws to protect owners? This also speaks VOLUMES to what kind of people they are. I have rented & have 5 kids. We had landlords BEG us to move back in their properties because we took such good care of things & taught our kids to respect where they live, others peoples property, etc.. Not saying my kids never had accidents or made a mess but it was cleaned & we fixed anything that was our fault. I would NEVER want someone coming in & seeing that you are Nasty. Looks like they had plenty money for beer!! Bet they smoked & drank.. If you can afford those things then you should be paying rent!!

    I know for a fact that in Virginia, the Owner can go to Court and get EVERY Penny of Damages from the Renter's.. (I've never left an apartment in a damaged state like this, but I'm ALWAYS made to (pay) to replace all the carpets and tubs!)... Homeowners here Make Bank!!$$
