    At this point I'd forget about legal proceedings and arrange for "Carl" to have a visit from some local boys. Might not get the money back but he'd never walk again and might think twice about ripping off anyone else.

    I don't understand how these landlords let it go so far. If I hired an agent and they did not remit the rent to me I would have them in court after the first month. I would not let it go on for an entire year. I'm very patient and understanding but mess with my livelihood/money/property and all bets are off.

    The laws in the UK need to be amended! Really! I'm a landlord in South Africa, with more than 22 Tenants, and not a single tenant would skip a single month of rent, not 1! They would be out on the streets sooner than you can say homeless! And our courts are inundated with criminal cases, they don't have time for delinquent tenants!

    Despite being owed £20k , She still didn't learn from her lesson. Because after the guy said he'll get back to her in a months time... It's only after 2 months when he didn't get back to her... only then did she decide to chase up on him!

    The truth is, you can't really trust anyone. The only exceptions are if you have parents who are selfless and will do anything for you, beyond that, I don't trust anyone 100% where someone could ruin me or take advantage of me.

    Lettings agents do have to operate to legal requirements and this sort of thing makes me really really angry because these damned dodgy agents give us honest agents a bad reputation as we get tarred with the same brush. I have operated for 12 years, openly and honestly, working hard for my landlords and my tenants and doing everything I can to make everyone happy and to operate legally and totally above board. It makes me want to scream!!! Most agents are good people, please don't condemn us all. And I love my job but I have to admit I am looking forwards to retiring next year! Paul, you are spot on about checking out your agents credentials, it's not difficult and can save a mountain of pain. Keep up the good work. And bad agents... go boil your brains, idiots!!

    PG: I am very sorry to say that I have dealt with over 30 different agencies all around the UK, and ALL OF THEM WITHOUT EXCEPTION have been pretty bad, whether buying or selling, all they are good at is lying ‼️ Trying to view a property? Oh the owner has not given us the keys: is away on holiday ... and so it goes on. Selling: no-one has shown any interest ... but when I swapped to another agent I had FIVE viewings lined up ... I've even phoned about a property and refused a viewing, so I said I would make an offer and was told very bluntly "You cant put an offer in on that property" (but NAEA states all interested parties should be treated equally and offers can be placed right up to exchange.) You need to jump on the other side and see the REAL life of agencies 😠😠

    Does piss me off when i hear people saying i cant afford two mortgages. Ok so you have one already for yourself and now youre not happy with what youve earned and want more so get a second one you cant afford and pass on the cost to someone who rents because they really cant afford a mortgage so you get two houses at the end of it. Its greedy simple as that youre inflating costs to people who will never own a property and are shocked when they fall on hard times. That was only directed at the chaap who said her cant afford to pay two mortgages. Its simple DONT BORROW MORE THAN U CAN AFFORD. Instead of relying on minimum wage or close to people that can barely scrape by. Its totally wrong people not paying their rent but some peoples greed catches up with them and then they cry about it i have no sypathy. Idiots absolute idiots.

    Why let an agent take a fee for doing nothing but paperwork. If the house is up to standard at the time of renting, the chances of needing the agent is slim to none. So you’re paying 10% of the rental price every month for them to print the initial contract.

    It depends on how close you live to the property e.g. very common down south to buy a house of north and pay 8-10% to a letting agency to manage. Worth the cost and time of travelling up and down

    As a Registered Landlord with 2 Councils since 1984. I take exception that this programme which seems to treat ALL Landlords as if we ALL are Scum! This is NOT true. Would I have continued in Business for over 35 Years? The answer is NO. Another aspect is the couple who were 1st time Landlords, who quite frankly had NOT ONE CLUE as to how be Good Landlords, OR even just Landlords! What a silly way for them to simply buy a property 350 or so miles away And only step foot in it first time once problems with Tenants/ Police etc. Obviously they did NOT choose a Reliable Experienced Letting Agent . Who should have inspected their property every SIX weeks or so. Carefully checking EVERY room & cupboard / both sides of All Mattresses etc. They then should have forwarded their Report of Property Condition to the Landlords!It beggars belief that so many folk are trying to become Private Residential Landlords without ANY experience nor Knowledge of the latest / up to date government requirements / legally required items! No wonder their tenants do NOT show RESPECT to them.

    Here in the province of Quebec, Canada for exemple if the tenant is 3 weeks late on the rent the landlord can file for an eviction and 4 to 6 weeks later the tenant is out on the street. Also you don't need a lawyer, just maybe a bailiff to serve the tenant with the eviction documents and it cost a few hundred dollars, not thousands like in the UK.

    Paul I sure could have used you a few years ago when I had a terrible tenant. He had the gull to tell everyone that would listen to him that he owned my house. But he really didn't know that he was talking to friends who knew better and informed me of what he had been saying. He ended up breaking many of my concerns in my lease with him. And he ended up doing a runner. And I got him in court where he couldn't lie because of all the people he had been talking to one of those people was my attorney who as I mentioned knew better and knows what is what and who is who. I got my money and damages plus legal fees. I then had a new tenant that still is in the house and she has a huge hug and a cup of coffee for me when ever I visit or go to babysitting for her. Yes I will mind her children and she appreciates her landlady

    Was watching an earlier episode where it says the law had changed regarding domestic squatting but not commercial, where I live if you break into a commercial property its called breaking and entering, also whats stopping me from going to rob my local pub at 3am, getting caught and simply saying I am a squatter???

    I sorry but its her fault that it got to £20,000 in unpaid rent. Why did she wait so long? The first thing I would do is take over the management by seeing the the tenants and instructing them to pay me directly instead of the agent or face leaving the property when the first month rent did not arrive from the agent and then pursue the agent for the missing rent. How can you owe £20,000 in rent only to take action at that point? pure laziness comes to mind.

    I don't know how long ago this video actually is, but the admistration to get the judgment has been speeded up. However, makes me wonder if this is criminal aswel. I think the reason landlords don't pursue legal action sooner is the process and legal cost. However, he has actually stolen twenty thousand pound of someone money. The British Court isn't as sue happy like the USA. And if they get a judgement and he does a vanishing act it could take years to track him.

    Goodness, if you cannot even trust the letting agents, what does one do? People have no morals any longer. Just shameful. Sorry she waited over a year to do anything legally about that criminal. These types get a judgement but they don't pay or they shutdown their business and open a new one with different name.

    This is an interesting (albeit a bit narrow) series but, having seen many episodes, the series is heavily tilted towards dealing with bad tenants rather than bad landlords. I've just seen three consecutive episodes on TV in which all exclusively feature dealing with bad tenants, I would doubt very much that there is any episode that only features dealing with bad landlords. Even the ones with a mix of the two are generally more about bad tenants than bad landlords.

    This whole letting agent thing is a weird concept. We don't have them in Hungary, where I live. You colkect your own rent.

    I don’t feel sorry for landlords. They need to do a monthly inspection and if a tenants rent is more than 10 days late then out they go.. Why doesn’t the courts change to help landlords.. People who rent , rent for a reason. They can’t get a mortgage and their income is probably low and paying rent will probably be a job..

    I really like Paul Shamplina and more power to him, but I always wonder why some landlords just don't bother to take out landlord rent guarantee insurance and thoroughly reference some of these scum tenants before letting them in their properties. And if you do both these things you don't need an agent.

    I feel bad for this poor woman because the legal action would have cost her a fortune as well….he is a thief
