I've lived in Madison for 24 years, it's great, I love Madison! I love it, but to just dwell on the few bad things about it for a moment: • the homeless beggars can be aggressive (the city is very safe overall though) • Most mid-priced restaurants are of low quality • Lots of marijuana, lots, it’s everywhere • traffic is bad bc the lakes bottle things up - lots and lots and lots of street construction • Housing and rents are too expensive • Good luck trying to find a dine-in coffee shop open after 8 p.m. - The winters can be brutal, but just like any Midwestern city

I'd like to advise anyone from another state who is thinking of moving to WI, not to do it. We don't need your kind comin in here trying to change things. We sure don't need any more of those dang republicans coming in here trying to take over and tell us how to live. We like to mind our own business and we don't like being told how we should live. If you count the Mississippi river as shoreline WI has more shoreline than CA.
The guy sounds like he could be from WI but the lady doesn't. If you're moving here from another state and from a big city Madison is going to be an easy adjustment because Madison probably has more non-Wisconsinites than any other place in the state. Madison is not typical WI. I sure never though of people doing much hunting around there. I've lived here all my life and I never saw a deer hanging on anyone's front porch. Usually it's hanging from the rafters in the garage. They don't leave them hanging for long.

A couple of things you didn't mention. Wisconsin is probably the only state where you can order a brandy old-fashion and you will get a perfect one every time. Also, if you are dining out on Friday, don't forget to make a reservation. We have the world's biggest fish frys here. We are the only state with the trademark "Supper Club". Enjoy!

really guys? or course its Beautiful City, YOU PAY FOR IT!!!! So not worth all the high rents and the houses pricing! Life is not about paying high price, its about simple happy life! Madison WI is So overrated and overpriced! If you are a person that does not mind paying half of your monthly paycheck or even more than that then of course Madison is for you. Think again. Is it worth it?
If you are driving at night looking for cars - good idea, looking for deers - a must. Along with other cars and deer, WI is a leader when it comes to drunk drivers and you are just as likely to be hit by a drunk driver as you are likely to hit a deer. Property taxes, they will drive you of your home.

I will disagree with the Illinois driving situation. I work in Wisconsin and let me tell ya, Wisconsin people are aggressive drivers who tail and want to fight if you don’t move over for them. Really!?!!

I grew up in Madison and moved to Memphis in 88. The cold has kept me gone 😆 I had a paper route as a teenager and remember throwing paper in a windchill of 55 below zero 🥶
Moved away from 💩y weather and the politics!! Moved south where people are wonderful!! We love the southern hospitality!! Those summers can be pretty humid and buggy, as well, up there. Those mosquitos are enormous!! 😆

Born and raised there, spent the first half of my life in Wisconsin and moved from Oconomowoc in 1990 to Arkansas. Sounds like it hasn't changed much...lol. Suprisingly there are a lot of similarities between the states. Cheese is a priority food here although not as good, mosquitos are just as crazy. Humidity is about the same only hotter temps. Deer hunting is a lifestyle here as well....lol. Blessings.

An interesting angle might be looking at people who are moving back to Wisconsin. We moved to Florida twenty years ago. At the time we came down, I connected with a recruiter to help in a job search. I remember when I told her I was from Wisconsin she said "You're not going to be without a job long. When employers down here find out you're from the Midwest, they snatch them up." She was right. I had a job pretty quickly after. Now we've bought a second home in Wisconsin and plan to retire there. For family, friends and the people in general.
Hey! We’ve had friends move to other areas of the south and employers had the same view of Midwesterner’s there too. Our friends were also surprised at the lack of the willingness to put in a good days work down there. The midwestern work ethic is one thing that makes Wisconsinites unique!

Current inventory is a fourth of what it was in 2008 and the millennial population hitting peak home buying age is here, even with more inventory there is more demand lined up over the next 4-5 years.

Loss of demand is where the risk lies, not supply.
Demand will continue to be high, and remained high these last 2 years when rates popped even though people thought we would see depreciation we saw home values continue to rise due to high demand...millennials hitting peak home buying age will keep demand up for years to come.
People who need validation like this are usually living in fear because they just bought a house or a few houses and know the housing market crash is imminent
I don't know where you are, but in Australia we're currently bringing way more immigrants than my building houses. Supply and demand says that will cause house prices to keep going up and people will pay because they need the places to live

You two clowns must not have lived here all your lives. There is no humility in the summer except for maybe 1 week. We have June, July and Winter, and construction in the summer. We need to fix the roads because all the Flatlands are getting out of Illinois and coming here. The only bad thing is we don’t have toll roads to charge them to use our highways. Yes we have mosquitoes but they are our state bug. As far a bars, every college town has more bars that grocery stores. Your in Madison the largest college town in the state. In the 70’s Playboy magazine did a rating of party colleges and they didn’t list UW Madison because “they didn’t feel it was fair to compare amateurs to professionals “ Deer hunting is a generational thing Dads take their kids hunting because there dads took them hunting. God made malls for women to get away from their husbands and go shopping just like god gave us deer hunting so we can get away from our wife’s for the weekend.😂 You see more blaze orange jackets on a barstool than you see in the woods. 🤫 I will put up with a few cold and snowy months in winter than sweating my butt off in Florida or AZ in the summer months.

Let's see. Companies bought up huge amounts of homes, and when they go belly up, they hit the market?? Also, you're only explain supply and demand, NOT a crash. A crash isn't going to happen because homes hit the market. That's just a buyers' market. A crash happens when homes out price their worth, when people can't afford them. Which is coming.
Affordability is a two headed monster right now...1) Huge increases in prices the last 4 years due to historically low rates during the pandemic which drove inventory to all time lows creating unreal appreciation and high prices. 2) Elevated interest rates - We have been in an elevated interest rate environment for almost 2 years which did create affordability problems for some and drove them out of the market, however there were plenty of others that were still able to afford the homes which kept demand higher than supply. We will most likely see lower rates in the next 6 months making homes more affordable and bringing more demand(buyers) back into the market. If affordability would have caused a crash I think it would have by now, I could be wrong. I think a correction or a slowing would be a good thing and could be possible, but a crash with huge price reductions I don't see happening.

There are more millennials than boomers currently. Many millennials already own homes but about half still don't and Generation Z are starting to buy homes sooner than the Millennials did. We may see some additional inventory as boomers downsize and pass away but I don't think it'll be enough to cause a crash.
