A new steel frame prefab home will be available in 30 days! I've been following the latest and greatest homes available in the prefab home industry for a few years now and some of the companies I talked about when they were in concept phase are entering production. Metaligna Modular is 30 days away from releasing their new small foot print modular with dimensions of 14 feet wide by 28 feet wide. After first finding this company last April I decided to make the trip over to Ottawa to see their facility, check out their progress and find out more about the new prototype. I can’t begin to understand why all housing isn’t steel framed for that and many other reasons! Our building codes are ridiculously antiquated!

True, but not a home I'd want to be in when an emp hits the earth, a magnet for electricity. An all wood cabin is a safer bet.

Great job Kerry. Still seems expensive to me for something off a factory-controlled mass-produced production line. These are just a few straight walls and some basic electrical and plumbing. There's nothing here that's time consuming to construct. I guess all things considered, anything put out by anybody in this space should be compared to Musk's Casida build, no? Grade of materials, cost per square foot, + shipping + install. That's the game. Aren't they around 50k installed? If you're going to collect all this info, would be nice for you to develop some type of standard grade/table/charting systems to compare all these manufacturer's options against Casida and others. Maybe a pros/cons listing too. That's where the best value becomes self evident. Remember Sear's catalog kit homes?
This home, as portrayed, appears to be spacious and not cramped like many others on the market. The price is reasonable compared to other companies. Thanks for bringing this to us. Great job!

More than $250/ft isn't "reasonable," it's stupid expensive. Boxabl is between $133-$150/ft. This market is still priced like a niche market bleeding the early adopters. When it scales and gets real competition and burns through the price-insensitive early adopters, you'll see prices much, much lower.

@biscaynediver costs for everything here in Canada are a lot more than in the US, including building materials and wages. There's not a snowball's chance that any manufacturers in Canada could produce anything close to the prices that Boxable or other manufacturers in the US can.

@@musingwithreba9667 Sure they could. The only input cost that really needs to be higher in Canada than the U.S. is labor (no escaping the excessive tax burden). Aside from that, Canada absolutely has more abundant natural resources, from lumber to iron ore. In rural areas, cheap land for factories is just as available as in the U.S. If your government wanted to be business-friendly, it could create enterprise zones, attract next-gen robotics, etc.

I really like the layout - great separation of living room and bedroom.
I added up the numbers and it's 376 square feet for $75,000 US. That's about $200 US per square foot. Kerry: Would you please talk about energy efficiency in your future videos? Steel frames may be very efficient to fabricate and assemble, but it takes special effort with the thermal breaks to make a house energy efficient.

Len great comment Our homes have continuous insulation surrounding the home making them more efficient than a tradition wood stick built home. Also with less movement and an inert design our homes stay air tight for a lifetime

IMHO, the use of Zip-R exterior sheathing would solve/eliminate the thermal bridging issue and add to the R-value. This would definitely be a differentiator (as is the steel framing) worth promoting to potential buyers.

@@michekids these items are not tradeoffs they are all considerations Many studies have shown that the shrinkage of wood contributed to more energy loss than thermal conductivity of any type of material steel or concrete. Good building practice is to always have continuous insulation on the exterior of any framing

Just a warning you may need a crane to get this in a backyard Terry you should do a video on crane access to residential streets sometimes the municipality will not allow certain sizes of cranes into the city or even the neighborhood just saying ..I i had an interesting call from a modular home company when i inquired about putting a prebuilt in my backyard ...

Great video and content for the times where many are seeking alternative housing.I’ve been contemplating container homes, but was concerned about things like structure integrity and insulation especially in a hot south Florida climate. I like the esthetic of these models and especially the construction process. Anytime I see that metal can be used in place of wood I definitely am interested.. You’re a great marketer for this topic which you seem to take the time to research in depth. One of the best, if not the best video I’ve seen regarding the growing market. I’m a fan for sure. Can’t forget your brilliant sense of humor and good looks. A+++

With prices barely above Boxabl, they seem like a good option but I am curious, how about 1) Shipping cost/solution that Boxabl has, significantly lower than most modular home companies. In other words, would I spent $25k getting one of these down to Texas vs Boxable for $5000? 2) Boxable includes interior appliances, as a day-1 ready montra, so if those things need to be added to this brand, that's another $5k to alot for too. (i.e. fridge, wall mount A/C, washer/dryer combo, dishwasher etc) Would be nice to see a deep dive comparison as I described.
🎉loves the prices , choices as even there other models are less than 600 sq ft yet roomy ! Ottawa is closer to Minnesota than most other offers in modular ! Love your focus n Aim as a driving force in affordable dwellings ! This is within range of most budgets ! Great 🎉job Kerry !

I like what this company is doing with the steel construction. As a tiny house speculator. I'm concerned about towing something that has the potential to come apart. Thank you for sharing.

@ 4:29 i would put the toilet closer to the bedroom, the shower behind the lounge and the vanity changed out to a deepdish sink in the same location. have a front loader on the room length bench closest to the shower. of course the bench will dip a little under it, to at least fit a storage draw beneath. spec fitted overhead cabinets above the toilet across to the shower. in a tiny box, space for storage is paramount.

It looks great, but when I look at these small modular homes, I look at their usability. There are no closets, where do the broom, vacuum sweeper, clothing, and other items go? I guess it's perfect for the short-term weekend guest staying out in the backyard. Then the necessities can stay in the other house. I'm wanting to retire and live in a small house that is functional. I am happy to see progress in the manufacturing of small dwellings though. I love watching your channel you are helping us all know what is coming out in the future. Thanks.

An elevator bed in Studio type is desirable for me. Also, situate my walk-in bathroom NOT in the middle of the dwelling; equipped with sunroof and exhaust fan, AND a window, a range hood is a MUST in the kitchen.

I definitely think the use of steel is a lot better than using stick lumber basically. Steel is much more structurally, sound and much more earthquake and storm resistant. And also the good thing about using steel if you can transport that whole steel shell a lot easier basically and then just place it on the property on concrete pillars or even stilts of concrete to elevate it a lot more or even put it on a Foundation

Great ideas! But is the steel frame suitable for really cold climate, as in most of northern Canada, where we desperatly need this kind of housing? Wouldn't it be possible to replace the pre-fab steel frame with other pre-fab structures that would cause less heat loss, i.e. recycled plastic beams, aircrete beams, etc? Also, in northern Canada we would like a wood stove installation, because the electrical grid is either unavailable or unreliable. Would be a good idea to design templates for these alternative features for northern Canada.

Just use outsulation , exterior foams and make sure it’s sealed properly and should function the same.
Love the content. Have a question though. What happens when it comes to repairs or maintenance with these types of homes? For example, a burst pipe causes water damage or there was a kitchen fire. Also, do insurance companies treat these homes like OG homes to insure them?

How does the metal structure effect cellular reception? I'm at a place now where the cell reception drops by 3 bars to 0-1 as soon as you enter the building.
They should come up with a flat rate for a well install and a septic install. This way we have an idea of total cost. No suprises.
Ah, Canada. Where you can walk away from your camera and it’s still there when you come back for it. They nailed that 1BR layout, I’ll be looking for a 3BR model. Does any other company use that steel frame machine/process?
MetaLigna is not just drawing conceptual designs, they are actually building it. They have built the same number of dwelling units as Boxabl has without the hype.
Gas stove! Wow this beautiful! This is it, perfect for my husband & I, he's disabled & I am. Wow yep, it must be unattainable, too expensive. I so hope not! Yep, too expensive 😔😔😢😢I'm so done looking......

Kerry all the houses you present are beautiful but could you seek out architectural plans and schematics for these kinds of houses? This could save a lot of money for homeowners who want to build..
Kerry, question please. Why don't any of these modular home floorplans have closets? Am I missing something?

Good point! However, housing in many other parts of the world do not have built in closets. Rather the expectation is that the homeowners will provide or purchase their own cabinetry. This can be an advantage because each individual has the flexibility to select the size and location according to their own needs and rearrange whenever they desire.
