When it comes to structural integrity Jamaican residential building have long met and even surpassed the standard of many developed countries. The block and steel structure of the foundation and sidings and the hurricane proof/resistant features of the roofing of many Jamaican homes make them able to better withstand certain natural and accidental disasters as compared to those of other countries. With regards to the design aesthetics, fixtures and other amenities Jamaica has been making an effort to keep pace with international standard and in keeping with the taste and requirements of the purchasers. This development seems to tick many of the boxes. Thanks for sharing guys.

The concept is a good one however i know of similar where promises were made 16/20 years ago. Investors moved in with regret; sadly the wait is ongoing. I only hope this isn't one of those developments because it seems developers can promise everything and deliver very little or nothing because there is no accountability.

First time I see a development like this in Jamaica 🇯🇲

Love the peace and tranquility of being in the hills of St. Mary, yet just about 30mins from the Ocho Rios town. Nice choices of homes designs on good lot sizes within a fully gated 24hr security, and with onsite medical and grocery store facilities sounds great. I like that a community pool, bird sanctuary, etc will be added it’s definitely going to be a beautiful development when completed. I think the DelPratt did a feature on this same development a year or so ago with a model home. But now I see much more homes going up. I’m very interested! Will be following up.

Big up family, I dont understand partial wall tiles in bathroom it doesnt make sense and is cheap. Water goes everywhere as it gets steamy etc so best to fully tile. Houses are nice enough but location puts people off as they want to be near ameneities, things to do etc looks a little isolated. Frosted shower enclosure looks dated and cheap

The best affordable housing development I have seen in all your videos so far. Why? The houses are on good size lot, compare to other property I've seen. The only thing I would do is make mine more luxurious, especially the kitchen and washrooms with beautiful furnitures. Thanks Delpratt Family for showcasing this property once more.

The island, though a lovely addition, cramps the kitchen space. The entry door needed to make a statement and may be better opening inwards since most will enclose the patio. Those extra large windows are unnecessary and actually robs indoor space - will limit options for where you can put your bed or entertainment centre for example. Didn't need the bathtub but a larger shower... Energy demand is handled but what about water supply. Driveway pavement should be extended to the side of the house... just minor details that can be tweaked for the other units. Overall, love the sanctuary.

I also found thought that the island was crowding the kitchen. Those windows are not practical to clean or for any semblance of privacy.

What about planting Your Own vegetables at the back and beautiful flowers at the front. Forget about the Swimming Pool. The location is cool enough.

I love this jouse I am from st mary but I have never visited farm hill but after watching this video I am so eager to go have a closer look before securing ny spot with no doubt this place is all that I hDbin mind as a place to just relax and retire so now number 1 on my bucket list is to get one of these homes the only thing is you just ca not get enough info on howvto maje down payment as to purchasing this place if you advertise the place we are going to want to talk to uou and not some random man with an American accent who is not even based in jamaica please make communicating with the actual seller much easier I need to speak with the right person who I can even negotiate with What if I want to visit the property before putting a dime up front first? You might be mistaken. There’s a whole community being built there. The drive is about 20 mins and off the main from Ocho Rios town as stated in the video.

I was unable to find any information regarding Developments on their website. It only lists real estate properties for rent or individual sale. 🤷🏽‍♀️

You can get a story building in Gambia for less than half of that 🤷🏾‍♂️.

A few more feet would have accommodated another floor. Also, I thought that French doors had large glass inserts? Anyways, these homes are not priced for regular Jamaicans (straight expats and returning residents).

This house has way more potential. The scaling is good height wise. The entry door needs work. Im also not a fan of how you enter the master right from the living room. Also not a fan of having the living room and dining room in one

How can I put up a down payment on one of these homes? I tried contacting locator zone but a man with a very deep American accent answered the phone I would like transparency if I’m buying anything in Jamaica especially as house so I’d like to talk to someone that’s I can understand better

Apparently you can't even look at a place there you have to have proof of income proof of down-payment and pre approval. Yes those things are easy, but what if your still just looking. The lawyer fees are also extremely expensive. You may have the funds but getting a developer or an agent to assist you seems to be very hard

The finishing touches on this house is super horrible. The niche, baseboards, rounding off the edges of the countertops, too much window space and that wooden ceiling. You guys doing real estate in Jamaica needs to travel abroad and take some overseas ideas before starting building houses. That house is loaded with flaws. Even the closest door handles installed incorrectly. Not bashing you guys, just sharing my opinion. I still like the video and love the location.

Good quality window treatments will cost a fortune and they will be needed for privacy and to keep the sunlight from ruining furniture and fabrics.

They have been trying to sell this place for so long. Over 5 years now😮

When you doing real estate, Such as building houses. You can’t just do buildings for your own likings, You got to be aware that others have different tastes. So… my advice is just don’t go making and selling houses without doing a proper research. To the delprat family, can you guys give these people some advice on how it is done?
