I wish you had done it with someone that is actually renting a room in their house. That situation is much more interesting because it has so much more inherent problems attached to it.

Renting a room through Airbnb in their house it's not different than having house mates and house rules. The house rules are posted on Airbnb and people have to follow, example no smoking inside the house etc. Airbnb has all the setup you need to write on the description everything that is important for you and your property.

I’m a disappointed that she didn’t find someone who rents an actual room and not a private suite in their home.

The person you interviewed had the perfect setup / floor plan to still have privacy for her and the renter. It’s not like you have a stranger living down the hall or in the basement…

As someone who’s done this, it’s really awkward and time consuming. The cleaning, the calls, the weird people, I much prefer a permanent roommate.

@@gidd I don’t even call the contractors to fix things when they break, she does and I pay (currently deployed). It’s a very easy situation to manage. And I will say, I could contract out cleaning, but I wasn’t doing that. At the end of the day though to each their own.

It really depends. My family has had a rental in their basement for over 20 years. We only recently got on Airbnb (2 years ago) but it’s basically the same as before, even easier. We clean it ourself and it takes 2 hours. But that’s only every 4-10 days. Maintenance is pretty low because we very very rarely get bad guests. Maybe 10 bad ones in 20 years of renting. But we are located in a smaller city so I guess we have a different demographic. It also depends on what kind of person you are. If you like to meet and talk to new people it’s really fun! My family always loved this part of the job. It pays about 2x of our monthly mortgage.

To each their own. Airbnb was the easiest money I ever made and when I didn't feel like having guest or had family or friends over I just blocked my calendar! It's pretty dope!

Some towns won't let you rent out a portion of your house so it's good to know those laws before deciding to buy something with the intention of supplementing your mortgage via Airbnb.

You actually can typically have more luck renting out a portion of your house compared to the whole thing. Like a lot of cities have rules against Airbnb where you cant have a second home/secondary property for the sole purpose of Airbnb and it being purely being a short term rental home, so they make laws/rules where you can only rent it out a certain number of times a year while you are not also there, OR it has to be your main permanet address that you are at a certain percent of the year. Main issue with renting out a portion of a place you live will probably come from landlords if you have one who dont want a bunch of temporary rentals at their property. Most cities/towns just dont want to be over populated with rental properties because it makes it more expensive to live there and find homes, as well as having a home(s) that is a short term rental is undesirable typically for the people who live around them because you have a lot of people in and out who dont particually care about their neighbors or about the comunity or taking care/being respectful of the space.

I would absolutely do it if it was a separate unit with no access to my living space. And I would absolutely NOT if it was a room in my own house.

I rented rooms in a shared house in Philadelphia it was not too bad. It was expensive but decent. It can be a bit easy if you have self entry rooms and things like that. I plan on doing this possibly in Houston texas where im at when i get my first home so i dont have to pay for the mortgage. And also have some extra cash on deck. But im get a house that has at least 4 to 5 bedrooms. And charge like 600 a month for each room. In Philadelphia one house i was in was like a hotel and had my own kitchen and bathroom they was charging $2500 for that 1 room i was in and they had 12 rooms in that house. So yeah plenty money and people would pay for an affordable place to live. You just got to do it right. And make sure to calculate your profit to invest to get more rental property in ereas people want to stay.

My fiancé and I used Air BNB for the first time a couple weeks ago and stayed at one very similar to this, it was a basement apartment type thing in someone’s actual house. It was a great experience! They had a separate entrance and gorgeous views and we were mutually respectful so it worked out very well.

People renting out just single rooms in their home/or their own bedroom, is what I believe Airbnb was originally intended to be. It has kind of become something people really make a living doing and where people are buying house/space JUST for the purpose of turning them into an Airbnb, but it really was meant to be more simple like "oh I'm going to be out of town or I have an extra room I'm not using, hey I can just rent it out a few days a make a little extra money here and there without really doing anything", similar to how ride-sharing was intended to be, now a lot of people do it full time, but it really was made to be like "hey Im going to this place, I'm sure SOMEONE else also is, it would be cool if there was a way to just connect and find a person to give me a ride instead of going through a cab company"

I love the simplicity in the Airbnb room. The way she's made it look so clean and open makes it feel inviting!

There's no doubt I would do this if it paid for all my rent and it was as convenient as Michelle explained it to be! I once heard about a guy who rented out part of his house to people he knew and trusted so that he could pay off his mortgage faster. I thought it was super creative and smart.

I noticed they have allt of these types of Airbnb’s in Seattle. I’ve stayed in 4 Airbnb’s there that were all basements, where a permanent owner lived on the property, but there was a separate entrance. It wasn’t bad at all!

This was really helpful ! I just bought my first house and I’m hoping to do the basement as an Airbnb . I have no kids so I figured it would be good to at least try it and make a little income .

As someone who plans on traveling in different parts of the US while I can and ideally staying in said AirBnB rentals for a few month, this was definitely interesting to see the lister’s perspective. Keeping this in mind when I begin my impulsive travels and even for future real estate endeavors

The best way I've heard about doing this (on one of these channels, actually) is via a modified split-level: install a separate door to split the house into two, and make any renovations as necessary. It essentially turns the split-level into a duplex, but top/bottom as opposed to side-by-side.

I rented 2 rooms on AirBnb for a few years. It covered the mortgage, condo fees and utilities. I used it to pay down the mortgage. I became a Super Host which is a definite a plus because renters know that the place and the host is reliable. I attracted longer term renters (6 weeks to 3-4 months) because I was close to good public transit and was not in a tourist zone. I meet lots of interesting people. People from 20 different countries in all. Some on internship, students, business types on contracts or courses and the occasional short stay tourists. AirBnB is good to the hosts. They respond promptly and handle the money, so no hassles there. It does get tiring in the long run as you are always on duty, so to speak.

Right? It doesn’t even make sense why there is that livable space needlessly being used up. It must be covering something up.

I would definitely consider doing this at some point. Being very careful to take into account all important considerations to do it well.

Just bought my house in Las Vegas, near the strip. I have a converted Garage. Might have to get rid of my washer and dryer. But definitely gonna give this a shot

I've been renting out rooms on my own since 2012 using Craigslist. Mixed results, but mostly positive. It's paying for my house and most bills. Obviously, 10,000 hours to master any skill applies to this as well. Had to get over my "Party-House" days and "renting to friends" days. It's just a business. Find responsible people and try to keep them. Get rid of bad people ASAP.

Well, I've done it! I have a separate area, within my home; that I rent out 2 weekends a month! I just make sure that I get a signed lease, background checks and copies of their ID!! Plus, referrals from associates are welcomed! No problems..!

I lived in the studio unit in my friends' house for a year when I first moved to Seattle. It's a great deal for them and companionship for me - I think it's a great idea. Probably would never do it myself unless I have a duplex but that's cool :)

This is cool! We didnt do it with AirBNB, but actually did that with our house with my uncle’s family when he went through a rough spot. They lived in the basement, we lived upstairs. Definitely interesting to say the least.

In the UK, the have this called Bed & Breakfast (b&b). When I was working in the UK for a while, I stayed in b&b and paid the rent weekly. ( Rented a room in the owner's house ). The rent included breakfast. I stayed with the owner and shared kitchen and all utilities. The owner changed the bed sheets weekly. (Rent was British Pound 87/week). For one year, I moved from one b&b to another then I ended up renting my own place for the second year. It was a nice experience... 😃 That was in 2001-2002.

£87 is pretty good. Basically £12 a day which is cheap as anything. Where did you do this like what area of UK? I'm also in a situation where I need to work and leave my parents house to be more peaceful. One more question its a funny thing to rent a property instead of just paying off a mortgage so you own it..... Isn't it?

She's set up a really nice space! We're currently renting Airbnb's in Costa Rica and thing like responsiveness and having amenities like Netflix and fast internet go a long way. The kitchenette in our current pace has a blender/food processor, which has come in very handy 😀

I rent out a room in my house. The rent covers my monthly mortgage, condo fees, and utilities! (I live in an area in Canada where housing isn’t astronomically expensive, such as Toronto or Vancouver.)

I live in a resort area and have a two story house. I do Airbnb with my upstairs area and I love it. You meet some of the best people.and the extra income comes in handy.

I’ve got a duplex and the other side is professionally managed as an Airbnb/str and it is such a sweet deal. On a bad month the str still covers my mortgage, internet and all utilities. My manager takes a fair percentage and his experience brings enough value that I’m better off paying him to deal with everything then I would be if I was trying it myself.

Actually, these can still be had. They just are around the major metropolitan area. They are in the "non-metro" areas. Cities and towns that are on the tier 2/tier 3 level. You can get some VERY great deals but realize this, you are also in some rural areas where a lot of times infrastructure isn't as readily available those of the metro areas.

This is awesome! I would probably do it if I had a separate unit but if it was a room in my own space then probably not. Great video!

I rent out seven rooms in my own space.

My husband just retired and we never had children and we were thinking of doing this very thing. We have a room that is separate from us with it's own bathroom & entry. It became even more of a reality after my husband finally joined me in retirement A LOT earlier than expected. We were THANKFULLY smart back in the day with now owning a paid off home and cars (we drive 1, we maintain another for the future) yet thinking foolishly of a future full of traveling. THANKFULLY to the onslaught of the "Tiny home" & "minimalist" lifestyle we thought of this idea of recouping some of the monies we lost due to the "EARLY" event. But upon dissecting our needs to do so further and even with the charm of extra income it really is not the thing for us. There are 2 reasons that stopped us from doing this type of thing. The number one reason being is huge especially with us aging which is SAFETY not only for us for also for my neighbors. Many which are private and would not appreciate a steady stream of different people constantly at all hours of the day & night. With that knowledge we figured out what we really wanted which basically is companionship from a distance in the forms of a renter. We had a couple things different from other rooms for rent. The differences were that although the space was very small it did contain all things within a apartment with the added bonus of "all-inclusive-incl. laundry", parking , patio area, and you can have small pet. We are hopeful that this is something dads or moms may want to rent in order to get their children in the the awesome school district we live in as well. We are still new to the retirement scene with both of us but it is great to know that we have this just in case in our minds in the back of our heads.

Airbnb can work well if there is a consistent demand from holiday renters and/or business travellers in your area. Research is needed to see if the math will make sense. This is particularly the case in areas which have a shorter holiday season. Management of a single "Listing" is not difficult, but the time taken to deal with various types of Guests will vary, because some will want to ask lots of questions before deciding to Book. The most complex job for a Host is to set their Nightly Rate just at the right level, so no money is left 'on the table' but at the same time the Listing is achieving an Occupancy Rate as close to 90% as possible.

This situation can create passive income, so I’d definitely do this if I had a separate space and bathroom for the renter. I would heavily screen the person to make sure they met my safety and responsibility expectations.

No, peace of mind, (less distractions), is priceless.

I started with my spare room 7 years ago, and now got 89 units for airbnb only. Not even counting my long term rental units.

Wild to think "Thats just a studio" when that room is literally twice the size of what I live in... as a permanent renter...

Great and interesting video Shelby! Definitely helps with the costs, but the safety concerns and getting some possibly weird/odd people renting would be the biggest concern with me.

Then, maybe you should look into buying a place in LA now and doing the Air B&B in a portion of it? So you don't really have to put up with roommates. You also eliminate all the money wasted on paying rent. Their is no substitution for home ownership!

Home ownership is not always worth it. It’s an investment - a generally good one - but it can go backwards on you. Speaking from experience 😞

My mother does this. It can feel very invasive and if she could change it, she would do it differently. But, the extra income does mean she can work less at her regular job!

Great questions Shelby, but how did she arrange the cleaning? She said that she hire someone. How does that work? They come when needed and what is the cost of that?

I rented out an extra bedroom when I lived two blocks from the University. I worked with an organization that found housing for international students. They were with us sometimes 6 weeks, sometimes a whole semester, depending on the program they were in town for. It was culturally interesting and mostly a good experience. And was a necessity financially as a single mom. This was all before AirB&B and before renting a room was a Thing. Being in a college town helped the process.

I actually did this in a time of financial struggle, I rented two of the bedrooms of the flat I was living and I took the third one. It was not ideal but it helped me a lot to pay rent and utilities.

I used to rent one of my rooms on AirBnB. It didn't take much time at all. The only downside was having to wash the bedding before the next guest arrived. It was hard to do on time and the bedding didn't last too long from too many washes. However, I found it to make much for financial sense to just rent to a long term tenant. So, I took my listing down.

i think you would have to be the type of person to deal with people and renting , like the small hotel business back in the 70's they where every where family owned and they lived there on site or having borders but usually they would stay long periods of time , for me it would be some one i know , you really got to be careful and depending on where you live , that place is a nice roomy room with everything handy

I have rented a room in my house on airbnb and usually have good results but sometimes you get someone like a traveling nurse that burned incense in the room. When she moved out, it took a few weeks to get rid of the incense smell. Another time a airbnb guest from Taiwan started singing at 2am in his room. I came out of my room and asked him, 'what are you doing?' He was gone the next day on his own. They are not filling out an application so you have to ask them a few questions by messaging them on the airbnb program before you okay their request to stay.

I'm not an AirBnB host, but I've stayed in them several times. If someone has a better answer for you, I'm sure they will chime in. There are check-in and check-out times just like in a hotel. The cleaning is coordinated during those times. It's up to the host whether they want to hire a cleaning service or do it themselves. There is usually a hefty cleaning fee tacked on to the nightly rental price that covers housekeeping. I've never seen anyone offer to waive the cleaning fee. I think that would open the door to lots of problems, because fees are paid in advance and you'd have to trust them or refund some of the money. Also "cleaning" involves laundry and changing the bedding as well as restocking consumables. Not practical to expect of a guest.

She is living there for 1000-1500 building equity and you are talking about 4000$ rent :) Aside from the 20% down, 4k is the mortgage on a million dollars. Say you can rent out part and only have to pay 2-2½k. Mini mansion in the north for cheap :)

We rented out the main floor of our house for three years..the money was good but the noise level drove me nuts because I lived in an apartment below. Never again.

She doesn’t mention cleaning. Only laundry. Does she hire it out? I know there is usually a cleaning fee added to pricing.

My cats barely let me live, in their house, let alone any strangers..

I have a house with 3 bedrooms. I probably wouldn't rent out a room on Airbnb because I like having my privacy. If I had a set up like the girl you interviewed, I'd consider it. But the fact that I'd have to share common spaces with someone I would not do it.

Totally agree

She has a perfect space and I was surprised at the cost of her house payment based on what Shelby is finding w/ rental prices. Although, of course, mortgages have many other factors that effect the final monthly payment.

I’ve stayed at Airbnbs run by doctors who cater to med students doing an away rotation or people who are coming to interview at the nearby med school. I’d consider it if I had a place where I know I’d attract that type of demographic.

what is the tax situation for doing this - do you have to collect a sales tax for the local/state etc ? What is the insurance situation on protecting your property for fire and other damage - separate policy ?

And give up those sweet points and rewards you get I am assuming? Don't do it. I'm Hilton Honors with over a million points, Airbnb gives you nothing.

I would suggest AirBnB for long-term stays and/or the need for multiple bedrooms or kitchen, privacy, etc. I've stayed in AirBnBs several times, and there is usually a big hassle factor. Booking goes screwy, Can't figure out how to access the unit, etc. Seems like I usually end up with 20 texts back and forth with the host every time. Also cancellation policies vary, but you can't cancel at the last minute like you usually can with a hotel. You might really like it, but just be aware of the pros and cons!

Shelby she did you right remember st7dio. she limited her expenses on her. BnB ..it had no big yard.. No expense to clean hardly Buy yourself a vacation OREGON BEACH HOME. MGMT BNB.. 4000 ? MONTH. not 400 sqft .. More for less
