    Apple Card and Apple Savings! I get 2-3% cash back, and it all goes to my Apple Savings account. The cash back plus whatever I throw in my savings compounds at 4.4% APY. So Goldman Sachs is giving me cash back and a great APY return. :)

    Im 51. Societal pressure was much worst in the past. I was stron to stik with my convictions. Today i own a house mortage payed, travel every year and date at will. For younger people considering this lifestyle, i can tell from my own life - go ahead you will be happy.

    Love the videos: Accountant fees for schedule C? I see your point that the passive income is less attractive. Your customers are helping you pay the mortgage and the property is appreciating which is the profit center. Subtract you business expenses from the property appreciation. Now you are smiling.

    Still way too expensive. Interesting concept, but I see this tech like the flat screen HD TVs. They were $14,000+ when they first came out, and you obviously see the pricing now for far better TVs. The technology is bound to get way better considering the efficiency of current solar panel energy production is fairly low. Excited to see where this tech is in 5-10 years. It’s still a little early right now.

    I started as a night stocker for Walmart back in 2002. Was paid 6.50 an hour. Built up capital needed to get a trade job. Now I'm a truck driver. Just needed a living space that didn't bury me. Rent started to shoot up after I obtained my CDL. Rent used to be like $550 in bad neighborhoods. Then, it jumped to $750, $950, $1200. It was nutz!!! Wish my pay jumped up that much.

    This isn't really an explanation why the housing market isn't going to crash, moreso 'why is it so hard to get into real estate today'. You left out key factors like inflation, cost of living, credit ratings, mortgage renewals, job losses etc. You didn't even compare to the 2008 crash.

    I have underdeveloped lower jaw. so my face looks fat even when I have an active ED and eat almost nothing. even when I was in the hospital w a feeding tube, my face looked fat.

    Concrete also works great against the heat of florida, It does not penetrate as easily as wood frame houses much Stronger against wind

    I live in Kansas. Look at this week's severe storms nationwide. Tornadoes will knock the heck out of these homes, too. Plus, concrete always cracks when the land settles. That's why they stopped making homes out of concrete. Look at some that are 10 to 20 yrs old.

    This is a great video and all of your points are spot on, but I'm going to play a little devil's advocate. True cashflow is hard to come by with any type of rental unless you've been in the property for years before the housing boom started and interest rates soared. But there are other benefits beyond cashflow, you're owning an appreciating asset that you get to take depreciation against for your taxes. If you have other income streams, you can write-off some of your taxes if you have material participation in running your rental but this can't be done if you need to hire a property manager. A cost segregation study allows you to accelerate and take bonus depreciation during your first year of operation. Does it take some of your time to run this type of business, absolutely but I am willing to put my time into my own business over putting in my time for someone else.

    Well I think there's a problem when you go too high end for Airbnb. So if you bought a cheaper house with a cheaper mortgage, in a cheaper area, you could probably still get a pretty decent nightly rate. And you would have to do the bookings and repairs yourself. Maybe not in California either. And then you would probably get a pretty good profit. It would be more work though. Edit- so like half the price of the house, you can charge half the nightly rate, you might get more bookings because people are usually looking for budget, you might end up ahead.

    I've practiced medicine for almost 30 years. Pharm reps, male and female, tend to be far more attractive than the average population, but the female representatives tend to be either highly attractive, amazingly intelligent-or both. There are very few "average" people in this market.

    How much could you rent that house for a long term? If you subtract all the taxes, fees and cleaning fees from Airbnb, I wonder how close it would be.

    lol airbnb isn't the only reason housing is insane, but its definitely one of the main contributing factors

    @@saratemp790 you have no idea how any of this works when the most desirable places are taken by airbnbs, people look to the boring burbs because that is the only place they can afford or has inventory

    @@cwag07 yes but most airbnbs are in glamour spots. There might be a few in the suburbs, but I doubt there are many.
