THERE'S SO MANY HIDDEN STIPULATIONS INSIDE THE PAPERWORK. AGAIN JUST BE CAREFUL.

Kerry, how did you come by this info, i am purchasing a home there now as a matter of fact in the closing stage. I have a lawyer and went through all the stipulations and by-law and that was not in the paper works. There are a few air-bnb there already and have been doing well. Thanks for the info, I wil certainly double check and ask this questions to be certain. thanks.

I am happy that places have stipulations that don’t allow air bnb. I’m looking to relocate there and would love to have true neighbors surrounding me and my family. I totally get what you’re saying though so you know what you’re getting into based on your plans for your property.

Delpratts, you guys are a reputable business couple. Please be careful with who you endorse products and other business for, because reputation and perception is everything. There are comments on this post and other videos from people explaining problems with purchasing in this development; I hope the developer would post a video explaining what is going on. These units have been listed for 3-4 years now.

The most thing I like about this video is your delivery and your professional clarity I enjoyed every moment, you guys are so convincing, I want to buy the house right away. Good job.

They need to fix the roads going into this property

Well, it has no space for a dining table unless the buyer is going to convert the den to a formal dining space. The living room area is small with no entryway.... it's just too small for the price in my humble opinion. The person who staged the house did a good job still.

These homes been selling for over 3 years now. Wondering why?

I love this property. The only things I would change is to have gutter around the house and to have an entry door from the inside which lead to the laundry room. Wat if yuh fraid a duppy a nite time? 🤔 🙆🏼‍♀️ 🤣 🤣 🤣

Sounds like US priced houses.

I wish they would have passage or entryway, I don't like stepping straight into the living bedroom are. To me living and front room could be much bigger, I love large open modern. If my late parents were alive I would purchase that for them, more mature but lovely home 🏡🇬🇧🇯🇲😉

Too much clause,someone who was interested in purchasing back out,n had mentioned it...eg.if u buy the house 🏠 n use it as Airbnb,u have to give them a percentage monthly 🤔 20% down payment is required (alleged)

@@wowfactor2615 my down payment was 10%, I initially thought so as well. The 20% is for people buying cash, my lawyer told me its 20%, 20% half way through the process and full payment at the end.

@@user-kr2rk4rc8y I am with you, i was wondering about that too, Phase 1 is sold out and phase two starts in april 2023. One thing i can tell you is that they are slow in their process, especially if you are overseas. my Process is now in its 4th month.

@@satos5169 this is not true, the down payment is 10% at the beginning and another 10% 60 days later. We were interested in these homes but backed out after reading the agreement with our attorney. The info about the Airbnb is listed on the website under “Investor Package”. The realtor confirmed the fee is $564 USD per month. It is for the service provided for Airbnb renters. These are one of nicer properties of new developments in JA but there were too many red flags for us, including the fact they are still selling 3-4 years later. Not too mention they would not refund the reservation fee after giving our lot to someone who else and telling us to pick another. The owner of the development contacted us after seeing our review on KZread. He acknowledged some of our concerns. However we still chose not to move forward. We stand by everything we stated. This comment is not to deter anyone from buying. Please do your own research and make your own informed choice. Also, we love the Delpratts and will continue to support their channel.

There are lots of problems with some of these newly built development houses. One is the fact that they are built without gutters and that causes the fascia boards to rot and attract termites. Be very careful.

I've been interested in buying this development but it rarely see a development take so long to sell. If the developer had offered more land space or a more reasonable price $30 million max these would have been sold off long ago.

Premium is a relative term. It's hard enough to keep reputable companies honest I wouldn't trust this if it were my last opportunity. Something about this has scam written all over it.
