I'd like to comment on the payout ratio. Actually they pretty much pay out all the cash inflows (rent from tenants) they get. The reported profits are high since the fair value gain on the property (i.e. the property is valuated by an independent third party property valuer) are included in profit for the period. These unrealised gains inflate its profits, and result in such a low PE ratio. I fully agree its a halal and very safe way to earn stable dividends.

Assalamualaikum! Great video. The first shares I bought were DCR about six months ago. The return isnt just 12% in my opinion. The underlying land on which it is located should appreciate by around the rate of inflation over the long run, while the value of the construction will probably stay flat. So you can expect share price appreciation in addition to dividends as well inshaa Allah

@@peterpenpeter3732 Yup. Not much appreciation. But if you consider PSX since 2015 (when DCR was launched), the index has fallen. While DCRs price has increased from 10 to 12.5.

Not well studied. Need to explore more on real payout and real P/E. There P/E is around 7. And real payout is 100% and retention 0%. The data you showed included property value gain.

You cannot time the market. I always suggest to start small and learn in the first 6 months of investing before doing any significant investment.

The trouble with dividends vs capital gains is tax. A stock giving 12% dividend (taxed at 15%) but no gains is equal to a stock giving 9.52% annual gains. So investing 10 lakh over 10 years the 12% dividend stocks equals 25 lakh (dividends reinvested) while a 12% gains stock has 31 lakh with no tax upon withdrawal

Hmmm... Nice observation. But people rarely hold onto stocks that long. For shares purchased after 1 jul 2013 capital gains rax is 12.5% which isnt much different from 15% tax on dividend. Also we dont know if the exemption on capital gains for shares purchased a long time ago will continue

@@abdullahahmedsyed6238 The 4 years or longer exemption is present in other countries too to encourage long term investing. It would be pretty stupid of the govt to end it, with the KSE100 already having such a low P/E ratio. But yes, if held for less than 4 years, the CGT and Dividend tax difference is negligible

Hello, How How are you? Is it halal? According to the Dolmen website which you mentioned in your video as well that they are Shariah complaints. But I have read their investor documents. The entire project is financed by big companies like Fatima Fertilizer and many banks. If banks are investing money in the project then does it not make the project haram? Because the investment came from sources who make their money on Interest Even if the bank claims it issued Islamic bonds to raise the fund. It is still haram because there is no such thing as Islamic bonds. I want to invest in this company. Can you please tell more about in detail if you can?
