He has an indoor pool. Eastern Idaho doesn't have the weather for an outdoor pool.

@@msssky well, if an idiot wants to spend the money in Canada for an outside pool to use for a couple months, then they should. But a sensible person will want to actually use it longer than that.
700k for grass gravel and some trees. Ive understood the costs of everything on this house and its all seemed worth it for sure but this just seems crazy and im not wowed in the slightest for the cost.

Looks like it's basically 3 acres of sod witch is NOT cheap. The labor however would be majority of the cost. Labor, equipment, material, planning ect 700k for a property that size even if unfinished isn't all that bad. Oh and factor in the price of trees especially depending on size and species are far from cheap.

Yup sod alone just to instal would be 300k not including the prep and grading for the sod

This guy more than likely is facing bankruptcy right now. Over leveraged adjustable rate mortgages probably adjusted to a way higher interest rate which ruined his cash flow projections.

Lot of money but Dump trucks of top soil are expensive as is that volume of turf. All the paving and labour can’t say I’m amazed at the price

sMost of the 700k was probably stone work. Trees, plants, and gravel no way more than 50k. They dont look like big trees except for the ones their parents gave them. Stone work on the other hand and stone itself is extremely expensive
Landscaping is expensive now. I was shocked when i wanted my property redone. You have a huge property and its amazing! Where is the playground for the kiddos? 😂 Love the sunk in trampoline!
The only landscaping done at my house was just me my father and his rust old work truck 😂🤣😂🤣

I own a custom millwork, a moulding company, curved stairs, stairs, specialty mouldings, doors both interior & exterior, etc. I wouldve loved to have trimmed your home, when Im in KY. Pretty sure, you're not. Beautiful home❤❤

I can’t believe you did asphalt.
I was able to scale from 0 to 90 units and creative financing was a big way to scale fast. With it becoming a buyers market and people still wanting seller market home prices, creative financing is the win-win situation. Your price, but my terms. If you can master off market lead generation and creative financing, you can scale big in 2023.
