This is my first video comment ever. That's how strongly I feel about what I'm saying. First of all, I really enjoy the home building videos. But the reason I'm commenting is I want to help you avoid a mistake, if possible. I would definitely put in a full bathroom on your first floor. If for any reason you or someone in your family should injure themselves and be unable to climb stairs, you'll be so glad to have a full bath on the first floor. And I know this from personal experience. This would also help future proof your home since you plan to live there for the rest of your life. Instead of injury, think old age. Anyway, that is all. Thanks again for the great content!

Hey, from a functional point of view, I'd like to suggest that the door to the powder room might be better if it were not through the pantry. This would give you another wall in the pantry without an opening for shelving etc., the big freezer. The powder room is usually for guests on the main floor and you wouldn't want them to have to go through your pantry to get to it. Don't farm it up Cole!

I thought back when you were walking thru the flow of the house that the kitchen was going to be open to a big family room...which, imo makes the most sense for big families, the kitchen is always the heart of the home and with it open to a family room everyone can stay connected those doing the cooking etc and those who may be playing with kids in the family room, I would have the dining room that last room over as it will be the least used room. The kitchen is massive so i'm assuming it will have a large island with stools where you will find you will eat 90% of the time. I'm with Nave...I think you and she are going to really regret having your livingroom/family room so far away and closed off from the kitchen and I think its going to be really small once you put a sectional in it, or one large 3 seater sofa and a couple of recliners/arm chairs, then add toys for the kids, where will they play? The main floor is a huge foot print, I would think you could have had a massive family room with tons of open floor space for the boys to build trains etc. Just this Mommas two cents.

Love an open floor plan on the main level, especially with children. My home was fairly open as well. I could see where the kids were, inside and outside, and hear them as well. It also was excellent with air circulation. It saved a lot of money with breezes coming in any window and out another set of windows. We had the gas grill next to the sliding doors on the wrap around porch. It was so easy for my husband to barbecue and I could get the other food cooked at the right time, and the table set, all with 3 kids. As they got older, they had a great time helping. It doesn't last long 😅

@@jackempson3044is the older homes have small rooms and it's just too enclosed. Personally I prefer an open floor plan. But you have to think back in the day when the only heating they had were fireplaces and they had to close each room off in order to keep the heat in. It's amazing how the style of a home has evolved over the years.

@@di4085 Older homes were poorly insulated. They just didn't know as much about insulating walls and roofs, and massive heat leakage occurred because of it. Today's homes are far more energy efficient... and now more open floorplans are possible, without making a home uncomfortable during the Winter months. Conversely, you also aren't paying through the nose to air-condition a home from the month of May, until September/October. Environmental control is the number one expense of home ownership. It is literally the difference between affordable, and un-affordable. That being said, foam insulating the outer "envelope" of that house, is one of the smartest things that Cole has done thus far. An even more intelligent move, would be to use the excavator that Cole has on site, to dig out all of the clay dirt around the concrete foundations of his classic Prairie mansion... and then have bituminous tar/sealant thickly applied to the outer walls of the Cornstar Mansion's basement. This keeps moisture from wicking it's way through the porous concrete, and keeps damp and mold out of the basement. Mold happens when a basement gets wet. Once the basement walls have been properly sealed against moisture and mold, pond liner can be used, and gravel can be laid around the basement walls, at the footings. French drains can be utilized to divert water away from the basement, giving further insurance that the basement will remain dry for generations to come. This, in addition to a new sump-pump in the basement will ensure a great dry-climate. This is essential, particularly if you're going to store additional food in one or more of the basement's rooms. Iowa has long winters... and it's nice to be able to just reach into deep-stock and not have to run to the store. Yes, a pantry is going to go adjacent to the kitchen, I know... but. Most farm houses of a certain age also had or have a "root-cellar" used for storing canned or jarred goods out of direct sunlight.. They stay cooler, and away from UV light, the jarred or canned contents last longer. It's a self-sufficiency thing. As far as sealing the basement goes? I figure that Cole can do this, concurrently with building the underground movie theater. If you're going to excavate for a house addition, then why not just spend a little bit of extra money to ensure that his basement remains thoroughly dry? It's just good common sense.

Another plus to the extra wall for the livingroom is space for wall decor, like framed paintings, photos, wall hangings and maybe to put an occasional/decorative table up against for vases, photos, other trinkets. With all the windows you have, you have little space for wall decor. I don't know if Neva thought of that or not. I think the Christmas tree will look best in the bump out-3-windows area.
