So, of all the many neighborhoods in Plum Canyon, why did we focus on Avalon, Mirabelle, Sierra and Victoria? First, they were built by Toll Brothers, a very popular builder, at least here in Santa Clarita. It seems that buyers have confidence the homes are of good quality and quite attractive. Next, there is NO MELLO ROOS, so this is terrific news! As us locals know, most new home communities here in Santa Clarita come with a Mello Roos.
The homes in Mirabelle and Avalon are ungated, but situated together to the north of Skyline Ranch Dr. The homes in Victoria and Sierra are gated, but situated to the south of Skyline Ranch Dr. The Mirabelle and Avalon homes were built first, beginning around 2017 while Sierra and Victoria were finished around 2021.
Another difference is, the Mirabelle and Avalon homes are more traditional single family homes with front and back yards. The Victoria and Sierra homes are actually considered to be detached condos with small patio sized backyards. This offers prospective buyers with different options to choose, depending on their own lifestyle choices.
Of course, there are two HOA recreational areas, the nearby Plum Canyon Park, schools, shopping and more.
