You touched on taxes but much of the problem is local taxes. Both the City of Madison and Dane County are high tax. You also forgot terrible public schools and tons of homeless people.

How bad are they? Gimme an example, if you could. I've got family around there but haven't really inquired about the tax situation.

@@Migwelp our prior house in the City of Madison is assessed at $380k. Here are the 2023 property taxes - DANE COUNTY $960.53 CITY OF MADISON $2,700.44 MADISON METRO SCHOOL DIST $3,031.99 MADISON TECH COLLEGE $252.86 Total Taxes: $6,945.82 This is on a 1900 sq ft, 3 bed, 2.5 bath house on about a third acre. To me this is ridiculous especially considering the schools are terrible.
