This hapoened 6 yrs ago.. and he was told that he had minimal chance to live.. my dad was about to give up and stop all therapies .. and he was told to just come back to get his scans.. and they were gone..! I've been in my home for 5yrs and I've never met the owner lol Anytime I need something fixed I call him and he sends someone out. Have expectation once a year. He's a great landlord, I've just never met or laid eyes in him. He also uses a management company.

You are absolutely wrong. Your doing the math backwards. The idea is to save a down payment. And then calculate what you can afford. And search for that house. Not pick a house beyond your means then attempt to catch up to it. Also. Dave says a minimum of 20% down. You can save more. 25% of your income for a payment. And a 15 year loan. He says this because he doesn't want you to be house poor. His preference is for you to pay cash for a house. If you actually fully follow his advice. You wouldn't get a loan. He just won't yell at you if you follow those rules. Also pmi is terrible. So not only are you payment extra but your paying pmi.
