Bhai. I don't think the instalments will be same all these years (5 to 10 years). Loan conditions renews every fiscal year with probably an increase in the interest rates. That will cover for the Rupees depreciation. Interest rates are the same on loans, probably better in US, UK and EU.

Thanks for the comments :) this can only be confirmed by the RM of your bank as this is the decision of govt / bank. Cosponsorship is really a setback which I am sure the government has good reason to set as a condition. Yes, the payslips and contract will help - but as much as any other country (nothing out of ordinary)

I don't have the direct interaction with banks for the car financing so cannot be 100% sure, but based on past experience with HBL and Meezan - I would say they should provide good service. As far as Islamic or conventional is concern for cheaper option - I have seen its the conventional which provides better rates, but it will depend on scenario so can't be 100% on that too.

if you open the account in HBL or Meezan bank (That I know) - they will let you link both the accounts in the app. You will see both the accounts when you login to your app.

It depends on your goals - normally people tend to have longer mortgages. If you ask me, I will try to pay off if that was my own house. For investment purpose you can take longer period of loan - but again, it will depend.

1 - RDA is mandatory and many benefits going through RDA. 2 - I am not 100% sure as that will depend on the vetting process. You need to reach out to your RM for this.

it depends on how you look and how you invest. There are properties in last 10 years which increased from 1 caror to 4 caror. So if you pay extra 50 lac over 10 years, it makes a lot of sense. But again, all calculations need to be made before taking this decision.

As explained that profit rate on roshan apna ghar loan is about under 6%,. so after receiving loan is it necessary to transfer/pay that amount back to Pakistan. i mean if i get loan and keep it in my RDA or invest in naya pakistan certificate which gives about 9-10% profit. 😁

Dear, for 2K AED salary, you need to understand how savings and investment works which is very important. Thanks for the comment. Thats actually bad. I think SBP should revise if this is an stated policy. There has been a general discrimination against women by the banking sector in Pakistan which should end.

This Scheme is not present now in its original form, Recent Government did some changes and i tried to get this loan and it was approved as well but the amount of interest was very huge, almost three times the value of loan. If anybody need details i can share.

I watched your videos but disappointed with this totally wrong calculation and advice and very complicated explanation like you explain for 1.2cr property 20lakh deposit 1cr loan Interest 50 interest So 50% interest of loan amount in 10 years totally rubbish I don’t know about UAE but in Uk you can get mortgages for £100k of 20 years and only pay 15k interest in total fir 20 years which is 15% and if you go for 10 years mortgage the rate go down further may be 12k if not 10k

Uk has mortgage rates in the range of 5% per year. In Pakistan, the mortgage rates are hovering at 18% per year.

Even I m wrong on this How would you justify 50% interest of total loan amount in just 10 years period that’s insane I advice you Simply check online even today you get loan much cheaper maximum 25% of total loan value and that’s for 20 to 25 years so much easier to repay if you go for 10 years that’s much better may be 15% to 20 % of total loan

Bhai. I don't think the instalments will be same all these years (5 to 10 years). Loan conditions renews every fiscal year with probably an increase in the interest rates. That will cover for the Rupees depreciation. Interest rates are the same on loans, probably better in US, UK and EU.

If you feel they are taking more time - approach the SBP helplines, they will expedite for sure.

Dosra Europe kay job contract, payslips, bank statements ka koi faida mil sakta ha kya ? Ab co-sponsor wala aik alag case ha jo looks like impossible.

Thanks for the comments :) this can only be confirmed by the RM of your bank as this is the decision of govt / bank. Cosponsorship is really a setback which I am sure the government has good reason to set as a condition. Yes, the payslips and contract will help - but as much as any other country (nothing out of ordinary)

I don't have the direct interaction with banks for the car financing so cannot be 100% sure, but based on past experience with HBL and Meezan - I would say they should provide good service. As far as Islamic or conventional is concern for cheaper option - I have seen its the conventional which provides better rates, but it will depend on scenario so can't be 100% on that too.

if you open the account in HBL or Meezan bank (That I know) - they will let you link both the accounts in the app. You will see both the accounts when you login to your app.

bank will buy the property which is approved - they will not give cash to you.

Only the matured areas are possible to be bank mortgaged.
Sir what if i get a mortgage for 20 years against 1.5 crore on a non lein base then put the house on rent for few years and then sell out once get big profit in house value? Can we do that or better to take for 10 years instead for the same purpose.

It depends on your goals - normally people tend to have longer mortgages. If you ask me, I will try to pay off if that was my own house. For investment purpose you can take longer period of loan - but again, it will depend.
I live in Canada and have mortgage from bank for last few years but Pakistani mortgage seems confusing....

I cannot be 100% sure about that - you can check with your RM of the bank.
Takreeban double ka ghar phir bhi parta hai, 37 to 54% interest hai. Better to buy lien based or with cash
What's the guarantee that new government will not close this scheme? As that used to happen in pakistan that new government reject or discard all scheme of previous government. Please advise.

RDA is good for any government - no one will think about closing it.

They will not reimburse cash - and it does not make sense either.
Dear Wali thanks for useful information regarding this scheme! I have 2 questions. 1: Does it works with NRP account? Or t RDA is mandatory ? 2: If someone has already personal loan in UAE, US or UK! Will this effect the process/Approval? Because as per the particular bank website DBR should not be more than 50%.

1 - RDA is mandatory and many benefits going through RDA. 2 - I am not 100% sure as that will depend on the vetting process. You need to reach out to your RM for this.

in simple if u take 1 crore for 10 years you have to pay back 1 crore 50 lakh. Really not appropriate for salary based people.

it depends on how you look and how you invest. There are properties in last 10 years which increased from 1 caror to 4 caror. So if you pay extra 50 lac over 10 years, it makes a lot of sense. But again, all calculations need to be made before taking this decision.

As explained that profit rate on roshan apna ghar loan is about under 6%,. so after receiving loan is it necessary to transfer/pay that amount back to Pakistan. i mean if i get loan and keep it in my RDA or invest in naya pakistan certificate which gives about 9-10% profit. 😁

Just got approved for 1crore45 lacks from meezan on a conditional offer, honestly it has been one long arse process and I'm still not sure what i will pay monthly. Will ask the bank again

Dear, for 2K AED salary, you need to understand how savings and investment works which is very important. But, it is much more important to earn more as I mention this in numerous videos that going above and beyond certain income threshold is mandatory - or else you will never rise up in economic ladder.

Thanks for the comment. Thats actually bad. I think SBP should revise if this is an stated policy. There has been a general discrimination against women by the banking sector in Pakistan which should end.

@@WaliKhan_2k yes I guess it not discrimination against women else we wouldnt be able to make wife and mother as co-applicant, for sister then told that after getting married a woman would become a part of someone else family so it caused issues in inheritance and future loans as well

@@WaliKhan_2k hmm thats odd i am pretty positive for working women its easy to open account they need proper documents same as of any men, but yeah someone who is working from home and with no NTN then its hard for anyone to get a current account bt even they can always open saving account which should be open within same day as per state bank policy.
Poc is for who don't have Pakistani Passport. Nicop is for Pakistani Passport holders

This Scheme is not present now in its original form, Recent Government did some changes and i tried to get this loan and it was approved as well but the amount of interest was very huge, almost three times the value of loan. If anybody need details i can share.
Less than 6% pe nahi milraha bhai jaan, simple mathematics karke around 50% ka parta hai

I watched your videos but disappointed with this totally wrong calculation and advice and very complicated explanation like you explain for 1.2cr property 20lakh deposit 1cr loan Interest 50 interest So 50% interest of loan amount in 10 years totally rubbish I don’t know about UAE but in Uk you can get mortgages for £100k of 20 years and only pay 15k interest in total fir 20 years which is 15% and if you go for 10 years mortgage the rate go down further may be 12k if not 10k

Uk has mortgage rates in the range of 5% per year. In Pakistan, the mortgage rates are hovering at 18% per year.

Even I m wrong on this How would you justify 50% interest of total loan amount in just 10 years period that’s insane I advice you Simply check online even today you get loan much cheaper maximum 25% of total loan value and that’s for 20 to 25 years so much easier to repay if you go for 10 years that’s much better may be 15% to 20 % of total loan
