I love your many videos. However, in light of the Surfside condo collapse, Can you do an extensive video on building code, enforcement, condo fees and assessments, and building condemnation or fixes? Thank you

Good morning Doug, great idea and yes we will certainly look into doing a video on that subject. The main problem I have read about with the building in Florida is that it was only concrete with rebar, and also that it was having deterioration issues for many years. With the newer buildings in our area, we have noticed that most of them are built with concrete, rebar, and structural steal I-beams and other supports, which is very different and much more secure than the FL condo you mentioned. If you look at this Riva DI Mare building for example, you will notice that some of the condos and areas are still open and you can see the incredible construction, support columns, steal etc. Thanks again for the idea and we will add this to our list of future videos!

@@dwightb3725 good evening! All new construction condos are generally sold unfurnished unless the builder does a model unit and has that for sale as well. Some builders will include some basic appliances like cook top, extractor, microwave and oven, but these items are not always included, and depend on the builder. We do work with multiple furniture stores in the area so we may easily help point you in the right direct to decorate your new home!

What's the weather like there? Alot of humidity in the summer? Do the wall air conditioning units ever feel like they are blowing down if the sofa or bed is below it? Looks like they have a huge advantage that the breezes don't blow in unpleasant odors, etc.and presumably no birds either (!)

Can you talk about the population in the neighborhood, retirees? Locals? Different countries? Lows noise below too? Also, can we assume the owners sell their unit with everything because they return to the US to their original homes because they couldn't make it in Ecuador??

Great videos. We are seriously looking at moving to Manta in the spring of 2022 and purchasing one of these beautiful condos you have presented. Our concern, however, is the high seismic activity on the shores of Ecuador. Are these building projects built to some sort of code to withstand earthquakes? Thanks.

Good Morning! Thank you very much and glad you like the videos! So living here is pretty much like living in California, we have tremors like Cali but just like Cali most of them we never feel. We did have a "seismic swarm" a couple weeks ago that was offshore, but we only felt one of them and just barely. The little ones are actually good things as they release pressure so we don't have larger ones. All of the newer buildings especially are built beyond current codes and very safe. You can see in the Riva video the size of the large structural columns and steel i-beams showcasing the engineering of this incredible structure. Any other questions you have just let us know! Unit 1801 perfect!!! It is still being built. When is it scheduled to be completed? What are the monthly maintenance fees? How much of a downpayment is required while it's being built?

Good Afternoon, The condo is scheduled to be completed by the end of the year and the HOA fees are estimated to be around $1.40-$1.50 per m2. This sale is through a private seller so everything may be negotiated, however the condo will need to be paid off by the end of the year I am guessing. They might be ope to some extended financing so we can always ask. Anything else you need just let me know. Have a great weekend!

@@tidy good afternoon and sry for the delay in our reply to ya! So that unit is 272m2 or around 2,926sqft. The HOA has not been established yet but we are estimating around $350-$375 for that. Any other questions feel free to ask!

Great presentation on the floor plan options and price points! A while back I pulled the brochure off the Renazzo (builder) website. The artist's rendering showed the clubhouse/fitness center perched dramatically on the hill overlooking the ocean with green space, social areas and steps leading down to the sand. Is that still in the plans? Also, it showed a total of 6 towers in a row east to west with this tower being the closest to the ocean. Is that still in the plans? If that is the case I wonder if each building will have it's own dedicated pool/fitness area. I was very interested to see that Renazzo is the developer for the private hospital to the north of the project. Is it still accurate that residents of the Riva Di Mare will enjoy some type of discount for services rendered at the hospital? Hubby & I enjoy your very informative videos. We share a "kinship" for sunny/warm places to live as we've been blessed to reside in CA, FL and AZ.

Good Morning California Gal! Yes the Riva Di Mare is an incredible project, and Renazzo is doing a great job! So unfortunately there is another company out there saying owners will get discounts on services at the new hospital, but that is not true. That being said, even private hospitals are very affordable here in Ecuador. I had a situation here a few years when I cut my foot pretty bad. I went to the private hospital at the time, multiple stitches, tetanus shot, and out the door for only $48 bucks! :)) As for the 6 towers, that was the original plan, but they have no decided to only build the one tower, and then they will build luxury homes around the rest of the land. They have terraced the land like stadium seating so new home owners should have some beautiful ocean views! The beach/community ideas have also been up for discussion and we have been honored to be consultants on different ideas. The current plan is to start construction on this area sometime next year, but the final plan has not been finalized. The Riva Di Mare tower project is coming along very quickly as they are putting all of the finishing touches on it, and so much has happened in just the past two weeks since we filmed this video! We have another one of a kind unit that we will be filming for you soon that will also give another quick update on the rest of the progress. Stay tuned and glad you are enjoying the videos! @@johensville good morning, they are actually going to be doing upscale home lots on the remaining land which is perfect as there is no other area like this in this area of Manta to build luxury homes with nice ocean views and perfect location. The other great thing is that the land is terraced like stadium seating so pretty much everyone will have ocean views! Any other thoughts or question please feel free to ask. Have a great weekend!

That being said though, builders like for Riva Di Mare will offer some great financing while the building is being completed, and we can sometimes find other private sellers that are open to some seller financing as well. Good Afternoon and our apologies for the delay in replying to you! So HOA fees are estimated to be around $1.40-$1.50 per m2 as the HOA has not been officially formed yet. This will happen once the builder finished construction which is scheduled to be by the end of the year. Anything else you need please do not hesitate to ask!

Over the past 24 months I've picked up an investment penthouse in Thailand and a pool villa in Cyprus - Ecuador looks attractive and I appreciate your presenting style. If I was viewing a property and the agent engaged in the despicable sport of woke renaming I would simply laugh and walk away.

Tuve la oportunidad de visitar esta ciudad en 2011-2012 y me gustaría decir esto: esta ciudad difícilmente puede llamarse una perla del turismo. Y es difícil imaginar esta ciudad adecuada para la vida, especialmente para un extranjero. Las fuertes impresiones dejaron una sensación de peligro constante, y también es interesante que el peligro puede provenir no solo de los locales, sino también de los compatriotas, y no se sabe qué más podría ser más peligroso. En Manta me alojé en el Hotel Nazo, donde conocí gente muy interesante, los dueños del hotel, una familia, originaria de Vladivostok, como ellos mismos decían - Sergey, Vasily, Yulia y Galina de la ciudad de Vladivostok, Rusia. La impresión seguía siendo ambigua, porque se tenía la sensación de que estas personas estaban involucradas en asuntos muy serios, tan característicos de esta zona en su conjunto. Y, al parecer, esta impresión no defraudó en absoluto. La historia salió increíble y no importa cuán fantástico pueda sonar, estas personas me contactaron en 2018 y después de eso, mi vida literalmente se convirtió en un infierno. Después de asegurarse de que adiviné sobre “asuntos graves” (exportación de cocaína), todavía no me dejan en paz, amenazándome a mí y a mi familia con represalias (y mucho más). Las capacidades verdaderamente épicas de estas personas son asombrosas: lograron recopilar información sobre literalmente toda mi vida, sobre la base de la cual TODAVÍA intentan organizar provocaciones en mi contra, presionarme, "venenarme" y continuar amenazándome. Además, no está claro cómo estas personas lograron establecer escuchas telefónicas y videovigilancia en mi anterior lugar de residencia EN OTRO PAÍS en Europa del Este: Serbia. Lo que filmaron y escucharon allí, TODAVÍA intentan usarlo para chantajear. Ahora estoy en España, donde solicité asilo, con la esperanza de poder sentirme seguro en la UE. Solo que ahora mis familiares viven en la Federación Rusa y últimamente se han estado comportando de manera muy extraña, aunque no dicen nada directamente, pero ya es bastante obvio para mí que han sido contactados y también están siendo intimidados. No sé qué saldrá de todo esto. Esto es en lo que pueden convertirse los viajes extremos a lugares peligrosos del mundo y compatriotas que están bien establecidos allí. Ten mucho cuidado donde elijas descansar, y ten especial cuidado con los misteriosos compatriotas en lugares como este.

Hey amigo! Salinas is several hours to our South but it is very different from Manta in my opinion. It is a great place don't misunderstand me, but we loved Manta from the beginning and have always loved being here!
