How much are the HOA fees, and are there additional resort fees?
Beautiful house but is missing that 1/2 bath that is so important so visitors don’t have to use the bathroom in the bedroom

Not necessarily. It just means you are pre-run for gas. It is MUCH harder to go from electric to gas than the other way around!

Newer 55+ communities do seem to be a bit more....but they also offer superior amenities and many other perks of that type of community. Most find it is well worth it in the end. Thanks for watching! What did you think of the layout and design?
Is that right the 55+ home not allow younger adult living with you?

Not exactly...you can live in a 55+ community if you are not 55 years old. ... Residency restrictions are spelled out in each community's Rules and Regulations and you may be able to live in the community if you are under 55 as long as you are living with a spouse, partner or in some cases caring for a senior like a parent.

It can be confusing....so my best advice is that once you are interested in a specific community, like Four Seasons, we can reach out to them specifically because each community can do things a bit differently even if following the mandated 55+ 80/20 rule. "There continues to be confusion concerning what is often referred to as the 80/20 split. HOPA states that the minimum standard to obtain housing for persons who are 55 years of age or older status is that “at least 80%” of the occupied units be occupied by persons 55 years or older. There is no requirement that the remaining 20% of the occupied units be occupied by persons under the age of 55, nor is there a requirement that those units be used only for persons where at least one member of the household is 55 years of age or older. Communities may decline to permit any persons under the age of 55, may require that 100% of the units have at least one occupant who is 55 years of age or older, may permit up to 20% of the occupied units to be occupied by persons who are younger than 55 years of age, or set whatever requirements they wish, as long as “at least 80%” of the occupied units are occupied by one person 55 years of age or older, and so long as such requirements are not inconsistent with the overall intent to be housing for older persons."
You talk way to fast if you are selling to 55 plus people You need to slow down s bit your way to anxious in your presentation, I know I present to companies Slow down and walk thru each room and present the best features of each room.
