Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I have been searching for a better script. I was just telling my assistant today that if there was a way that I didnt have to tell the consumer that I was a Realtor, I could get past the hang up. This is Perfect. Real Estate is always changing and our scripts need to be changing. Id love to hear the video for expired calls and neighborhood dials

As a freight broker it’s almost impossible to find hot leads and when you make a call it goes through screening process
Hey Brandon, I am a new realtor, I am starting to get leads that are 3-6 months out. Must say some guy on KZread who knows his stuff mentioned absentee to me... so thank you! Anyways I know you were saying follow up every week with phone calls but I can't think of what to say when I call them without bugging them? Thank you!
I like your scrip Brandon I read it in your book. I noticed you dont ask if the property has been listed by another agent. Is there any reason why you dont ask the owner this?
Are divorce leads considered transactional or pipeline? I noticed that wasn’t a mentioned lead pillar in your free training (which was AMAZING 🚀)

I did try this however I did run into one Home Owner who laughed and said don’t you think you should disclose what company you’re working for first and even after I disclosed it and I handled objections she said she still doesn’t feel comfortable to give me any business so I’m not really sure how to proceed.

What about "hot" leads that just registered with us and we call them back do you use the same opener?
First thing you teach any Beginner or struggling agent …is to “cold call” don’t give up 35% to your broker again for a lead that you yourself can generate! Cold calling is as old as time do 3 a week, you won’t regret it.

I am having hard time finding leads and the leads I find are no help
We are in the listing business and we do cold calling. We have many customers who want to sell their property for cash, as well as some commercial property sellers. What should we do with these customers?

If you can get them at a discount: 1. Buy them yourself. 2. Partner with investors and buy them together. 3. Build a list of investors who buy cash, sell to them. 4. Commercial investors have a different mindset and data points than resi investors. Speak to an experienced commercial real estate broker and partner with them (co-list) I have done all of these myself. I’m a commercial real estate broker and investor. However, you must divulge that you are an investor that also holds a real estate license. You must also divulge that - if you are buying yourself-you should not take a commission. Also, make it clear that you are not representing them as an agent in the transaction, you are only acting as an investor. Finally, clear it with your broker before you do any of these things, so you don’t run afoul of your broker’s rules. You’ll earn a profit when you later flip the property. You can’t be their fiduciary/agent and also the investor. You can get sued.
