Eviction expert Paul helps an old friend evict a hoarder. In Wigan, letting agents Karen and Gemma act on multiple complaints from neighbours about a racially abusive tenant. Elsewhere in Darwen, letting agent Paul is approached by a new landlord.
This series follows the eviction specialists whose job it is to tackle tenants who can’t, or won’t pay the rent, and local authority housing offices tasked with going after rogue landlords. We also follow the work letting agents dealing with problem tenants. From a weed farm in a three-bedroom Blackburn semi, to drug addicts in a Blackpool bedsit, to 25 migrants squeezed into a suburban London home, Nightmare Tenants Slum Landlords, delves into dark side of Britain’s housing crisis.

    Barry was our landlord for about 10 years. He was such a good landlord always looked after us checked in and said hello. So sad to see what happened to him

    Would never allow someone to rent a property with a history of payment issues and troublemaker. That lady tenant is using the system to live free everywhere she goes, making excuses that things are broken when they aren't then the criminal tenant does not allow the contractor in to fix the items. Laws are useless.

    @@eli1985 she only gets away with it because landlords and agents charge you for the checks but don’t actually do them! So they deserve her in both cases, she doesn’t want a private rented she wants social, because it’s for life and 60 times cheaper!

    @@paddy1144sadly there’s a flip side to that in that some people like myself are great tenants. Landlords often don’t upkeep the material parts of the property yet you have to continue paying full rent. I’d say a lot of them fail in their duties. Ive had to privately rent for over 25 years so can say this with absolute conviction. Add to this, agencies who have stringent rules that allow great tenants to slip through the net on apparent affordability. On paper under their rules, I couldn’t afford to rent many of the properties that I have rented outside of an agency. Never missed a single payment. Never a late payment. Could provide years and years of proof but agencies don’t want to know. No common sense. Proof of earnings and meeting their affordability criteria, doesn’t mean you’ll pay. Proof of having paid consistently does.

    Here renting in West Australia - since forever. Every home has been paid on time, quiet & kept incredibly clean. Personal standards clearly differ 🤷‍♀️

    Blue blocks are the Clorox or other toilet cleaners that you put in the tank to help keep the bowl cleaner between brushings.

    I wouldn’t hire John Bartram to let out anything! Every time on here he has put in the worst tenants. He is hired to take care of the landlord’s interest but it always costs the landlord money. Worst property manager I’ve ever seen. This is why I prefer to take care of my own and do a proper vetting of tenants.

    His business model is probably renting out to the UC Claimants, to fill the all the HMOS that are in blackpool these days. So hes gonna get the junkies and the alcoholics filling some of them. Saying that, when labouring years ago in blackpool - some of the rooms they say are fit for purpose, i wouldn't let my dog live in. Many many run down properties in Blackpool.

    As the owner of an exit/bond cleaning business here in Australia, I can believe the disgusting state some people leave these properties in. They usually owe rent and do a midnight runner leaving the property full of rubbish and unwanted furnishings etc. The things I’ve seen could curl your toes! And yes, typically these type of properties are full of unused cleaning products 🙄

    Private rental is a nightmare, we were made homeless because a neighbour who didn’t like us was best mates with the landlord. She worked nights and we had the cheek to have children who played outside during the day in the summer. We caused no issues, work full time and paid in full on time. I’d never go back to private renting

    these days a lot of people need to get work whenever they can, including working nights. If you have kids then you need to respect other people too and get your kids to go to the local park or play elsewhere.speaking from experience it's horrible when you come off nights and get woken by kids.

    I am realising just how lucky I am. I'd *hate* to have to live in a tiny little room like the hoarder. Perhaps having to exist in something smaller than I keep guinea pigs in, made him mentally ill and started the hoarding. There should be a law about dividing up a single dwelling house and turning little rooms into self contained units. That's all about maximising profit, not having any regard for the unfortunate humans who have to live in them. Victorian slumlords did the same. It should be law that a minimum square metres applies per human. That way slumlords like her wouldn't be able to get away with expecting someone to live in one tiny room.

    You can make money but you just have to choose reliable tenants and get a letting agency to do the work. I've been renting for 10 years in different properties. My current place, I've never even met my landlord but i pay my rent every month on time.

    And yet plenty still become landlords. It is still extremely profitable to be a rent seeking parasite. There are still huge numbers of people in the UK who don't work an honest job and instead choose to live off of the labour of their tenants.

    Hoarders can be a major safety hazard. That is a major fire hazard and puts the other tenants at risk.

    Here in the states if they don't pay rent when rent is due you have to pay late fees and if you don't pay it still the landlord starts the eviction process then and you have to go to court and pay the back rent and court fees and you can't move back to the property

    Issues of houseing need to be addressed. Stop building expensive homes and build for people who havent got the means to buy houses. Heard a 'property guru' say he can legally buy council houses with the discount - this is one of the issues that needs stopping.

    In Spain years ago, the old man below us would go ballistic if he heard us walking on the floor. The floors were tile and our shoes were mostly leather-soled (not rubber). He would accost us in the hallway and wave his cane at us. We ended up moving to another apt owned by the same landlord. There was no heating, so we had to wear shoes or slippers on the cold tiled floor.

    Do you not have to pay a deposit/bond in the UK? I pay rent weekly and my bond Is 4 week's rent, don't get it back if there is damage or stuff left behind.

    Of course we do. Some landlords even ask for a deposit equivalent to six weeks or 8 weeks rent. And if you've inflicted damages on to the property when moving out, your deposit will suffer. And guess what - nowadays, particularly in London, landlords are asking that you must be earning at least 3 times of the rent.

    ​@@jbh666 Some tenants are put in the property by the social services or the council and have not rented it directly from a landlord or letting agency, and thus haven't paid any deposit. In addition, some landlords in poor areas do not insist on a deposit, as they know perfectly well that their potential tenants haven't got any chance to be be able to pay a deposit even for one week.

    @@jbh666 In addition, most of the tenants who are evicted have failed to pay their rent. Therefore, the landlord uses the deposit to compensate for the unpaid rent in the first place, rather than using it for repairs.

    Is that Blackpool letting agent for real ?, that place is a hovel, saying the tenant has caused all that damage and it needs fully refurbishing at considerable expense to the landlord, it’s clear to see although dirty filthy drug addicts have been living there that property has not been decorated for years, it’s carpets look ancient.

    The UK laws are ridiculous! 3 weeks allowed to collect possessions after eviction is insane. I visited Blackpool a year ago with a friend from the UK. What a god awful disgusting city. Nothing but drugs, alcoholism and massive crime rate

    ​@@nellymoo635 yeah i agree, blackpool did used to be a great place to go to, i live further up north, 2 to 3 hr,s away & blackpool in the 1980s & early 90s was great, i haven,t been there for about 22 year.s, but other people have told me that its no where near like it used to be, but no where is as good as it was back then in the 80s & early 90s, but i,d still like to see the place for my self, & one of these days i,ll jump on the train.(cos these days i,d rather go by train than drive. You can just sit & chill out on the train, & get up & have a walk to the loo etc or the catering car, or maybe just to stretch yer legs or have a napp) i,ll go there either late on this summer or maybe next year, & book into a decent b&b for a couple nights & just have a walk about & a couple pints, somewhere. Back in the 1980s we would stay all afternoon in the tower lounge, & everyone you met & chatted to were allways friendly, & i can,t remember there being any trouble, it was great, they definatly made a mistake when they did away with the tower lounge, but maybe cos these days a lot of young people dont know how to enjoy themselves without the use of drugs, drink was more than enough for us, they were definatly happy times & are now wonderfull memorys.

    Yes ld imagine that proberty investment is biggest in profitable in the u.k. excellent question why is there so many landlords in the u.k. ld say there postive and negative to being a landlord. I feel so sorry for the woman has a loving husband that has a stroke. I had a restive had a stroke she was quite elderly. Once the proberty had been cleaned. As a suggestion maybe be very selective who she has as tennants. I live on the east coast of Australia. 😮😊😊

    Do the Tennant's have to pay a rental bond of one months rent. This is held and used to offset damage and cleaning if required after the tennants departure.

    Why would you give a tenancy to someone with payment issues, i has to have a rigourous background check; supply 4xbank statements, give two named references and work history before i was offered a tenancy ih and an in depth interview...I am lucky though as have great neighbours and a good landlord, then again ive been a model tenant.I look after my home, pay my rent on time and c9mply to any work that needs doing. It goes both ways if you respect your property then the landlord will respect you and be more approachable to get work done in my home.

    I dont get why they dont do it like here in Australia.. if you leave a house owing any rent arrears, you go on the national tenancy database.. it shows the amount you owe and who to. Straight away, you're blacklisted by all landlords and real estate agents.. if you pay it, they will remove you.. but until then, you have no hope of getting another place.. our eviction process is easier to do. It's very rare that it gets to court or enforcement.. that hoes on the database to.

    Yes but you also get private landlords in west Australia who know how to take advantage of single mums and a justice system that lets the LL get away with claiming wear and tear costs and falsely claiming damage when they’ve done no maintenance and I mean refusing to do repairs, letting himself into the property anytime he wants etc.

    If they move out as soon as they get the initial Eviction paperwork, the Housing Dept will class them as "Intentionally Homeless" & refuse to house them.     I used to live in apartment when i was young - the noise from washing machine at night is not a joke. And children jumping and yelling. The dream of all my life was to live in own house and since my dream came true u give me FREE apartment i will not go there. There is no noise in a separately standing house with a big yard around it

    I had to move out due to a crazy women in flat above banging floors at 3am everyday for a year and making false complaints to my landlord, after me 2 more tenants moved out within a year due to her and justice was finally served 🎉

    I was in a similar situation years ago but the guy had mental health issues so his case workers worked with him to resolve things. He would put the TV and radio on at 3am really loudly and I wasn't getting any sleep. He would also bang loudly on the ceiling and speak loudly to himself. I make a record of it all.

    The LLords can take these types of issues to Court to place a Court Order against the Fleeing Tenants Benefits or Wages to recoup any loses if they have all the Tenants Relevant Financial information to do so☝🏾💯 ( Their Benefit and HMRC Numbers )

    In the U S we are thoroughly vetted by the homeowner. First,last and large cleaning fee's are required. If you mess up the next homeowner you want to rent from will know your rental history. No playing around.

    Yes these tenants were a nightmare especially the drug users. I would have liked to have seen the before pictures as they don't seem like they were to good originally. The bedsit room was awful, he was a hoarder not a wrecker. That small room wasnt fit for a dog.

    Why doesn’t the courts make these kind of people pay. They get evicted and they leave, great Now they have an eviction on their record and owe the land lord money. Make it so they can’t rent another place and take money from their checks unemployment, social security, what ever they are living off of..

    This programme is irritating me, some of us are decent tenants with terrible landlords. Some houses rented out are absolute dumps. I pay my rent and been waiting years for very basic standards to be fixed, and it’s been years since I had a gas check….meanwhile the rent is going up. I’d move but who knows where next.

    As the tenant it's your responsibility to file legal action through the court if the landlord hasn't fixed any issues. You can't complain if you refuse to take the issue to court

    Yes it is. They could also just sell their second property and retire on the money from the sale, but they choose not to. Landlords are addicted to having tenants paying them rental income even when it is against their financial interests. It is a power thing I think.

    Medical care yes, social care like carers is means tested and older people often have to sell their properties to pay for carers and care homes. If you have your own home you generally aren't entitled to much as that qualifies as savings.

    Eviction.needs to start after a month. 3month inspections to make sure house is clean also.Make a clause on the lease that I rent is behind 1month you will start eviction .Easy !

    My landlord gives a 2 week late rent extension after 30 days passes. You have to go down to the office and request the late rent extension. If approved then the rent must be up to date and paid in full or they serve the 30 day notice. After 30 days if you don't leave then the landlord has to file the eviction through the court. Sheriff serves you and you have 14 days to move or you'll be physically removed by the police. My landlord inspects the property every 6 months, plus a random fire alarm inspection. It's difficult to get away with trashing the property when the landlord is repeatedly inspecting
