The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.

I get such worries too. I'm 60 and retiring early. Already worried of the future and where its headed, especially in terms of financies and how to get by. I'm also considering making my first investment in the stock market, but how can I do so given that the market has been in a mess for the majority of the year?

For you to grow your portfolio in today's market, you really need to be coachable and willing to get off your high horses. I for example, have managed to grow mine from $150k to 300% of my initial deposit within the past 8 months just by copying trades from a broker that has better skillset and technical know-how than me.

I know of teams who make 4,000 contacts a day using VA’s and collectively take 20 listings a year.

Hey Brandon! Part time agent here, I absolutely love your videos! I listen to them every night after my prospecting calls. Question for you, I’ve been focusing heavily on new and old expireds, and circle prospecting. From the past 2 months, most of my appointments and one of my listings have come from circle prospecting, being that my market is very active with a lot of people always buying and selling. I use Redx and typically have a lot more contacts when I circle prospect rather than when I call new and old expireds, even though I call expireds for about 1.5 hours a night, and circle prospecting half an hour per night. If you were me, would you focus more on circle prospecting in order to have more conversations? Let me know. I appreciate your feedback God bless!

New to the channel and I love it! I’ve learned a lot. I do have a question for either the owner of the channel or any Real Estate Professional out there who sees this! I’m a new agent to a new city and do not know anyone my age looking to buy or sell real estate so I feel naturally behind the eight ball. My current brokerage also doesn’t have leads to give to agents so I unfortunately don’t have that luxury either - that being said ; I would love some input on outbound marketing on a minimal budget!

A friend made an out-of-the-box suggestion to me. If you get 'stage fright' making calls, get a job at a call center. You'll get trained and paid to overcome your fear.

Working at the call center is not the same as making calls on your own. you have to create your own accountability to make the calls yourself. People come from inside sales and call centers all the time and fall flat on their face when they have to make calls by themselves

how is it possible to increase your contacts per hour? I only have about 2 months worth of data, have called every day mon-friday from 8-11 and can only average 4.2 contacts per hour - seems like a metric we cant influence since it's entirely dependent on the other side actually picking up - any advice? Also, not sure how much this plays into it but I'm only getting 1-2 expired per day and have had 2 FSBOs in the last 3 weeks and FRBOs are about 1 or 2 every 3 days - everything else has been old expireds and absentee

Your information is mostly correct. Your number of contacts per hour in for calling fsbos, expireds, and frbos DOES NOT go up just because you're experienced in calling. The pick up rate doesn't magically go up to 10 per hour just because you're experienced. That's non sense. Pick up rate has ZERO to do with experience if your comparing lead to lead source. Apples to apples. Expireds in my market is average 5-7, fsbo 7-9, circle prospecting 12 on single dialer, 15 on triple dialer. These average numbers don't change based on "experience". And for the record, yes I've kept track. 👆

I only get a hand full of expireds and FSBO’s a week in my market, so it’s tough to make 20+ contacts a day just based off those. I started circle prospecting and it has helped my daily contact rate go through the roof. Door knocking counts too!

@@MoeToOFFeR Basically cold calling or door knocking a neighborhood and speaking to home owners who don’t have any lead to buy or sale in the near future. Expireds and FSBO’s are more direct and effective, but circle prospecting is effective too, just takes longer time to convert typically.

@@lifeofrico I just started circle prospecting about 3 weeks ago, and from it, I have two listings, 1 warm buyer and seller lead, and a few looking to do something 6 months to a year from now. I started a weekly email about a month ago to help follow up with these people, I haven’t had enough time to see the harvest from that yet.
