    RERA is an organized Government body which gives full support to the builders who are again very well sheltered by the Politicians. The orders of RERA REGARDING RECOVERY are not at all executed at ground level. RERA has not been successful in getting the possession of the flats to the buyers. BY ALL MEANS, IT IS BENEFICAL TO THE BUILDERS AND NOT THE BUYERS.

    I agree to your above comment. Rera is an organised body which gives full support to the builders, Builder registers his projects with Rera, giving a certain dt of possession, but does not handover possession on that date & again approaches Rera authority for extension of date to complete his project and Rera gives permission to extend for another 2 years, With no relief for buyer who is waiting for 10 years, The order too given by Honourable Gautam Chaterjee is in favour of Builder with delayed date & year of compensation for Total amount already paid to Builder.Very disappointed with Rera order and again had to Appeal under act 39 of the Rera law.Waiting patiently for a favourable reply from the time registered complaint in the year 2017, 7 years have past, Builder is still waiting to receive OC to handover possession of my flat and to compensate from deducting in final amount under Rule 18 of Rera Act.

    रेरा अथार्टी के आर्डर को बिल्डर मानते ही नहीं है। मेरा फ्लैट BPTP पार्क एलिट फ्लोर में है। 13/90/21 को रेरा कार्ट का आर्डर आया लेकिन बिल्डर मानने को तैयार ही नहीं है।

    श्री मान जी मैने july 2016 मे खेल गाव ग्रेट, नोएडा w मे book करवाया था। Ma ajnara buld, को 11लाख 18th, दे चुका हु pardhanmatri आवास योजना के तहत सर्विस person को ajnara buld, ने बेचने के लिए काफी लुबावने परचार किए pardhanmantri जी के नाम से काफी परचार किया था। आज तक वाह ना कोई काम हुआ है। ना ही buld, कोई जबाब देता है। मै seniour citizen retirement hokar दर दर की ठोकर खा रहा। बुढापे मे मरने की कगार पर पुहंच गया हु। आप batlay मुझे क्या करना चाइये। या चुप बैठ कर गुट गुट कर मौत का इंतजार करना चाइये 🙏 ये नामी grami Ajnara buld. का हाल है।

    Register online complaint against builder in Rera who is delaying the Bldg project and also not giving compensation or showing responsibility to complete the Bldg in time.Go to Rera office in Noida or Delhi enquire and take help to register online complaint against Ajnara builder

    1). If the promoter( landlord or investor) or builder does not Agree to the RERA clauses to be put in agreement for sale even though the project is RERA approved, what can be done in such situation? Are we as buyers still eligible with all RERA rights even though the clauses are not part of Agreement of sale or sale deed? 2). When we approach to some promoter or builder, they insist on cash payments and term it as legal by registering the property at a lower cost than the actual sale consideration. Even though the subregistrar is aware of this, they still don’t question the buyer and seller. What action can be taken according to RERA ? If we disagree for such transaction, they deny the property to us. What provision we have to deal with such cases? Strange part is it’s such a deep rooted problem in our society, people say property dealings are not possible without black money. 3). Where do we get to see registered real estate agents? We still see many brokers and agents are still marketing without being registered under RERA. What can be done if the agent is not revealing their RERA Registration number? Where in RERA, can we raise our voice if they are misbehaving or threatening us? 4). What precaution should we as buyers take while giving token money? Some times it’s so fast that we can’t go for a bond paper deal for token money. Bond paper is scarce now in our city as well. Promoter and builder take advantage of that and deny the property later on after the token money is paid and many times we have to run after them to get that back. In my case the dealers threatened me of not giving my money back. They did not turn up for agreement and blamed me for delay in further payments and missed date of agreement of sale. 5). What RERA can do if we see a Nexus of bankers, promoters and builders or any other powerful set of people who dominate and bully over the rights of a common buyer. Can we give an anonymous complaint? Anonymous because it’s not only a risk to a single person but the entire family. 6). People in the real estate field get away with black money transactions day in day out and forcing common genuine buyers to do the same. What can RERA do to control this menace and can this be investigated from your side upon complaint? I as a common buyer might not be able to give you credible evidence as we don’t intend to gather evidence like this during our purchase but we come across these demands of cash transaction. 7). What are the clauses for TDS? Is it applicable for property with a work order ? For example, if the total sale consideration is 80 lakhs, work order is generated for 40 lakhs and the sale deed is executed at 40 lakhs. 8). Some promoters and builder mention the date of completion to the maximum limit in the RERA links but they don’t need that much time line to complete the project. Is there any way RERA can audit such information as per their other documents that they share with Muncipal corporation, Development Authority, Banks etc. 9). What can we as buyers if we don’t get enough transparency in getting all the information from the promoters or builders. 10). Many a times even with construction linked payments, the builder constructs to an extent(example until slab work) where they can gain the maximum lump sum and the buyer keeps on paying interest until possession and it’s clear that the other part of construction goes very slowly where the money disbursement is low in that phase of construction.

    Form 16 by JKG construction Noida changed from 30-06-18 to 30-06-19 without cause of Major Force. Sale deed not made. In allotment letter no possession date mentioned, no action taken by Rera.

    प्रतिशत से मुझ पर ब्याज लगा दिया गया बिजली मिटर पर लगने वाले खर्चे पर भी 9.5 प्रतिशत ब्याज लगा दिया गया इसके बावजूद बिल्डर रेरा अथार्टी के आर्डर को मान ही नहीं रहा है और मुझे अभी भी परेशान कर रहा है।

    RERA is beneficial to the builders Any purchaser is booking flat for his n family's use But there is no provision to provide alternate flat instead of termination of Agmt There must be provision to give alternate flat of same area,cost and as per location choice of the purchaser Vikas Sawkar Panaji Goa

    Mr . Gautam Sir ,you infomed runwal builder to returned rs 283069 and resolved issue with understanding at time of hearing but till Runwal builder not returned my amount.Runwal builder take 24% Rate of interest on delay payment and forfait all paid amount. please take action against runwal builder.

    प्रिय सर, मैं जोधपुर (राजस्थान) से हूँ मेने RERA रजिस्टर्ड प्रोजेक्ट में विला खरीदने हेंतु (एक लाख) 100,000 रूपये बिल्डर को बुकिंग हेंतु दिए, विला की कीमत 16,00,000 रूपये हैं, बिल्डर के साथ एग्रीमेंट होने से पहले मैंने फाइनेंसियल रीज़न से बुकिंग कैंसिल करवाई है, बिल्डर रिफंड देने से मना कर रहा है, इसके बिल्डर तीन कारण बता रहा है ___1. बुकिंग कैंसिल एक महीने के पहले नहीं करवाई, 2. बुकिंग का GST जमा करवा दिया है , 3.हमारी कंपनी नॉर्म्स के हिसाब से बुकिंग कैंसिल करने पर रिफंड नहीं करते. मुझे कहा शिकायत करनी चाहिए ..?? RERA नॉर्म्स के अनुसार मुझे रिफंड मिल सकता है क्या.. .?? रिफंड प्राप्त करने की क्या प्रक्रिया है. ..?? कृपया मुझे इस सम्बन्ध में जानकारी देने की कृपा करे. .....!!!!

    Rajasthan Govt is diluting RERA ACT-2016. The RAj asthan Govt has not constituted REAT & REAT in the terms pof RERA ACT-2016- section 20 ,43. as consumer have reached a stage that they have no option but to suicide to get relief from fincial stress- emiof bank and rent for living unit

    Karmvir group ...he has promised possession in 2016 and till 2021 march not able to obtain OC. Playing with lives of people. One buyer went to Rera but his payment cheque bounced he started writing poetries to shame builder and rera. Please just investigate this builder could be a big fraud. He has more than 15 on going projects. All in progress he is just routing money from one to another. Sad fact is RERA is protecting builders.

    From past one year I am waiting for registration . He had given in agreement by 2018 but still pending . I am from Karnataka. How to get my compensation .     Is commercial include in residential property? Can passage shown into the leaflet be covered in to commercial shops? As effordable flats are calculate into luxuries and by covering the passage area i.e ground floor is the heart of the residential accomodation. Lift size should be defined in the leaflets and rera should check. It is wel establishment that lift size should be atleast 4ft x 6 ft or more as if any died in 13th floor nobody now can take the dead body by stair. It should be taken care that any one is not in a position that they have to use wheel chair but lift is so small that is creating puzzling in entering into lift with wheel chair. Further any family have born baby and if he is using stroller and again is uncomfortable to come into lift. Further in a small building say 10 storey inwhich 10 offices inwhich there are Three lifts of more comfortable size say 5ft x 6 fts and affordable flats building having 56 flats and are providing Two lifts are non comfortable at all and not suitable for which Rera is not taking care on approval. Further every building of affordable flates are having reasonable space both side outside lift instead of one side wall outside lift space is nil or say 6 inch. Please advise in the matter.

    Builder ko 10% say jyada nahi Lena hai. Air builder ko agreement banwana honga .lekin Jo builder 70% take lekar bhi agreement nahi Kiya hai uska koi punishment nahi hai . Ye tho rera help Kar raha hai builder ko

    Mene supertect valley me affordable flat book kiya tha aur kisi karan se mujhe vo cancel krana pdaa but abhi tak mujhe meraa refund nhi milaa 8 mhine ho chuke hi. Rera is not so effective

    PMO will not interfere in real estate cases as real estate business is state subject. Mostly PM Po is a PR excercise, as nd d image building excercise.
