Rent Gone Rogue ~ Nightmare Tenants Slum Landlords

The Patels signed a guaranteed rent agreement with a dishonest letting agent who manages their property in Walthamstow, East London, but now there are rent payments overdue. In Wigan, Lancashire, they’ve been complaints of rubbish from council, so agents carry out an inspection of a filthy property. And in Blackburn, Lancashire, a landlord wants his flat back, his tenant is uncontactable, and thousands in arrears
This series follows the eviction specialists whose job it is to tackle tenants who can’t, or won’t pay the rent, and local authority housing offices tasked with going after rogue landlords. We also follow the work letting agents dealing with problem tenants.     @@ingridakerblom7577 Unless I am very much mistaken, the Courts (County or High Court) in this case have found in favour of the Patels in their claim against the letting agent. He has illegally withheld the rent he has been paid for their property.’ If that statement is correct, why are television programmes such as “Can’t Pay, We’ll Take It Away” and “The Sheriffs Are Coming” allowed to name, and shame, people who owe money to clients - such as this letting agent? And none of this pixelated nonsense regarding the faces of offenders and the name of their business either.

    @@trollmeistergeneral3467 Its not such a big deal as its easy to track them down all you need is google maps, we are aware of the location as we saw what it was like outside. With those other shows they still did sometimes blur the faces of the people as they would need to sign a waver, especially if they have entered their private business residence whilst at the time not having a high court rite on them at that point. There is also the possibility that he wasn't the owner/director of the company and just a rogue employee, so they wouldn't want the owner suing them for dragging his estate agent through the dirt.

    Those two women are an excellent example of truly decent human beings. Their dedication to the tenant's mental wellbeing, matched by their attention to the house, demonstrates a deep understanding of mental health issues, which can lead to severe regression and shutdown.     Sadly similar happened to me and my lad we paid rent never missed a payment the estate agent had nice cars etc went to court I proved I paid the rent via bank statements etc but estate agent didn't pass the rent over this was a few years back

    I think it was because the house was zoned as a single family home. Not a multiple single sub let. So the owner could get in trouble with their county council. So they probably didnt have a choice but to evict them.

    The letting agent is a crook. The guy who abandoned the property is just weird - he could have solved all his rent money issues by handing in notice that he's moved out and allow the landlord to re-let it/sell it.

    They - people with immigrant backgrounds esp from northern africa & the middle east. Has moved on from being scamming car dealers to being scamming letting agents. They seem to think it's ok to scam people with a different ethnicity to themselves. It's the same in sweden who has also had a lot of immigration from the same areas. It's become common knowledge to not ride in their cabs, buy their cars or have any other buisness dealings. Bcs most will scam you. They are after easy, fast money. Often involved in crime.

    The rogue letting agent was PSL Properties in London, previously ALE Properties (they just covered the letters on the sign). Lots of negative reviews about Ali Hassan, who failed to pay landlords their rent either partially or completely. I guess he didn't want his reputation to get even worse, hence why they had to censor his name! The business is currently Nest Properties Advisors, yet another new name, new sign, but same bad reviews of no rent payments.

    Nest Properties Advisors has been dissolved as of 2023. No doubt to try and get out of the lawsuits and no new 'appointments'. The office at Palmerston Road is available for rent so looks like he's moved on.

    I am so glad the lady cleaned her house up and it looked so much better, I remember in 2021 I was in a bad place went to jail for a stupid fight I came out back to my flat as I paid the rent while I was in jail and couldn’t believe the state of the place when I came back to it (I wanted to move) but now 3 years on it’s nearly all done and completely transformed into my home 🏡💙 I only have the hallway and living room to do now bedroom ✔️ bathroom ✔️ kitchen ✔️ all re decorated and nice and clean. Kudos to the housing officers they seemed like they cared, I was lucky enough that my housing Association were nice to me to and helped me get back on my feet. And rent arrears free 🙂

    Unfortunately, this is what happens when you rent from a letting agent and they sublet all the rooms as separate lettings, this is a red flag as a tenant and as a tenant, you shouldn't rent a room from a letting agent - it's a chance. Because the tenant's contract is with the letting agent - they have no recourse and part of the court proceedings is that all tenants must vacate.

    Your "hate" is a very wasteful and pointless emotion, affecting only you and certainly no-one else relating to this type of situation. Also clear that you did not/are not capable of following the primary reason for this action that was taken. In any case how do you know that in the future, a letting agent will show themselves to be the "wrong" appointees, unless like you, they can foretell the future...in which case they would never appoint them in the first place. Come to think of it, if as you seem to be able to do, ie, tell the future, why did you not use your superpower to warm them they were appointing the wrong agent? It was made abundantly clear, that no fault lay with the unwitting tenants and this was backed up by the wife. You are too 5tup1d to breathe.

    I'm a landlord and I agree with you, they were good tenants. I too deal with payments, STD orders only, then your aware early on of problems. To be honest even the good agents don't want to know if there's a problem so you're better off doing it yourself. (I use an agent to give me a list & book prospective tenants viewings and also to carry out "due diligence" then pay him a fee).

    The bank demands their mortgage payment from the landlord every month and the insurance company does too. The government demands their taxes and fees each month though paid by the year in most cases. The owner has to pay or bank and others will take property. Renters may not be aware of this. The rent helps pay all those bills.

    The Scumbag agents for the Patels has now renamed their letting agency as 'Nest Propertes' spelt as it is. Can be found on google as Nest Properties UK (39 Palmerston Rd, London E17 6PR). They should be spammed with bad reviews. Their telephone numbers are also on the signage for the public too see. Be a shame if they were spammed with calls and bad reviews 🤔🤔

    Hi from Australia, Our real estate's here, always inspect our rental every 3 months or 6 months, & if things are not the way they were when we moved in, they would tell us, say the fan above the shower needed to be cleaned, or 1 or 2 cobwebs, not anything like some of the homes on here, I don't understand how the agents can let someone's home get that bad, if they are inspecting them regularly, disgusting.

    The owners' had a 'Rent Guarantee Agreement', with the Agent. Basically the owners would receive rent whether a tenant lived in the property, or not - from the agent. It was not the responsibility of the owner. Hope this helps.

    IT was rented by the bedroom by the scumbag agent. They wanted it to be a single family home with one tenant. I am sure the neighbors where much happier with one family.

    I had better shit, one day our landlady knock on door with a letter telling us we need to pay last 6 months rent. We had huge Pickachu face. Asked her to come in, she was pissed, we showed her all bank statements. She apologies prefussly. Couple days latter we found out from her the state agent didn't f ucking pass our rent. They thought landlady will not do anything while they bullshit their way around. She wasn't only one. Agency closed down, court case is still on going 4 years later, she and other landlords didn't get money so far

    Your concern should not be, whether a person is homeless. These are ADULTS. If they choose to be homeless, that is their choice, not an agents! This is beyond ridiculous. We had 3 homes we rented out. The tenants knew when we expected rent, so we could pay the mortgage, so they would have a nice home. If one is a landlord, the job to vet a possible tenant, fell on me. I made certain things were perfect, and expected perfection in return.

    If the property doesn't have an HMO licence..the landlords are at risk of legal action from local authority. It's so sad for the tenants 😢

    I’ve dealt with a dodgy landlord myself back in 2018 the day I moved into the property there was a gas leak,he denied it was his house I had to pay a gasman to come and sort it,the boiler was in the loft and to get to it I had to stand on the bannister….even when I was 8mths pregnant,months after moving in the garden wall collapsed he never got it fixed…in 7 years I had 2 gas inspections,the cooker was in when I moved in and had a dodgy hob which 1 day decided would work and ended up in a housefire where we lost everything that’s when I found he had spent my deposit on one of his many holidays and tried to trick me into signing over the house potentially making myself homeless!! Ended up with me n my 2 sons homeless and separated for 2 months until put in temporary accommodation and then moved to where we are now about 6 months later

    I can't imagine how the two women stayed in the first dwelling. They were first pinching their noses, then breathing feeely after complaining of the horrible stench emanating from the house. I would have to put on a hazard suit, gloves, a mask, and hair covering in order to remain in that house.

    There is a big risk that the tenant has some type of bond with the agent. They often place out family members to help them out in their scams.. so i bet he put his cousin in there who now can go ask for housing benefits - free money, for that property... They just moved on from used cars to properties..

    Also the property was NOT an licensed HMO. Meaning rhe owners could cet in HUGE legal troubble if they let the tenants stay. It's only allowed to be rented out to a family. Not as an HMO. Life is not fair. But the landlord cant take future fines, legast costs etc just to let ALL those people live there. They are legally not able to let them stay.

    It’s estate agents that are the problem most of the time. I have been renting out properties for a long time. I manage my own properties now as I’m absolutely fed up with agents. They are nothing but thugs in half decent clothes. Smooth chit chat but thick as two planks. And to add to that, they are liars like no other and won’t honour any agreement if it affects them financially. I had guaranteed rent issues……two guys from a contact sorted that out within days, at very reasonable cost, after the agent flat out refused to give me a penny and was aggressive to me. I manage my properties and all my tenants are superb. I realised that it was the agents that were creating issues.

    Agent is the problem here. My sister had problems with agents. She lost a lost of money and sold everything off in the end to be free of dishonest letting agents. Tenants trashed the properties. £15000 in repairs. It's all over now. She is free at last. Never again my sister said. What should have been a straight forward business ended up with a big loss.

    The sublet people do not care about your property. It is all over the internet. Get some trusting person to let you lease with a sublease possible clause and then split up house into bedrooms and collect triple what you are paying. Walk away when done with lease. All you paid to homeowner was rent and a security deposit that was only one months rent. Walk away with twice as much. Homeowner now has to repaint and repair out of their own pocket. A scam.

    I had this trouble when i had many flats tenants caused so much work after years i sold off all the properties i had a team of builders working fulltime either repairing cleaning out etc so much damage and filth from tenants .

    I used an agent for a property. They bullied me into tenant demands which were outside the contract restrictions, and let the tenant stay on rent free when i told them to finish the contract, as he breached it. When i returned from abroad, the property was like a squat. That was in Bristol. Appalling. But i caught them with a breach of contract and won. You have to have time and patience, otherwise you'll lose out.

    So dont the letting agents do inspections. In Oz renters have to have inspections of the home two or three a year and one drive by inspection once a year. The renters are held to the highest scrutiny.

    Anyone who is in that situation needs/deserve helps... It can happen for all kinds of different reasons and unfortunately it is judged horrendously by lots of people. Hoarding has been classed as a mental health condition so it does deserve compassion. Lots of people who have had rather traumatic backgrounds end up in similar situations ~ not all end up stashing rubbish, though! Some can end up with excess amounts of clothes/books/collections/etc. It takes a lot for someone to ask for help

    For that to work, the housing would all have to be Council owned. In private rental, the house is the OWNERS property. They can sell it, or whatever, whenever they need to. Many own these houses, as future pension pots, so sell when they retire. Rightly so !! It's ridiculous to summise that a person can rent someone else's house, and just remain there forever.

    That grand daughter needs to make sure the property never gets in that state again. She should move the boyfriend out for a start. The rent for the Patels may be hard to recover as I bet the porsche is in the personal name of the man not the letting agent limited company. If possible always get the rent paid direct to you so letting agents cannot hang on to it.

    Just found this series, and at a pretty opportune time for me. I've been tossing around going to a cooler climate and doing the RV thing and either renting my house out or doing an Air B&B for travelling medical people for the hospital that's right around the corner.     The letting agents in the u.k. seem to be not all that professional. I’d say they really need the legal court system look into it. Sounds as though renting or buying is getting wore instead of improving. In the u.k. l hope it improves in the next 10-15years. I realise it seems along time. Honestly l hope it improves for honest tenants, as well for the landlords. I live on the east coast of Australia. 😮😊

    Here in the united states of America we have courts When you are being evicted the landlord or owner has to take it to court no one comes out to collects money but our sheriff's officers comes out to serve you eviction notice
